exciting NPD acquisition, the magnificent The Fairways Hotel,
located in the heart of Yorkshire.
Dating back to 1862, it becomes the latest addition to our growing
portfolio of prestigious properties and equally important, the
hotel we have chosen to become our new NPD headquarters
and centre of excellence.
Having seen the business grow significantly over the past year, we
have taken the decision to bring our management, operational and
training teams together and The Fairways Hotel, with its ideal
central location and superb facilities will provide the perfect setting
to showcase our business and entire hotel collections.
Featuring room types from our Manor, Premier, Boutique, and
Classic Collections, the hotel will also act as a training centre
of excellence for our operational teams, ensuring the highest
possible guest experience is delivered to all who visit.

The Fairways Hotel sits just outside the vibrant town of Huddersfield and
becomes the latest hotel in our Yorkshire cluster of properties.
Featuring room types from our Manor, Premier, Boutique, and Classic
Collections, the hotel will also act as a training centre for our operational
teams and become the heartbeat of the group, ensuring the highest possible
guest experience is delivered.
Once part of the prominent Outlane Golf Club, the hotel is a hidden gem in
the rolling Yorkshire countryside yet is perfectly positioned close to the M62
motorway which provides easy access to both Leeds and Manchester.
Currently made up of 52 bedrooms we will shortly begin an extensive
refurbishment schedule to transform it into a four-star hotel boasting the style
and elegance associated with all our hotels.
Each of the current rooms, many of which enjoy stunning views across the
beautiful Yorkshire landscape and hotel gardens, will be lovingly enhanced
with the additional introduction of a hybrid collection of room types for
guests to experience.
The hotel’s 50 cover restaurant, function room and conference rooms will also be
completely renovated to provide award-winning fine dining and state-of-the-art
facilities, while a gym will also be introduced.
With its uniquely elevated position providing far-reaching views across the

A purchase has to be 100% right for you and we will work with you
to make sure we find the right one for you.
A leaseback arrangement is a financial transaction whereby a seller of an asset (the developer) leases back the same asset from
the purchaser (you).
The operator, Giant Hospitality in this case, assumes all responsibilities for the day-to-day running of your unit.
Unlike a traditional buy-to-let, you are not responsible for: monthly property management fees, property maintenance, refurbishment, or any tenant-related issues, including vacant periods that may result in a loss of earnings. This opportunity provides a hands-off,
hassle-free, income-generating asset.
THE PROCESS
1. You will be sent a reservation form by your agent which you need to complete and return. This will include details of the unit you are purchasing.
2. You will be required to pay a £500 refundable deposit within 48 hours of our receipt of your signed reservation form to secure the unit. Once both the reservation form and fee have been received by NPD the sales process will begin.
3. A memorandum of sale is then produced by the NPD Sales Team and sent to NPD’s solicitor and the solicitor that you have chosen to act on your behalf. A contract pack will be sent to your solicitor for them to review and send to you.
4. A welcome email will be sent to you from a member of our sales team detailing the purchase process and a brief outline of your chosen solicitor’s AML requirements. Attached to this email will be the receipt for your £500 refundable deposit.
5. Your solicitor will also send you the purchase contracts and their report on title, this is your third party advice that relates to your purchase. You should read this thoroughly and liaise directly with your solicitor to ensure you’re satisfied with the documents you have received.
6. Once you are ready to proceed you will be asked to sign and where appropriate have your witness sign the contracts and return them to your solicitor, using a secure, signed-for delivery service. At the same time, you are required to transfer the balance of purchase into your solicitor’s client account.
7. Upon receipt of your documents and the balance purchase monies, exchange can take place. Your solicitor will then attend to all registration formalities with the Land Registry.
8. NPD offer a legal fee incentive if you choose to use a panel solicitor. This means that NPD will pay the legal fees for your purchase as long as it exchanges within 28 days from the date the memorandum of sale has been issued.
