    Third Quarter News: Home Sales Still on the Rise!Te numbers or the third

    quarter o 2009 are in, and I havenever been more excited! Tenews is all good: Te numbero closed sales is growing

    by leaps and bounds, whiledecreasing numbers o newlistings contribute to shrinkinginventory. Prices also continueto be competitive, which I thinkhelps to uel sales.

    My point is, the SouthwestFlorida housing market issteadily improving, and thesenumbers prove it. Withnearly a two-year trend oincreasing closed sales, thereis every reason to suspect thisgrowth will continue. And as

    inventory decreases and thereis less selection available, prices

    will naturally rise to meet thedemand.

    What gives me the rightto be so optimistic? Well, or

    starters, the third quarter o2009 saw 2,196 closed salesin Naples, Bonita, and Estero,

    whereas the same quarter lastyear only had 1,497 closed sales.Tats an increase o 47 percent denitely nothing to sneezeat. Tis makes it the seventhquarter in a row to increaseover the previous year, whichis almost two years o straightgrowth!

    Also notable is the rate atwhich the inventory is dropping.

    Tere are substantially ewerhomes on the market in this area

    now than there was a year ago.For example, the number ohomes priced under $250,000has dropped 16 percent romthe same time last year rom4,429 down to 3,720. Tenumber o new listings on themarket is also dropping: In the

    third quarter this year there were only 5,121 new homes

    listed, which is 6 percent ewerthan last years number o newlistings.

    I do think it bears

    mentioning that one pricecategory actually saw an increasein new listings: Tere were 21percent new homes listed atless than $250,000 than thesame quarter last year. Tis issignicant because despite theincrease in new listings in thiscategory, the inventory actually

    went down by 16 percent, as Imentioned above. Tis actshould demonstrate exactlyhow well homes in this pricerange are selling right now.

    Also important is thesubstantial improvement in the

    new listings to pended salesratio. Tis statistic projects theuture o the housing marketsinventory: I homes are beinglisted aster than they are

    selling, inventory will grow. Inthe third quarter last year, there

    were nearly 3 new listings orevery pended sale, and duringthe same time period in 2007there were 4.7 new listings orevery pended sale. Comparethat to the third quarter o this

    year, with only 1.4 new listingsor every pended sale.

    Ingredients1 stick butter3/4 cup sliced carrots3/4 cup sliced celery3/4 cup chopped green onion3/4 cup chopped sweet green

    bell pepper1 cup sliced fresh mushrooms

    3 ears roasted corn, roast cornon grill then cut kernels offcob

    1/2 cup our3 cups half-and-half2 cups whole milk1 can chicken broth1/4 cup chopped parsley1 pound cooked and peeled

    shrimp1 pound special or lump

    crabmeat6 tablespoons sherrysalt, pepper, Tabasco and

    cayenne pepper to taste

    PreparationMelt butter in large soup pot.

    Add all vegetables and sauteuntil tender. Add our and blendwell. Add half-and-half, milk,chicken broth and then the restof the ingredients. Slowly simmeruntil creamy.

    Ingredients6 pork chops (3/4 to 1-inch thick)1 tablespoon vegetable oil2 tablespoons water or chicken

    including juice (about 4to 5 medium oranges)

    2 cups fresh or frozen cranberrieshot cooked rice

    Preparation:Trim fat from pork chops;

    brown chops in shortening in alarge skillet. Drain, if necessary.Add water or broth and salt;cover and cook over medium

    heat 35 to 40 minutes or untilpork chops are cooked through.In a bowl, combine sugar, cornsyrup, orange rind, orangesections, and cranberries; addto the skillet and cook 5 minuteslonger. Serve

    PreparationGrease inside of a 10-inch springform

    pan. Combine crust ingredients in a bowland mix well. Press mixture into bottom ofpan, forming the crust. Place in a pre-heated 350- degree F oven for 8 minutes.Remove and cool. Place cream cheesein a mixer bowl and using the paddle

    attachment, beat cream cheese untilsmooth. Gradually add sugar and scrapedown the sides of the bowl with a rubberspatula. Add the eggs one at a time intothe creamy mixture. When all the eggshave been incorporated, add the vanilla,continue mixing until smooth. Stir in the keylime juice. Pour mixture into the springformpan, leaving about an inch space fromthe top. Place the cake in a roasting panand fll the pan with enough water so thatit comes halfway up the side of the cakepan. Bake in a pre- heated 400-degree Foven for 20 minutes. Reduce the oven to

    350 degrees F and turn the roasting pan toensure even cooking. Continue to bake for40 minutes. Reduce the oven temperatureagain to 325 degrees F and turn roastingpan. Bake an additional 40 minutes.Remove cake from oven and coolcompletely. Leave cake in springform pan,cover with plastic wrap and refrigerateovernight. Unmold the cake the next day,slice and garnish with toasted coconut.

    that its what is driving the growth! A whopping 63percent o all closed sales in the third quarter werehomes priced under $250,000. Remember, this is thecategory that also saw the only increase in new listings,

    yet the biggest decrease in inventory. In other words,homes priced at a quarter million or less are extremelyappealing to buyers right now.

    In all pricing categories, though, it is clear thatprice is king. Te most competitively priced homesin each range are the ones selling the astest. Evenproperties priced at over $1 million are showingsigns o growth at last: Te number o closed sales inthis category increased 15 percent this quarter over

    last year. Since this is the rst time the sales in thispricing category have increased, it is dicult to say

    whether it will become a trend, but I think the increasedemonstrates that competitive pricing draws buyers inallprice categories.

    Looking at the numbers or 2009s third quarter, Idont think there is any room or debate: Te real estatemarket in Southwest Florida is showing clear signs osteady growth. Especially considering how quicklythe inventory in the $250,000-and-less category isdropping, I dont think such competitive prices will bearound or much longer!

    For example, a scam artist will gain access toSusans Facebook account. Te scammer will send

    an e-mail message to all o her riends pretending tobe Susan and claiming to have been mugged, injuredor arrested in a oreign country, and in need o somecash immediately. But in reality, Susan is completelyunaware that this message was sent out because shedid not send it.

    Believing that this message is rom Susan, herriends want to help and immediately ollow herinstructions to wire money through a money transerservice like Western Union. Later they discover thatthey sent money to a scam artist.

    Te ollowing are some tips rom WesternUnion to help you avoid becoming a victim o theseemergency scams through which raudsters prey onpeoples emotions:

    * I you receive an e-mail or phone call claiming ariend or amily member needs cash, take a step backand attempt to independently veriy the need. Call theperson on their phone, or call a mutual riend and nd

    * I you did send a money transer through Western Union, and realize that it was a scam,immediately contact the company at (800) 448-1492.I the transaction has not been picked up, it will bereunded to you. Contact the police i the money hasbeen picked up and le a report about the scam.

    * Be aware o questionable situations. Scamscenarios can evolve quickly and the way scammerscontact victims changes daily. Another scam similarto the social networking scheme that targets victimsemotional reactions involves phone calls rom peoplepretending to be amily members or authority gures

    who claim to be in need o money or medical assistanceor even bail.

    control their shots.What is good posture? Good posture is

    where the bodys center o mass is over thecenter or arch o the eet. Tis distribution oyour body mass and the proper spine angle,leg fex and clubs distance rom the body allplay into making a consistent pivot.

    bend rom the hip joints keeping the spineposition as natural as you can. Te knees fexso the center o the knee is centered overthe arch o the oot. I we were to hang aclub rom the ront o the back shoulder inthis case the right shoulder it would hangplumb to the ront o the eet. I we thentook a club and held it against our hip jointit would hang to the back o the oot. So inlooking in a mirror at your posture, your hipsare over your heels the shoulders are over thetoes and the knees are in the center o theoot or arches. Te clubs distance rom thebody can be measured simply by removing your bottom hand while maintaining yourposture position, spreading your ngers andthumb apart wide and with your palm acingthe ground you place the little nger to thecap o the club (the cap is the top o the grip)and the thumb to the body. We call this theone hand spread measurement, your hand oryour body. You will nd the measurements

    to work or all clubs in which the ull swingis being made.In looking at the photos A, B, C, D, we
