Your Home. Your Future. Our Experience.

Buying or Selling Your Home “As Is”When you see a home for sale “As Is,” it typically means the seller isn’t making any guarantees about the condition of the property and is not going to make any repairs or home improvements. It may be that it is being sold “As Is” because a family member inherited the home, or the seller already moved and cannot coordinate repairs, or the seller just doesn’t have the funds to make the repairs or improvements.

As a seller, if you decide to sell “As Is”, make sure you disclose any issues in the Property Disclosure statement. Be prepared to sell at a lower price with the possibility that the seller may still ask for a credit for repairs.

The buyer may be an investor or someone who really wants to live in the neighborhood and may not qualify for a more expensive home. They are willing to do some work but they also want the home at a discount (beyond the cost of the repairs) for the inconvenience and the fear of the unknown.

As a buyer, make sure you conduct a thorough inspection. You are buying the house without any warranties. Basically what you see is what you get. And whether you are buying or selling a home “As Is,” always contact an attorney for a thorough understanding of the legal impact.

If you’re thinking of buying or selling your home, or know anyone who is, please contact me. I’ve lived here for 19 years and I love our neighborhood!

39th Ward ReportON MONDAY, MAY 25, a shooting occurred around Hamlin and Berteau. Any shooting in any Chicago neighborhood is unacceptable. However, it can be even more troubling when the violence occurs in relatively safe communities. At the time of this letter’s deadline, the 17th District Police believe that this was an internal

gang conflict and are conducting an active investigation.

It’s been said that Chicago has two seasons: winter and construction seasons. As we are entering into the construction season, we anticipate a number of large projects in the 39th Ward. We will keep you updated via email on locations and detours. I know these projects can be disruptive. Thank you in advance for your patience.

On Monday, June 15, the Chicago City Clerk’s office will be selling City Vehicle Stickers and Residential Zone Parking Stickers in my 39th Ward Public Service Office (4404 West Lawrence Avenue) from 1:00 p.m. to 6:00 p.m. With the new staggered expiration dates on the city stickers, this sale is only for those with vehicle stickers expiring in June and July and seniors (65+) with June

expiration dates. You will need to bring your driver’s license, along with the renewal form from the City Clerk or your vehicle registration.

My 39th Ward Public Service Office has joined forces with AT & T Pioneers to collect cell phones for the non-profit Cell Phones for Soldiers Organization. Funds from recycled cell phones are used to purchase prepaid phone cards for active duty military personnel, providing our soldiers with an affordable way to connect with their families. Drop off your used cell phones in the collection bin located in my Public Service Office. By donating cell phones, the community has an opportunity to give back and serve our troops.

Since the Wire won’t be published again until September, I want to remind you about an annual summer event. National Night Out will be held on Tuesday, August 4, in police districts throughout Chicago. Celebrating its 34th year, National Night Out was formed to promote police-resident partnerships and encourage community involvement. Details on activities in the 17th District will be announced at upcoming CAPS meetings and in my newsletter. I hope you can join us.

Best wishes for a wonderful summer. As always, please contact my office at 773-736-5594 or at [email protected] with questions or concerns.

Sincerely, Margaret Laurino, Alderman, 39th Ward

News From Irving Park Community Food Pantry By Craig Shutt

Walk with the Pantry on June 20th! The 30th annual Hunger Walk, sponsored by the Greater Chicago Food Depository, is being held on Saturday, June 20th at Soldier Field. Volunteers with the Irving Park Community Food Pantry will be walking the 5-k route to raise awareness and add donations to purchase food.

Registration opens at 7 a.m., and the walk steps off at 8:30 a.m. You can join the Pantry team at www.chicagosfoodbank.org (search for “Irving”) or through the link on our website (www.irvingparkfoodpantry.org). Each participant who includes our agency number (#A00113) on their form will earn the Pantry a credit from GCFD that goes directly into our food account.

Participants don’t even have to walk, just show up and turn in a registration form. That includes children and babies too! The event will include a variety of family-friendly activities, including musicians and performers. Students can receive volunteer service hours for participating if they contact the Pantry and arrange it in advance with Volunteer Manager Lee Stein at [email protected].

If you’d like to donate to the event, you can send a check made out to the Irving Park Food Pantry to the Pantry at 3801 N. Keeler Ave, Chicago IL 60641. Please indicate it’s for the Hunger Walk and Agency #A00113. Or you can donate at our site. However you do it, we thank you for your support!

The Pantry’s first class in the Project Home Grown program was held on Earth Day (April 22nd), with a second class on the same curriculum May 6th. The program, a partnership with Three Brothers Garden operated by Carlson Community Services, provides instruction through a series of classes through the summer on planting, transplanting, growing and harvesting produce. More than 20 clients attended the April 22nd class.

For the final class in September, members will join with the Pantry’s nutrition-seminar participants to prepare recipes using ingredients they grew themselves. The program provides all materials and supplies needed, through funding supplied from the ChiDitarod Foundation.

Representatives from the Puerto Rican Cultural Center continue to come to the Pantry each Wednesday to

publicize and answer questions related to the Affordable Care Act. We appreciate their efforts to educate our clients and encourage them to register for health care.

The latest series of nutrition classes, which included 14 clients, ended on May 6th. Recruitment for the next series began on May 20th. We thank instructor Alicia Theofanis from the University of Illinois Extension Program for conducting the classes.

Thank you to volunteer Mimi Nguyen, who cooked up a delicious Vietnamese lunch for volunteers after the pantry closed on May 13th to share her heritage. Her menu included fried rice, fried shrimp, noodles, egg rolls and salad. A very healthy, spicy and

scrumptious meal! Photo: John Psiharis

CICS-Irving Park SchoolOne Giant Leap Forward CICS-IP Director Karin Breo and Dean of Students Mr. Kuebler have worked with 3rd and 4th grade teachers

this year to launch three LEAP Innovations pilot programs. The LightSail, Lexia and ThinkCerca pilots identified and implemented personalized learning techniques with edtech products. These innovations promote advanced teaching and learning concepts at our school.

Paint the Town Red 2015 CICS-IP students who participate in the Chicago Children’s Choir after school program performed at the annual Paint the Town Red 2015 Concert at the Millennium Park Pavilion on May 21st. This event brings together over 4000 CCC singers who practiced all year and then come together for this event. It was a beautiful day of unity and music for all who attended!

Summer Learning Academy In an effort to prevent the “Summer slide” in our students’ academic skills, CICS-IP is offering a Summer Learning Academy from July 13th thru August 7th, for three hours each week day. We’re offering

targeted instruction on campus, and providing Anytime, Anywhere Learning online for our students.

Fighting Cancer The Leukemia & Lymphoma Society sent CICS-Irving Park a congratulatory note for our students raising over $2500 to help it in its fight against blood cancers. Well done!

Three Cheers! CICS-IP is working to expand our sports programs to include baseball and soccer. We have also had a Volleyball clinic, and we’re hosting a Cheerleading Camp on June 15-16.

St. Edward SchoolIt’s difficult to believe the school year is coming to an end. Thank you so much for all your support of our kids and school this year. We especially wish the St. Edward School Class of 2015 the best of luck in high school! Our students will be attending a variety of high schools including St. Patrick High School, Notre Dame College Prep, St. Benedict’s, Loyola Academy, UIC College Prep, Guerin Prep, and Intrinsic Schools. We look forward to hearing about your accomplishments.
