    As society becomes ever more cashrich but time poor, a new type osecond home ownership has beengaining in popularity, namely rac-tional ownership.

    As its name suggests, it im-

    plies shared ownership o a prop-erty, typically between our to 12individuals, but unlike its dislikeddistant cousin, timeshare, the own-ers which actually be listed on thedeeds o the house. Originating inFlorida about 30 years ago, and now

    widely established in the US, rac-tured ownership is becoming in-creasingly popular here.

    Typical ractional lie visitorshave a time-poor, transient liestyle

    based around luxury and experien-tal discovery, says Fabrizio Harp-er, head o sales at Fractional Lie.They perhaps own an interest ina ractional lie property or belongto a private jet operator/supercar

    club already.

    their properties varies accordingto the region. In the United States,most people have two weeks annualholiday, and so that tends to be t ime

    the owners plump or, whereas inEurope it can be twice that.

    many places to consider. Some rac-tional properties are specically de-signed or leisure activities suchas a spa vacation or gol, but thereare plenty o city developments as

    Somewhere that has many years

    history o attracting people over genera-tions as a tourist slot, such as the south westo England, Provence and the Cote dAzurand Tuscany. High end destinations such asMonaco, Majorca and Madeira continue toappeal, as do year round destinations inclu-ding vibrant cities like London, Paris, Romeand New York. In all these cases, it is dicultto access ull ownership o a second home atentry level, and in many there is a shortageo properties and very high prices.

    The UK. In the past couple o years, we ha-ve seen the travel behaviour o people chan-ging and staying within this country. Withairline strikes, ash clouds, expense andheightened security measures, people arestaying close to home because it is becomingmore dicult and raught to travel abroad.In addition, a second home in the UK is ea-sier to get to simply because it is closer: you

    just have to get in the car. Devon, Cornwall,the Isle o Wight and the Cotswolds all lookappealing.

    London has all the dynamics o a big

    city which people will go to or business orleisure, and it is a destination people will goto, whatever the time o the year. Hawaii isalso seasonally well balanced and as such ayear-round destination, and U.S. mountainregions remain popular. Eventually, per-haps, Paris and Barcelona, but currently theprice per square ootage o property is nothigh enough to make it worth while or de-velopers. The two elements to look out or inattractive destinations are high hotel ratesand high real estate rates.

    Somewhere urban. Moscow,Shanghai and Hong Kong are all see-ing above average cost increases and allhave the perect blend o business and leisu-re, which attracts buyers who want one orthe other or both.
