BY SCOTT MCGILLIVRAYAs a contractor and real estate

expert, I am often asked by homeownersfor advice on the best projects for theirremodeling dollars. While it's importantto first consider the purpose of theremodel (is it for yourself, for resale, oras part of an income-generating suite?),there are some remodels that haveproven to be reliable investments overtime. Some of these include:

Kitchens and bathrooms. Remodelshere top the list. High-end finishes, likemarble and quartz countertops andstainless steel or commercial grade appli-ances, are greatly coveted. Clever storageis desirable, along with home automation-- a new and growing trend.

Bathrooms. This one is simple. Thehottest bathrooms right now aim toreplicate a spa-like experience. Fromcolor and accessories to scents and light-ing, transforming this room into a relax-ation haven will maximize its appeal.

Basements. Basement remodels areamong the best ways to gain space with-out going the route of a costly addition, but the key is doing it right. Addressmoisture issues first, and hire profession-als for plumbing, electrical and mechan-ical work. Insulate with a water-repellantinsulation made from inorganic materialsto improve energy efficiency, and thenfocus on the finishes.

Insulation. Installing, topping up orreplacing insulation is one of the mostcost-effective ways to increase energyefficiency and save money over the life ofyour home. For exterior walls, basementsheaders, cathedral ceilings, and attics, I

recommend a product called RoxulComfortbatt stone wool insulation forexceptional thermal performance. Forinterior walls and between floors, I'm abig fan of Roxul Safe 'n' Sound for itsexcellent sound dampening qualities. Both products are fire resistant up to2,150°F, resistant to mold and mildew, and Greenguard-certified to the highestlevel for air quality.

Smaller fixes. Know that you don'thave to spend a lot of money to realize agood return. Can't afford a full-outkitchen or bathroom remodel? Considerpainting walls and cabinets, replacingoutdated hardware or fixtures andinstalling new lighting for an impactfulrefresh. When it comes to living spaces,it's amazing what a splash of color, somenew flooring, carefully selected acces-sories and strategic lighting can do forthe look and feel of a room. Save a littleextra by doing it yourself. With a positiveattitude and some elbow grease, you canmake a big difference with projects thatrequire low to moderate know-how.

Scott McGillivray is the award-winningTV host of the hit series "IncomeProperty" on DIY Network.

This is a great opportunity toreach more customers for the 2017season. It’s the best home showvalue in southeastern Wisconsin!
