HELLO NEIGHBORS! We hope everyone had an enjoyable summer and have been able to escape the heat!
WHAT YOUR HOA HAS BEEN UP TO THIS
SUMMER Your HOA Board managed the neighborhood website and Facebook page, responded to numerous emails, private Facebook messages, public Facebook posts, and website submissions, wrote multiple letters in response to mail received and complaints needing our attention, as well as a paperless newsletter edition and this newsletter, spoke with our police contact about suspicious activity, title companies, mortgage companies, realtors, auction companies, and our CPA on numerous occasions, met with our CPA in person several times, as well as all other board duties. The following are complaints on CC&R violations received this past quarter: Parking in yard, noise all hours of night, trash all over yards, suspicious traffic, and loose animals.
COVENANT VOTE In spite of our best efforts, once again the required quorum was not met. This means that nothing has changed in the restrictive covenants to address the complaints and concerns you have brought to the Board. It also means that we are unable to address said complaints and concerns. We will not be attempting the vote again.
NOMINATIONS It is time for everyone to submit their nominations for the 2016 HOA Board! CHBA’s By-‐Laws allow for homeowners to nominate a neighbor or volunteer for a position themselves. Nominees cannot be delinquent with their dues or have a lien on their home. Board members are to serve a term one year in length. We are definitely in need of nominees, as both the President and Secretary need to vacate their position due to transfer. There are 4 Board Positions: President, Vice President, Treasurer, and Secretary. You can submit nominations by mailing in the attached form, emailing it to us, or submitting the information on our website!
IMPORTANT DATES AUGUST 20: Last day for Nominees to get information to the Board for inclusion in Fall Newsletter LATE SEPTEMBER DATE TBD: Annual Homeowners Meeting and Vote OCTOBER 3: Semi-‐Annual Yard Sale OCTOBER 10: Rain date for yard sale

CHBA is pleased to offer an optional paperless communications newsletter! To enroll, fill out the attached enrollment form and send it in via email or snail mail.

Year to Date as of June 30, 2015: Alabama Power: $6,907.91 MAWWS Water: $164.55 Returned Dues Check Fee: $0 Bank Charges: $0 Mailbox Rent: $62.00 Drainage Ditch Cleanup: $0 Mailings/Newsletter: $346.57 CPA/Collections/Taxes: $3,000.00 Supplies: $187.74 Signs: $0 Landscaping: $1,500.00 Property Tax: $0 Repairs/Cleanup: $1,113.00 Insurance: $1,947.00 Legal Fees: $702.00 Total Expenses: $15,930.77 Checking Balance: $17,149.78 Savings Balance: $12,114.95 52 liens remain on delinquent homes for a total of $33,205.85 owed to the HOA. 2015 HOA DUES: HOA fees are due January 1st of every year. Invoices state “Due Upon Receipt” with clear late fee and lien processing deadlines listed. Late fees equal 10% of the balance, and are assessed March 1st. Late payments Post Marked March 1st or later were assessed late fees. Assessed late fees will remain on accounts, if left unpaid, and will be included on 2016 invoices. In addition, on April 1st delinquent accounts were assessed a $25 legal fee, and have had liens recorded. .

CLUBS & COMMITTEES Garden Club: The garden club had fun planting summer flowers and would love for you to join them for fall planting! If you are interested, please let the CHBA board know!
Architectural Control Committee: The architectural committee is looking for members! Please let the board know if you are interested! Neighborhood Crime Watch: We currently do not have a leader for this committee nor do we have volunteers signed up to be a part of it. Please consider helping keep our neighborhood safe by signing up!
