Alastair King - Property DirectorAlastair has been involved in the propertymarket at the highest level for over 15 years,having been at both Knight Frank andDoherty Baines where he was a Partner.Alastair joined Chancerygate in 2007 andis the principal contact for occupiers andpurchasers, with responsibility for negotiatingand agreeing transactions. Alastairunderstands the needs of both institutionsand purchasers and applies this expertiseto produce effective and commercialtransactions throughout our portfolio.

Greg Dolan - Project ManagementDirectorGreg joined Chancerygate in 2005 and isresponsible for the delivery of our schemesand the management of our consultantsand contractors. Greg combines technicalexpertise, 20 years of practical propertyexperience and natural authority to ensurethat our project teams perform to thehighest standards. Greg has particularexpertise in renewable energy andsustainability and in combination with a very practical approach; this makes him an effective and popular project manager.

CHANCERYGATEPEOPLE-COMBININGEXPERTISE WITHEXPERIENCEAndrew Johnson - ChairmanAndrew founded Chancerygate and chairsthe Board. With over 20 years’ experience inthe property market, Andrew has in-depthexperience and knowledge of every aspect ofthe business. He has set up, run and sold anumber of businesses including a multi-millionpound construction company before he setup Chancerygate (Business Centre) Ltd andChancerygate Asset Management. Andrewsits on the Boards of several companiesand brings his considerable experience tobear on strategic matters.

Don Bailey - Managing DirectorDon is a Chartered Surveyor with over 20 years’ experience in property. Don’sbackground in development managementled to him advising a number of institutionsand investors whilst working for KingSturge in London, which gave him anextensive understanding of the requirementsof this market. He joined Chancerygate in2001 and has been instrumental inestablishing the CBC concept and managingthe rollout of the business. As ManagingDirector of Chancerygate (Business Centre)Ltd Don applies both his wide commercialexperience and his technical mindset to allaspects of the business.

The challengeTo develop a successful, small unitindustrial scheme using theChancerygate Business Centres modelon a congested and contaminated site.The site required extensive remediationprior to development and the locationbetween a main road, residentialhousing and a children’s nursery made this a difficult site to managethroughout the construction stage.The timing of completion in thedepths of the recession was anadditional complication that we thenhad to address.

The solutionUsing our in-house expertise andworking with our consultants andcontractors, we succeeded in managingall the potential risks and developingthis scheme to a high standard whilstmaintaining good relations with all ofour neighbours. Given the timing ofthe scheme, we were faced with unitsbeing marketed in a declining market.Through an extensive and closelymanaged marketing campaign weoffered a combination of leasehold,freehold and other options whichtogether ensured that the entirescheme was occupied within 12months of completion.

We are best known for operating in thissector having introduced the concept ofsmall freehold industrial units to the marketin 2002 in the shape of our ChancerygateBusiness Centres developments. Thesenow exist in more than 20 locations acrossthe UK.

We also have an impressive history oflarger schemes developed for occupiersdirectly with institutional partners thatinclude multiple unit estates as well asstand alone buildings.

We have produced over 6 million squarefeet for occupation by small businessesand in excess of 3.5 million square feet forinstitutional partners. These developmentsare investments for some of the mostrespected and successful institutional fundsincluding Aviva, Scottish Widows, StandardLife and Henderson Investors. They arenow home to respected names such asSpecialized, Rentokil, Initial, MatthewClarke, Interdean and others.

Our trade park schemes are an evolution ofour CBC industrial units and reflect the needto provide the right accommodation fortrade users in key, high profile locations.Historically, trade park operators had achoice of either adapting a warehouse unitor incurring a premium for a retail location.Our product strikes a balance between thetwo and gives occupiers the opportunityto take space that has the profile requiredto attract customers at a reasonable cost.

We have developed trade parks inSouthampton, Poole, Milton Keynes, Hemel Hempstead and Birmingham andcontinue to seek new opportunities for this product elsewhere.

This steeply sloping depot made for apotentially expensive and troublesomedevelopment at first sight, but afterworking with our consultants andcontractors, we were able to design acost-effective solution that addressedthe issues of creating viable, leveldevelopment plots with suitableaccess and visibility, both of whichare fundamental to the success of a trade park.

Having provided the necessary highquality design, access and prominence,we achieved early lettings to anumber of operators, including ATS,Topps Tiles and Sally Hair and Beauty.

The site also included a CBC schemeof 31 small warehouse units totalling82,600 sq ft of which 100% areoccupied despite the recession.

Most businesses can function adequatelyfrom a standard building; however thereare those for whom performing adequatelyis not enough.

Most occupiers will adapt their building to suit their business, but in many cases, their operation has to compromise toaccommodate the building’s limitations.This is generally undertaken as anevolutionary process through the period of occupation and because of this, mostcompanies will not appreciate the full costto the business in either monetary terms or in the inefficient use of human andphysical resources of this approach.

We like to work with occupiers todirect the design and procurementprocess so that we ensure their newbuilding meets their requirements in full.

Crown operated from aged buildingsthat were becoming costly to maintainand were inefficient from an operationalperspective. The worldwide relocationand storage business had evolved farfrom simply moving and storing boxes.Crown recognized the opportunity todesign a building to fit the requirementsof their existing operation rather thancompromise on their ability to offerbest in class service. It also provided anopportunity to meet their aspirationsto compete at a higher level than theirpeers. In addition by working withChancerygate they were partneringwith a reliable and trusted developmentcompany experienced in producingthe right solution.

The solutionChancerygate acquired thedevelopment land, assembled a teamof professionals and worked with Crownto produce a detailed design beforethen managing the process on theirbehalf. Chancerygate also procuredthe construction of the 90,000 sq ftbuilding and project managed thedevelopment liaising closely withCrown’s team.

The outcomeChancerygate and Crown workedtogether to ensure that the newbuilding provided Crown with a basefor their UK operations and theirexisting business, but also allowedCrown to improve and adapt to suitthe changing demands of theircustomers. Such was the success ofthe building that it was awardedDevelopment of the Year by theIndustrial Agents Society and moreimportantly, it remains a very effectiveasset for the business and is testamentto the ability of Chancerygate to workwith occupiers in the long term interestsand development of their business.
