The most enchanting property that began life as a cottage in 1800 is hidden away behind high hedges and trees in its own little world, and yet just a stroll across the paddock behind the house is the Terrington St. Clement village primary school and church, with the secondary also there on the other side of the road. The current owners have brought up their family here over the last twenty-two years as well as working as an artist from home.

Once a CottageThe gravel drive sweeps through a gap in the foliage from the road, and leads you to what is effectively the back of the house where the stables and outbuildings stand. The original cottage was really quite small but the front elevation was added in 1834 which turned it into a fairly substantial house with a handsome façade of motley-coloured brick in Flemish bond under a terracotta pantile roof, now clad in the most glorious Virginia Creeper heralding the arrival of Autumn with its rich reds, and changing shades of greens. Sympathetic Hand“We have used quality paints, mostly Farrow & Ball throughout the house,” declares the owner. “They are such lovely colours and suit the property so well. Having said that, the drawing room is in Crown’s Tuscan Pink as Ointment Pink was discontinued, but the kitchen is Farrow & Ball Blue Grey, and the hall and stairs are in Matchstick.” It is no surprise that the owner is an artist, certainly someone with a very good eye and a sympathy for the age of the building has had their hand in decorating and furnishing the property. All the internal timberwork such as the doors, window frames and sills, the skirtings and picture rails (of which there are many), are in natural timber with a matt varnish finish enhancing the interior’s softness. “The terracotta carpet everywhere adds to the warmth of the house, which is what we intended, hence all the autumnal colours,” she says.

Original FeaturesThe current front door and surround – at the back – is another later addition possibly fitted in the early twentieth century. It is enveloped within an interesting detailed arch, set at an angle with windows either side. This welcomes you in under an archway to a spacious carpeted hall from where the stairs ascend, and glazed, arched double doors lead into the kitchen. The hall also leads off to the right under another archway to meet the front door put on in 1834. “We found the reclaimed arched pine doors and fitted them ourselves; have you ever seen such a huge rimlock? I lovingly restored it, as I did with the rimlocks on all the doors,” divulges the owner. “And look at the box for the servants’ bells; they’re all still in working order. There’s some fascinating history to the place, with Mr. Aubrey and Mrs. Mable Cave being given the house as a wedding present. She lived here till she was 100. And I met a woman whose aunt had lived here for some time – when exhibiting at a craft fair I handed out my card and, looking at it, she enquired: how come you have my aunt’s phone number?!”

Also off the hall, is a downstairs cloakroom with a lavatory and washbasin, a study, and a utility room. “The study was the original farm office,” informs the owner, “hence the door to the outside.” A painted panelled exterior door with a semi-circular fanlight above does indeed link to the drive outside, as does a window to the east, and opposite is an old fireplace. Beyond the study, the good-sized utility room with its painted terracotta floor, “is perfect for those leading an outside life,” declares the owner, “and the big shallow sink is fantastic for washing the dog. This boot room houses the boiler, and the marvellous old-fashioned clothes’ airer will be staying – there’s never any need to put on the tumble dryer! It served us very well as a tack room too.”

Very Warm HouseThe kitchen, through the double doors back in the hall, is a pleasant room of muted colours with timber floorboards, a black Rayburn, and fitted units lining the walls. A glazed door and window overlook a sheltered southeast facing section of the garden. “We always intended to knock down the outside wall and extend the kitchen to open it up and include a dining area in an orangery, but never got round to it. It may be something a new owner might want to consider; however, as it is, the kitchen is still a decent size and has fulfilled our family needs,” she says. Certainly, there is ample room for the scrubbed pine table, and lots of storage in the cupboards. “The Rayburn is wood-fired – we have plenty of seasoned wood from the garden - and has two ovens; it also heats the apartment upstairs, and a radiator in the hall. We have a (bottled) gas hob with an electric oven as well. The central heating is oil-fired and this is a warm house: when my husband lights the log-burner in the drawing room, and the open fire in the sitting room, it’s time to strip off into a swimming costume!”

The drawing room leads off one end of the kitchen and is a spacious room at nearly twenty-seven feet long, featuring curving supports to a very wide lintel where an old dividing wall must have once stood. There are exposed original floorboards underfoot, and two sash windows over the old front – a beautiful, private garden with a terrace and lawns stretching under an abundance of trees and shrubs provide superb vistas from every window. The owner’s sofas sit round the Hunter Herald multi-fuel burner (which has a back boiler that heats two radiators upstairs) in a traditional black fireplace, whilst their formal dining table and chairs are at the other end of the room. A door at the back of the room opens into the original hall by the front door, opposite which is the squarish sitting room painted in a cheery yellow which highlights the picture rail. A reclaimed, black slate and marble effect, Victorian fireplace with an open grate was installed by the current owners, and there is a continuation of the terracotta-coloured carpet, whilst a sash window overlooks the front.

Traditional Bedroom FireplacesMoving up the carpeted stairs, at the top you find a bay window above the entrance door below, illuminating the landing from where you turn one way through a wide opening onto an inner landing. This is lit from a skylight above, and, up a step, currently perfectly accommodates the owners’ magnificent burr walnut wardrobe. From here, either side are bedrooms one and two, each with an old fireplace, each with a sash window over the garden to the front. Another smaller bedroom in between, which also benefits the same garden views, is presently used as a study.

On the other side of the landing, the family bathroom has original floorboards and an old, half-glazed door into an extremely useful walk-in airing cupboard lined with shelves. The bathroom itself has a window to the side, a traditional fitted bath, lavatory and washbasin in-keeping with the character of the property. “We have stayed really honest to the house and not changed it to install en suites, as we have always liked and been very happy with the flow of the house,” says the owner.

A fourth bedroom is at the far end of the landing, a long room at over eighteen feet, again with a window over the front but also with one to the side, again with a bedroom fireplace. All the bigger bedrooms with fireplaces also feature original picture rails.

Self-Contained ApartmentA door between the family bathroom and the latter bedroom opens into a self-contained flat. This was created by the current owners so that an elderly family member could live here with the family but be self-sufficient, which worked out extremely well. It comprises a nice-sized sitting room nearly eighteen feet long with a feature fireplace and a window to the side of the property. On through, you find a kitchen/breakfast room fitted with base and wall units with room for appliances below the worktop which has a sink and drainer and an electric cooker with extractor hood above. From here on one side, is a double bedroom with a window to the side of the property, and on the other, a bathroom housing a traditional fitted bath, washbasin and lavatory with skylight above.

Annex Outbuildings

OutsideOne of the many appealing things about this property, if you hanker after an old place with history and character, is the garden. Its maturity and mix of a many varieties of trees mean it is very well sheltered and gives a fantastic display of colour particularly in spring and autumn. “We have yews, willows, acers with every shade of green possible, a magnolia, a Judas tree, and cherry blossom. These can be admired not only from inside the house, but also from the owner’s favourite place in the whole property. “My most favourite place here must be the terrace at the front. Reached through the old front door it extends the whole way across the front and is laid with old York stone slabs. It’s south facing so really catches the sun, and it is lovely to sit quietly out here with a glass of wine in the evening watching the dragonflies hover in and out of the Virginia Creeper climbing up the walls. My husband and I feel an oasis of calm in a thriving village aptly sums up this place. We see lots of wildlife from muntjac deer, to squirrels, and green and greater spotted woodpeckers in the garden. The timber summerhouse, which was recently re-roofed with timber shingles, is another peaceful, secluded spot on the way to the paddocks just before the garden becomes a little more wild.” The 1.8 acre paddock, once divided into four when the owners had

horses, is an area shielded on three sides by high evergreens, with a bucolic view of the village church and school in the distance. “The children used to walk across the field and climb over the fence directly into the primary school grounds! Then they attended the secondary school over the road,” informs the owner. A double field shelter has been created by the owner entirely out of reclaimed materials. “My desire not to waste anything is evident in the field shelter : everything is recycled from scaffold planks and telegraph poles, even the flooring is old slabs from King’s Lynn town centre at fifty pence each!”

Very Old BarnAt the opposite end of the garden, round the back of the house where everyone drives in, there is plenty of room for parking. Straight ahead is a very old and large brick barn over two storeys, with an adjoining haystore. “The barn is even older than the house, and we think it was originally thatched,” declares the owner. “We had planning permission to convert it to a separate home but that has lapsed now; we use it for storage at present. And the adjoining garages are used for my studio and my husband’s workshop, which have oil-fired heating.” On the other side of the drive

a row of four brick and timber stables, under a slate roof, were usefully employed when the family had ponies and a horse; now one is used as a kiln room. As she says, “Our girls had ponies whilst I had a horse, and we had a lot of fun hacking out around the village. Our youngest used to ride her Shetland to the Montessori! There are great riding opportunities around here with lots of green lanes.”

There is a small additional paddock behind the drive which has always been called ‘the front paddock’. “We planted an abundant mulberry tree in the front paddock, as well as an Egremont Russet, and an eating apple, I think it’s a Braeburn. I have some geese grazing in there at the moment.”

The property is presented in good condition. “We had the whole property completely re-roofed with Norfolk red pantiles in 2012,” states the owner, “there were all new soffits and so on fitted, and lots of insulation. The window frames are all timber in keeping with the property, some of which are double-glazed.”

Popular Thriving Village“We have loved living here, the house and the garden have given us such pleasure,” concludes the owner. “The lively village is very popular and has everything you need all within easy walking distance, like schools, the Co-op supermarket, a post office, pubs serving food, lots of take-aways, hairdresser’s, and, arguably, the best hardware store in Norfolk! We even have a bus stop on the corner of the house which, every twenty minutes takes you to King’s Lynn, or Westwards in the opposite direction. It will be sad to leave but we are downsizing - now someone else can appreciate all the things that we have so enjoyed about this wonderful place.”

Terrington St Clement is a large village situated around 7 miles west of Kings Lynn. The fabulous North Norfolk coast is a short drive away and is a designated area of outstanding natural beauty, boasting some of the country’s best beaches. Directions

From King’[s Lynn follow the A17 towards Wisbech and Sleaford. Continue on this road for approximately 5 miles. At the crossroads, turn right onto Station Road, signposted Terrington St Clement and the African Violet Centre. Continue to the end of the road, then turn right onto Lynn Road and immediate left onto Churchgate Way. Stay on this road and the property will be found on your right hand side.
