The Azuero Peninsula is located in the Province of Los Santos and has long been a touristic haven. It’s soft sand beaches, gently rolling hills, world class water sports and national parks make it a tourist and ex-pat mainstay. With the highway expansion between Divisa and Las Tablas set for completion in 2012, access to towns like Chitre, Las Tablas, Pedasi and Cambutal will be easier than ever. Airlift will also increase. Other improvements include a new modern shopping center in Chitre and new hospitals in La Villa de Los Santos and Pedasi are under construction.

Due to infrastructure growth, real estate values in Azuero will continue to trend upwards. Demand from locals, tourists and retirees remains strong. Azuero continues to be one of the fastest growing areas in Panama.

Cambutal is located at the southern most point of the Azuero Peninsula, approximately one hour from the town of Pedasi. Cambutal is nestled between Cerro Hoya National Park, Isla Canas and Coiba Marine Park and boasts some of Panama’s most beautiful rainforests and virgin beaches. Cambutal has long been a popular surfing and touristic destination. The area is known as the Tuna Coast due to the fact that Cambutal is considered to offer some of the best sport fishing in the Americas.

Cambutal is one of the last undeveloped areas on the Azuero Peninsula. Development has been slow due to the lack of available titled land and experienced developers capable of delivering fully entitled lots and condominium units to buyers.

To date, the majority of real estate offered on a for-sale basis has been in the form of large untitled land parcels. Cerro y Mar is the only master planned community in the market offering fully entitled homesites on a for-sale basis.

The drivers for demand in Cambutal are clearly in the form of retirees (US, European, and Canadian) looking for more reasonably price real estate than found in developed areas like Pedasi and Coronado, Panamanians from interior cities like Chitre and Las Tablas looking for weekend homes, and other Europeans (especially Italians) seeking safe harbor from the economic downturn.

Cambutal land values are expected to increase significantly over the next 18 months as developers, retirees and locals continue to discover the area.

The recent approval of the Los Buzos Marina and recently completed highway infrastructure are expected to attract more tourism and buyers to the area.
