JAMES IRVING
James brings experience from a range of building and
civil projects and has worked for some of Australia’s
largest Tier 1 contractors. His onsite experience has
seen James manage and coordinate projects both
onsite and offsite monitoring compliance with building
and safety regulations, budgeting and program
implementation.
James ensures success through skill, communication,
and his demonstrated understanding of managing a
project from pre-construction planning through to final
completion and handover.

JOHN GOUGH
As Director of Xenia Constructions, John offers
clients the combination of both his strong commercial
expertise and his technical construction knowledge.
Previously as Construction Director for one of Australia’s
largest Tier 1 contractors, John has worked across
multiple sectors on both government and private sector
contracts including residential, office, education, health,
entertainment and retail projects. Well respected within
the industry John has established a reputation
for both his technical and business capabilities.
John’s experience spans both the New South Wales
and Queensland markets, where he has performed
government and private sector building work for
more than 20 years.

This project is a prestige residential development consisting of five, three-bedroom and two, two-bedroom apartments.
Xenia successfully coordinated and delivered a piled retention package, excavation, and three levels of concrete structure to effectively address the site’s significant access constraints.
Drawing on our team’s expertise and industry experience, Xenia delivered a high level of detail and quality that met both client and market expectations.
DFO CONCOURSE ENCLOSURE
Brisbane Airport Corporation
DFO Brisbane at Skygate is part of Brisbane Airport’s bustling retail, commercial and entertainment precinct. Xenia Constructions was engaged by Brisbane Airport Corporation (BAC) to undertake the DFO Concourse Enclosure project within the existing retail centre.
Works broadly involved ceiling refurbishment; painting; upgrades to electrical fittings; and the supply and installation of a new detection system, structural steel to support new windows and louvres, and a complete glazing suite (inclusive of automatic operable louvre assemblies).
Our team’s experience and capabilities resulted in minimal disruption for retailers and their customers, with works scheduled and performed at night.
END OF TRIP FACILITIES
ISPT Pty Ltd
ISPT has recently launched their End of Trip facilities (EOTF) brand Fitpoint at a number of premium office locations in both Brisbane and Sydney. The facilities support sustainable transport and provide cyclists, joggers and walkers with modern, well-maintained amenities.
Under a design and construct arrangement, Xenia refurbished ISPT’s existing EOTF at Central Plaza One and Green Square North in the Brisbane CBD and Fortitude Valley, respectively. Works included installation of shower facilities, bathroom amenities, lockers, new bike storage areas, and feature graphics to delineate between the basement areas and the EOTF.

143 ANN STREET REFURBISHMENT & FITOUT
Presbyterian Church
Xenia Constructions has completed fitout works for the Ann Street Presbyterian Church. Works involved the demolition of old office walls and doors to transform the space into a colourful, bright and open multipurpose area and Sunday school.
Additionally, works on the ground floor foyer involved a new kitchen, floor tiling, and a new reception counter with a suspended timber ceiling and wood paneling to the walls around the lift cores to give the foyer a more contemporary feel.

KOKODA PROPERTY OFFICE FITOUT
Kokoda Property
With a design inspired by Hollywood movie “The Intern”, Xenia Constructions was engaged to fitout Kokoda Property’s new Brisbane Office.
Located within a heritage-listed building, key deliverables included the installation of a recycled timber floor, glazing, structural steel, joinery, partition works and new services.
Works were undertaken within an occupied building and Xenia drew on previous experience to successfully manage both the works and operational interfaces.
Our team’s capability resulted in minimal disruption for current tenants and the delivery of a premium office space within the client’s five-week timeframe.
CENTRAL PLAZA ONE
ISPT Trust
Located on the corner of Queen and Creek Streets, Central Plaza One is currently undergoing major restoration works to retain the building’s premium ‘A Grade’ standards and commercial facilities.
As a part of these works, Xenia Constructions has recently completed the refurbishment and fitout of the ground floor foyer. Works included specialist lighting, new ceilings, wa,11 panelling and new concierge. Xenia Constructions has also completed the refurbishment of amenities and office areas on levels; 6, 14, 17, 2.0 and 22. All works were undertaken while the 40-level building remained occupied.
Xenia is currently completing based building makegood and lobby / bathroom upgrades to 22 floors within Central Plaza One. Works are to be carried out while the building remains occupied and are being carried out on a 24 hour bases to minimise disruption to existing tenants.
