LOCATIONChurch Walk House is situated in Childs Hill on the borders of Hampstead, north west London, in the London Borough of Barnet. The Property is approximately 6km (3.5 miles) from the West End and 7km (4.5 miles) north west of the City of London.
Finchley Road (A598) is the main thoroughfare through Childs Hill and 250 metres south of the property are a variety of local cafés and convenience retailers. 1km north is Golders Green town centre, where there are further amenities. The centre of Hampstead Village is approximately 1km to the south east. This attractive and affluent area provides a wealth of retail, leisure and cultural amenities and a wide choice of bars and restaurants.

Finchley Road, which merges into Hendon Way (A41) is one of the key arterial routes through North West London and there is a junction with The North Circular Road 2km north west of the site. DESCRIPTIONChurch Walk House is a cleared site which extends to approximately 0.42 hectares (1.04 acres) and is approximately rectangular in shape. It is situated on Church Walk, a quiet street running off Finchley Road (A598). It is bounded by, and fronts on to, Church Walk to the north east, with residential buildings adjacent. PLANNINGThe site falls under the jurisdiction of the London Borough of Barnet. There are no statutory or locally listed buildings on the site or adjacent and the site is not located in a Conservation Area. There are 3 individual trees and 1 group tree preservation orders (TPO) on site.
Planning permission (ref: 15/05969/FUL) was granted at appeal (ref: APP/N5090/W/16/3149976) on 19th December 2016 for:
“The demolition of the existing building and the erection of a part two, part three storey building with additional roof level and basement level to provide 35 residential units (Use Class C3), parking and landscaping”.
A unilateral undertaking under Section 106 contains an affordable housing contribution of £470,513. It includes an obligation to secure a Local Employment Agreement (LEA) and in the event that a LEA cannot be implemented, a contribution of £37,380. It contains provisions for an Affordable Housing Review, which by virtue of commencement of development (demolition) shall not be required. A CIL Liability Notice, and subsequent demand notice, for £684,697.01 has been issued by the Local Authority. The vendor has paid one installment of £342,348.51 so the remaining liability is £342,348.51. The Section 106 and documents related to the CIL Liability are available on the dataroom.
A Section 73 application has been made to amend some of the consented floorplans for the principal purpose of incorporating a new electricity substation. Please note that the area schedules and floorplans in these particulars reflect the Section 73 application.
