REALTOR®

We all know how the real estate mar-ket has fluctuated in the past fewyears. Most likely, we know some-

one who had to sell his or her home in a shortsale or lost the property to foreclosure. Whena home is valued less than the amount owedto the lender, realtors refer to this situation asbeing “upside down” or “underwater.” Thou-sands of homeowners in Florida are in this predicament. But today, the real estate market is showing

signs of improvement according to some re-ports, and according to two knowledgeableOrlando realtors: Claudia B. Panameno Ahmady and Gladys C. Thayer from theprestigious and internationally known Re/MaxPremier Properties. Re/Max is considered tobe the number one real estate company in theUnited States. Claudia, who has a BA in Communications,

is very optimistic about the real estate marketin Orlando. “In some areas in Orlando and Kissimmee,

the price of homes have started to increase,”Claudia explains. “In Hunter’s Creek, for ex-ample, prices that used to be $150,000 -$160,000, now we are seeing $180,000 -$200,000. The market is changing; before we had more short sales, and now the marketis divided between short sale, standard sale, and bank-owned properties. We are seeingmore standard sales, which means that those standard sales are increasing the mar-ket price.” Gladys has a BA in Business Administra-

tion. She is also optimistic and knows verywell the real estate market in Orlando. “I think that right now, there is a demand for

buyers and sellers,” says Gladys. “Definitely, it is more now than last year. Sometimes, anew home is on the market today, and it isgone the next day. The market is constantlychanging.”Claudia and Gladys have 11 years of com-

bined experience in real estate. They informhomeowners who want to avoid foreclosurebut do not qualify for a loan modification, toconsider a short sale. There are new pro-grams and incentives available, including

cash incentives for moving expenses. Theyalso inform homeowners to consult a real es-tate attorney and an accountant. This dynamic duo of realtors and best

friends, combine their experience, knowledge, passion, and integrity to provide the bestquality service to buyers and sellers. Theywork effectively together for the benefit of theclient. When a client wants to buy or sell ahome in another state or in Puerto Rico,he/she is referred to a Re/Max agent in thatarea. Many appreciative clients refer their families

and friends to them. These clients know that areferral is the best compliment a realtor canreceive.Claudia and Gladys are known as the

Power Team in the downtown Kissimmee of-fice of Re/Max. As busy as they are with realestate business, they find time to help theircommunity in various ways, and are very ac-tive in the church they attend. They are espe-cially devoted to the children’s ministry. Both Claudia and Gladys are bilingual

(English/Spanish), and they are Certified Dis-tress Property Expert (CDPE), ShortSale/Foreclosure Resource (SFR), and Ac-credited Buyer Representation (ABR). Theyfollow the strict guidelines of the Realtors’Code of Ethics. You can contact Claudia B. Panameno Ahmady at her office: 407-480-2183, Cell:407-595-2448, Fax: 407-480-2184 or e-mail:[email protected]. Web site:www.claudiaahmady.remax.com.Gladys C. Thayer can be reached on her

Cell: 407-738-1584, Fax: 866-832-2505 or e-mail: [email protected]. Web site:www.gladysthayer.remax.com. So, if you need to sell or buy in the next 60

days, call Claudia or Gladys. They work withpassion and integrity. Re/Max sells more realestate than any other real estate company.Re/Max stands for Real Estate Maximums. Re/Max Premier Properties is located at

Muchos clientes agradecidos refieren a

As parents, we are filled withjoy as we are handed ournewborn son or daughter. Webelieve they are the mostbeautiful, the smartest andhave the most potential of anyother child ever born. It is hardfor us to ever imagine thatanyone would think less of ourprecious one than we do. However, every day in our schools, chil-

dren are physically hurt, emotionallyscarred, and socially isolated - bullied.Today, bullying is not just taking place inschool, but is also carried beyond theschool walls through the use of technol-ogy in texting, Facebook posts, instantmessaging, etc.As the adults in our children's lives, we

must become more aware of what is tak-ing place. Some studies report that be-tween 15 - 25 percent of school agechildren are frequently bullied, and thevast majority are never shared with a par-ent or other adult. Why? Most studentshave been taught that tattling is wrong. They are told to ignore it, to “suck it up.”They fear that telling will only make itworse, and that no one will believe them. They also feel ashamed for not being ableto stand up for themselves or don’t wantto worry a parent, especially mothers. So, what can we do? First, keep the

lines of communication open, even whenyou only get a grunt or a moan as a re-

sponse, and keep asking questions. Sec-ondly, watch for the following: repeatedexcuses for not going to school and activi-ties or reports from school of skippingclasses, few friends, low self-esteem, de-pression, a drop in grades, stress, eatingdisorders or self-injury by cutting them-selves; to name a few. Discuss with your child what led up to

the bullying. There may be things yourchild has done/said that could havebrought negative attention to them. Workto correct those behaviors. If bullying con-tinues repeatedly contact your child'sschool for help. Meet with your child and atrusted school counselor, teacher or ad-ministrator. The other side of this issue is that as

parents we cannot ignore the fact that ourchild may be the bully. We must work withschool personnel, counselors or othertrusted adults to help turn this behavioraround. Ignoring this behavior will onlyperpetuate the same, and could lead todeeper issues in later years. “Not my child” should never be part of

our vocabulary. Expect the best but knowthat our children are learning as they go.Be there to support and build them up,but know they will make mistakes - it's afact of growing up. Carol Grosshans is the Middle School

Are You Suffering From Pain? I Can Help You!

Minor burns can be a major discomfort. There is a lot of false information about how to treatminor burns. You should know the truth about the three myths for treating burns.

How to Treat Minor Burns by Maggie Hawthorne

Cómo Tratar Las Quemaduras Leves

1. Put butter on it. Your mother may havetold you that butter is the best solution for aburned finger, but the truth is that this canseal in germs and cause an infection. Also, putting butter on your burn does not cool itdown after you have removed it from thesource of heat.1. 2. Treat it with ice. It may feel like sooth-

ing relief at the moment, but it’s important tonever use ice or anything frozen to treat aburn. The cold can affect your sensitive skinand cause more harm.2.

Use Neosporin or Vaseline with aBand-Aid. While they do not put you at riskfor infections as butter does, oily substanceshold in heat and keep your wound from heal-ing quickly. Also, a Band-Aid keeps the skinfrom breathing and could harm your burn fur-ther if applied too tightly.3. So, what are you supposed to do to treat a

minor burn? Run cool, not cold water, over it(cold water, like ice, can affect your skin andcause further trauma). Washing the area im-mediately with cool water will cleanse thewound of all the germs, and stop the burningprocess. Continue to hold the burned skinunderneath water for ten to twenty minutes.

Afterwards, wrap a clean, drytowel around the wound to keepout germs. Hydrocortisone cream canbe used after the wound has cooledto keep the swelling down. You can spread butter on bread but not on

your burn. The next time you have a minorburn, remember the correct way to treat yoursensitive skin, and forget about the threemyths.

these expenses are tax deductible.Get a business documentation list from

your accountant, so you will know exactlywhat to maintain throughout the year.

Be TenaciousStudies indicate that 95 percent of busi-nesses fail within one year. Some will haveno business plan and, consequently, willhave no direction. Others might have aplan but will have no goals to help see theplan through. A successful business willhave a good business plan and goals.Only the most tenacious people make

their businesses successful. They dowhatever it takes to meet the goals theyhave set. Successful business owners take a

proactive approach to solve any problem. They seek help, if necessary, and adjusttheir goals. The best small businesses have

employees who work hard. It is this tenacity that ultimately makes them suc-cessful. New business owners shouldmodel themselves after successful businesses.

Many people start businesses thatsucceed in the first years. What separatesthem from the failures are careful plan-ning, goal setting, and proper organiza-tion. Here are a few tips for creating asuccessful business.

Plan Your BusinessYou need a written plan, which is a sum-mary of your product or service, includingfinancial information, copies of leases, li-censes, and any letters that go to compa-nies, such as buyers and suppliers.A great resource for business planning

is the Small Business Administration Website: www.sba.gov. This site will show youhow to acquire all of the necessary incor-poration materials and other informationfor planning that are important to the suc-cess of any new business.

Set a Goal You need a goal setting program, andknow who your potential customers are.The business goal can be based on

gross sales, number of clients, and grossincome. You should consider the price ofall of your products and services. You

should deduct five percent for any unfore-seen expenses or losses. This should beyour goal. Break the yearly goal into twelve sec-

tions, representing a monthly goal. Breakmonthly goals into weekly goals. A weeklygoal might be to make fifty new contacts, hoping that some of these will becomecustomers. This is also part of a marketingapproach, which should be in your writtenbusiness plan. Weekly goals should be broken into

daily goals, which should include newcontacts. It should also include any otherinformation for your goal of making sales.Daily goals are similar to a to-do list. Thislist should contain specific items like mak-ing ten calls to new contacts, and follow-ing up with new clients.

Get OrganizedSome people would not be successfulwithout a secretary. When starting, thiscould be a partner or a family member. You will need to become incorporated,

and you will also need a tax ID. You shouldconsult a lawyer. You may need to rent anoffice or set up a home office. Many of

Estalista debe contener cosas específicascomo hacer diez llamadas a contactosnuevos; y darle seguimiento a clientesnuevos.

It turns out that the parents ofbaby boomers – the si lent gen-erat ion – may st il l be living up

to their name. Recent research re-veals that only 28 percent o fboomers’ parents say they regularlydiscuss money and finances wi ththei r family, and 41 percent feelthey haven’t discussed thei r f inan-cial s ituation adequately with thei rchildren. 1 So the responsibi l ity mayfall on boomers to approach theiraging parents about money-relatedissues. Whether your parents areonly a few years into reti rement ormore elderly these four quest ionsare a good starting point for impor-tant financial conversat ions.1. What do you want? I f your par-

ents are hesi tant to open up aboutthei r f inances, th is may be a goodplace to begin. Ask them what theywant and expect for the future – f i-nancial ly or in general. Gently in-qui re about the legacy they want toleave, including their wishes forthei r home, other property andvaluable possessions, as wel l asany chari table causes they’d like tosupport. Your parents may be reluc-tant to discuss these things, andmight not have even thought aboutsome of them. Reassure them ofthe va lue in communicat ing nowwhi le both part ies are st il l able.2. Have you thought about long-

term care? Perhaps the most im-portant part of this conversation isunderstanding your parents’ wishesif they can no longer care for them-

selves physical ly. Begin by askingif they expect to live in an assistedliv ing faci li ty or nursing home, or i fthey hope to l ive wi th fami ly underthese circumstances. Be sure yourown expectat ions and abil it ies arecommunicated i f they choose thelatter, or i f you may need to pi tch infinancia lly to support their medicalneeds. Ensure you and your par-ents understand thei r heal th insur-ance and Medicaid benef its, andask i f they have any type of long-term care coverage.3. What do I need know? Be sure

you know where your parents storetheir important financial and legaldocuments and if they have a wil lor wri tten power o f attorney inplace. Ask for contact informationfor any financial and legal profes-sionals they’ve worked with alongthe way, and confi rm you have theupdated contact information for ex-tended family members who youmay need to reach in the future.4. Is your retirement income sti l l

suff icient? I t ’s possible that yourparents may be struggling to maketheir ret irement savings last. Theymay have lived to be an older agethan they expected when they re-ti red, could be facing expensiveheal th care bil ls, or thei r invest-ments may have been af fected bythe recession. Being aware of theirfinancia l si tuat ion can help youboth set expectations for the future.Having these conversat ions wi th

your aging parents can be di ff icul t,

but often the biggest challenge isapproaching them in a way that en-courages honest dialogue amongmult iple family members. Considerworking with a financia l profes-sional who can help faci l itate theseand other conversations whilekeeping your overa ll financial planand goals in mind.

Four Questions to Ask Your Aging Parents

Page 32: CMD Magzine

Most individuals want to believethat they are immortal, andhave plenty of time to plan for

the future. Most people think they have allthe time in the world to make that Last Will& Testament that they have been meaningto get to. Truth is, none of us know howmuch time we have before we expire. We all hope it will be when we are older,

and have lived a wonderful life. However, there is no exact science that allows us topredict when we might pass away, and of-tentimes having your affairs in order is thelast thing on your mind. Do you know whowill handle your affairs if you passed awaytoday? Who would raise your children?Where would your spouse receive finan-

cial support? Where would

When I Am Gone Will Things Just

Carry On?Typically, when a person passes away,

their estate goes through a legal processcalled Probate. Probate is when a courtadministers a person’s assets and liabili-ties. This can be accomplished with a will(Testate) or without a will (Intestate). If you leave a will then you are essen-

tially leaving instructions to the court as towhom will manage your estate; what youwant them to do; who you want them toleave your assets to; and when you wantthis to all happen. If you pass away with-out a will, then the state of Florida has acode, which it will follow, and it will be upto the court to determine how your per-sonal affairs are handled.Usually, when a person passes away it

creates a lot of emotional turmoil amongfamily members. During the mourningprocess people are in an emotionalchaos. Some handle the grieving processwell, while others do not. Unfortunately, there is no telling how things will tran-

spire in the future, but having yourwill in place will definitely eliminatesome of this potential chaos.

When you have a will you areable to have things done your

way. You are in control ofyour final wishes,

and you are able to control a seeminglychaotic situation. Not all estates go through the probate

process, which has the potential to belong and tedious. With a little planning, probate can be avoided all together.Oftentimes, I run into clients that say,

“When I pass, everyone will just carry on.”Unfortunately, that is not always true. When we pass away we leave a legacy. The best way to show your family that youcare is to plan ahead, leaving a wellthought out strategy for them. It’s nevertoo late to plan ahead. So, why leave for tomorrow what you

can do today? You deserve to have peaceof mind knowing that your family is takencare of.If you have any questions, please send

your family live? I have seen many heartbreaking cases

in my practice that start with a very unex-pected death. The cases I have seen in-clude people who were in their earlythirties, enjoying their first child, or elderlyindividuals who have had the opportunityto enjoy their great-grandchildren. Thecommon factor among them, however, was that they were not ready to leave thisearth. Fortunately, with good judgmentand care we are able to avoid any unex-pected results.

Yo he visto muchos casos penosos en

electrónico a: [email protected] o visite nuestro sitio Web:www.rachelalvarez.com. Lcda. Rachel M. Alvarez, The RachelM. Alvarez Law Firm. 400 W. Morse Blvd. Suite 206, Winter Park,FL 32789. 407-970-2954, Fax: 407-264-8283.
