10 11Construction built on teamwork

We enjoy excellent working relationships with our clients and their professional teams. Our ethos is “construction built on teamwork” and from our very first conversation with you, we listen closely to understand your long-term vision, integrating ourselves into your team seamlessly to deliver a successful project.

Our approach is collaborative. By liaising with all stakeholders at the earliest possible stage, Chalcroft can add value and contribute to the most efficient long-term strategy.

On project commencement, our Client Relationship Manager will establish your requirements over and above the formal contract, and will monitor our performance with you throughout the project.

Communication is key and our project team will meet with you regularly to monitor progress and communicate with you openly.

Controlling costWe can offer pre-construction cost planning advice and comment on project budgets for our clients, along with notification of any risk items and further solutions that would provide cost benefits.

During the project construction stages, we will provide transparency at all times and manage your budgets diligently and openly, providing all stakeholders with commercial updates on a regular basis in order to ensure their budgets are robust.

Meeting your programmeOur early collaboration enables us to offer programme opportunities and reduce any unnecessary risks. Our lead-in period will be established with our experienced supply chain to ensure your time scales and any key date requirements are met.

During our on-site works, we openly monitor and record progress to ensure project completion dates are achieved and at every stage, all stakeholders understand the project’s programme status. It is common for us to manage our clients’ direct works, integrating them into our construction programme to ensure they obtain any programme benefits by commencing these works at the earliest opportunity.

Our values of safety, teamwork, excellence, innovation, honesty & integrity, professionalism and environmental responsibility form the basis of the Chalcroft culture and are underpinned by the Chalcroft Quality Management System.

We offer a complete solution, from concept to completion.

Chalcroft works with specialist supply chain partners from within the Industrial & Logistics sector, whom must all comply with our stringent selection criteria: • their ability to achieve our quality requirements

• compliance to the project specification

• good health and safety record and demonstration of commitment to environmental, health and safety

• their ability to meet the required programme

• their performance as part of a team.

We have developed long-term relationships with a core of specialist designers and sub-contractors nationally, integrating them fully into our supply chain. We endeavour to work with supplying contractors local to a project, ensuring they satisfy our audit criteria. This overall approach provides ultimate flexibility to deliver an optimum service.

We involve our suppliers in the post-contract review stage of a project, combining client feedback with our own to review performance. Our business is built around communication and relationships, and the right partners are key to our success.

Managing quality Chalcroft is committed to a culture of quality. We are dedicated to providing the best possible service for our clients by encompassing an integrated quality management system across the entire company. The Chalcroft QMS is built to comply to the new ISO 9001 global standard and has been developed on an inclusive basis with our teams of staff reviewing, developing and co-ordinating our stringent processes for each department.

We take measures to establish a culture of quality for every project we work on. For example:

• The whole project team are behind the quality ethos. A collaborative approach means the team is deeply involved in the process from a very early stage, ensuring a service that is seamless and smooth.

• Chalcroft offices and sites are maintained to an excellent standard, encouraging first rate health and safety procedures and quality installations.

• Our rigorous procurement process ensures that we select sub-contractors according to their expertise, quality, health and safety record, amongst other criteria.

• Our highly experienced professionals are fully trained in our quality management system and apply it on a daily basis.

• We develop and carry out robust testing and inspection regimes according to a project’s specifications, including weekly progress meetings and frequent supply chain monitoring and auditing.

• Any non-conformances are analysed, trends identifiedand the results fed back to our construction and management teams, relevant sub-contractors and consultants. Action is taken to prevent reoccurrence.

Our philosophy is that the instigation and nurturing of a quality culture throughout Chalcroft and our supply chain is critical.

This is now my second major project with Chalcroft and the build quality has been

second to none on both. The most recent project is a new venture

for DHL. The project management and professionalism of Chalcroft’s team has

made this far easier than I imagined. I am extremely pleased with the end result.

Health and safety Chalcroft’s safety culture is an integral part of our organisation and we continually strive to enhance our standards across the business and influence change within the industry. Our clients benefit from the wealth of health and safety expertise of our workforce and the commitment to safety from our approved supply chain.

Chalcroft will work with you to design and implement pragmatic safety controls during the planning phase of our projects.

All of our projects work with the documented management system certified to OHSAS18001.

Our commitment to safety and health is achieved and recognised through:

• our Behavioural Safety programme, devised to capture and develop key aspects for change

• regular health surveillance and monitoring

• our in-house safety team, dedicated to providing expert advice and assistance for planning and compliance

• accreditation to reputable industry schemes

• promotional campaigns on hazard reporting and working at height

• advocating early prevention programmes through on-site Safety Committees, tool box talks and workshops

• key focus on high risk, critical aspects of operations and impacts with practical controls and sensible documented safe systems of work

• consecutive RoSPA Gold Awards

• consistent ‘Performance Beyond Compliance’ through the Considerate Constructors Scheme.

Our environment Chalcroft’s key environmental objective is to avoid causing any long-term, high severity impacts on the environment through the management and control of its activities on and off site.

This is achieved through:

• working with our clients and stakeholders to deliver to their standards and expectations, as well as compliance to legislative obligations

• utilising our environmental management system to proactively identify aspects and manage impacts through responsible designing, planning, procurement and construction practices

• resourcing environmentally sustainable products and services, and providing alternative solutions through value engineering

• utilising energy efficient processes and equipment, and promoting good waste management on site throughout the construction phase.

Chalcroft Social Responsibility Chalcroft is dedicated to being a responsible business and our corporate strategy defines our values and commitment to our clients, our staff, our contractors, the public and the environment.

SustainabilityWe endeavour to assist our clients to invest in sustainable buildings, enabling you to reduce your carbon footprint and make long-term cost efficiencies. Our white paper, “Turning food green: How sustainable building could save the UK food industry £120m every year” endorses our theory that cost saving opportunities are being missed. The same principles apply to business sectors across the board and we are keen to engineer sustainable solutions that create value for our clients.

Our long-term environmental strategy is to become completely carbon neutral by identifying our energy usage and offsetting that by purchasing carbon credits through a renewable project. We are also working towards ISO 14001 accreditation.

FundraisingWe actively raise money for many charitable causes and are proud to continue to support our chosen charities.

Contributing to our communityWe work in partnership with communities via the Considerate Constructors scheme for selected projects.

Our Managing Director is Chairman of the Greater Cambridge/Greater Peterborough Enterprise Partnership.

One of the deciding factors in Bespak’s choice of construction partner was Chalcroft’s excellent health and safety record. It was also essential for

the work to be completed with minimal disruption to the day to day operation.

Chalcroft’s experience and excellent track record in these areas, combined with its collaborative approach, has proved to be a valuable asset, helping Bespak to complete this important

extension of its development and production capability with great efficiency.
