Site Description

Subject site is rectangular in shape and is located in the southwest corner of·us 90 and County Road 133 (Country Club Road). Frontage on US 90 is approximately 65 feet. Depth at the west property line is 107 feet. Depth along County Road 133 is 103 feet.

Subject site has access from US 90 by a drop curb and has access from County Road 133. The site is level with adequate drainage.

Utilities Available

Water by City of Lake City. Telephone and electricity by public utility. Sewage disposal by septic tank. Appraiser unable to determine location of septic tank.

Description of Improvements

Subject is improved with a convenience store, which was built in the early 1960's. The building contains 1,470 square feet.

The building has a reinforced concrete floor and foundation. Exterior walls are concrete block, painted. The single pitch roof is supported by steel I-beams. Roof cover is built up tar and gravel.

The center portion of the front of the building is plate glass windows with aluminum frame. Access to interior is provided by aluminum frame, glass door. The entrance and the entire front of the building is protected by a nine-foot overhang.

Interior has terrazzo floors. Walls are painted, concrete block. The ceiling is exposed roof decking, painted.

The front portion of the building is a sales and display area. There is a seven door walk-in cooler located at the rear of the building as well as storage area and two restrooms. One restrooms appears to be used f0~ ~~c~~0e. ~~~ ether is for employees only.

The interior is heated and cooled by:a central syste~.

Overall, subject building is in average condition. Building is functional for present use.
