Cavett’s Cove 176 Deforest Road, Montauk
CAVETT’S COVEMontauk. Envision land encompassing 20 private oceanfront acres offering both sunrises and sunsets. Next, imagine a dramatic cliff with a staircase down to a private shoreline stretching 900 feet along one of the most pristine soft, sandy beaches. Then, picture a compound anchored by a 7,000 +/- square foot Stanford White designed summer cottage with classic wrap around porch from where you can watch ships come and go past an iconic lighthouse. Dream of the beautiful pool that lies just out of sight down a winding path past flowering gardens under a canopy of shady trees. Conjure up an expansive pond, beautiful orchards, indigenous wildlife and miles of walking trails to enjoy it all. No, not the promo for some exotic vacation destination (or maybe it is). And not the location for the next Pirate movie (but it could be). Nor is it the secluded haunt of some mysterious mega-mogul (at least not currently). What is it exactly? Simply put, it is the most beautiful and compelling oceanfront property now available for sale in the Hamptons today. Cavett’s Cove is located on the easternmost end of an enclave of seven homes designed by McKim, Mead & White and sited by Frederick Law Olmsted in the early 1880s that became part of the Montauk Association. This cluster of homes for wealthy New Yorkers later became known as the “Seven Sisters.” This 20-acre estate, owned for some 40 years by legendary talk show host Dick Cavett, is home to an historic three-story residence with a finished lower level that was painstakingly rebuilt to mirror the original structure but with today’s amenities after a tragic fire destroyed it in the late 1990’s. Bordered to the east by nearly 200 acres of oceanside parkland along 2,200 ft of coastline, the estate offers a rare combination of history, natural beauty, privacy and a remarkable house from which to savor it all. Now back on the market after a brief hiatus with a new compelling price, Cavett’s Cove, although secluded, is just minutes away from restaurants, private airport, marinas, renowned golf courses and everything else that makes the very eastern tip of Long Island a world-class destination. An Historic Treasure Designed by celebrated Stanford White of McKim Mead and White, and originally build in 1882-1883, this property has never before been on the open market in its 135 year history. As the paragon of “Seven Sisters” built for wealthy New York City businessmen in the early 1880’s, tick hall was one of the seven summer “cottages” which today form a special gathering of private homes that together are listed as the Montauk Historical Association. Built for Alexander E. Orr and his family, the home was designed “The Orr House” in the nineteenth century. When the property was purchased by Harrison Tweed in 1924, he remained it Tick Hall, after the nickname given to the family and friends; men were “ticks” and the women “tickesses” and the children were “tickettes” including Tick Rossevelt, who would later be president. In 1967, then-ABC talk show host Dick Cavett discovered the house, and rented, then bought, it from Babette Tweed. After 50 treasured years on the property, Cavett is looking for the right next owner of this one of a kind, quietly spectacular and very special property.

The Best Of Old And New A fire destroyed Tick Hall in 1997, but forensic architect James Hadley worked with descendants of the original McKim, Mead and White firm and used original hardware and window frames from the ashes to combine “forensic architecture” and the highest of today’s building standards to recreate the house exactly. Hundreds of photographs taken over the years were combined, measuring the relative height of people or dogs and the home’s details to lay out exact measurements, design details, and construction techniques to perfectly reproduce the original building, including worn spots in the door sills and the creak in the stairway. Fireplace tiles were replaced from Shropshire, England, and the special woodworking knives were created to reproduce the original exterior single and interior paneling designs. But behind the beautiful paneled walls and ceilings, and the perfect reproduction, lurk modern amenities such as high speed internet and insulation. Although the house rarely needs it thanks to mild ocean breezes, central zoned heating and air conditioning control the temperature and humidity. Although everything about the Stanford White part of the house is indistinguishable from the 1883 original, a thoughtful addition designed by Nick Botta in 2012 allowed for a chef ’s kitchen with a screened entertaining porch downstairs and a screened sleeping porch upstairs, and looks inside and out as though it was part of the original.

Special Places Throughout The House When it was first built, the house did not have bathrooms or kitchen, and the horse barn was located where the hydrangea garden is today. In the 1930s, a small addition was added to the back of the house with a modest but charming kitchen downstairs and three bathrooms upstairs, that back addition was expanded with the help of architect Nicholas Botta to include an ensuite master bathroom, a second floor sleeping porch, and a wonderful highly workable gourmet kitchen that captures the feel of the original, with views of the ocean, and French doors to a first floor screened porch, all seamless to the original feel of the home. This place is not grand or splendid. It is merely wonderful.

There’s No Place Like It A private beach on the Atlantic, a secret pond, picturesque walking trails through woods, a charming and peaceful Victorian garden, a secluded and magical pool, and a huge wraparound covered porch. Twenty acres adjacent on nearly all sides by over 170 acres of conservancy parkland. Neighbors include the other McKim, Mead and White “sister” houses, the famous 6.5 acre Any Warhol estate (sold in 2015 for $49,000,000), and some of the most interesting people in entertainment, art, music, theatre, and business, as well as Montauk’s famous Ditch Plains Beach and the Montauk Point Lighthouse that was authorized in 1792 by the second U.S. Congress, under President George Washington. Tick Hall has incomparable views of beaches and lands which are all protected from further development by zoning and conservancy.

Montauk, New York Montauk is the final gem in the string of jewels that form the East End. Built on a peninsula with miles of pristine beachfront, life in Montauk revolves around the water. In fact, you’ll soon discover that fishing is more a lifestyle here than a sport. Known affectionately as the “Last Resort,” this windswept eastern tip of Long Island has long been a warm-weather retreat for the city-weary. Visitors from all walks of life arrive each summer to unwind and have fun. This annual influx of tourists does much to bring the village to life, but when the crowds head home at the end of the season, full-time Montauk residents can enjoy summer’s peaceful afterglow.
