In 1492, the Bahamas must have been a very welcome sight to Christopher

Columbus as these islands were his first landfall in the New World.

The Spanish, however, never colonized the Bahamas, and they were

mostly deserted from 1513 to 1648, when English colonists from Bermuda

settled on the island of Eleuthera. The Bahamas became a Crown Colony

in 1718 when the British clamped down on piracy and had a hand in

the governance of the islands for over 200 hundred years. In 1973, the

Bahamas became fully independent but retained membership in the

Commonwealth of Nations. Based on the twin pillars of tourism and

1 how do i purchase a condominium in Caves heights?

A 10% deposit is normally required of the purchase price at the sellers legal escrow account. Upon closing/delivery of property title buyers pay the remainder of the agreed sales price.

2 what legal ownership do i have? Are there any restrictions to ownership?

Ownership is Fee Simple. There are no restrictions to ownership. Non Bahamians are permitted to purchase real property in The Bahamas.

3 what are my maintenance fees and what do they include?

Fees are based on size of condominium on a square foot basis. At present the Capri and Provence style pay $1,031 per month, theMonaco pays $1,238 per month and the Penthouses pay $2,269 per month (fees subject to change).

Fees include: Building, hurricane and site liability insurance. 24 hour security, landscape and pool services, refuse collection, on-sitemanager, site utilities, generators, sewage treatment plant, tennis court and gym maintenance, golf cart maintenance for ownersuse, independent accountancy services andhome owner association.

4 what costs are involved to buy a property in the Bahamas?

Prices at Caves Heights are listed as the gross sales price. The seller pays half of the government stamp tax (5% to seller) and theseller’s legal fees. The buyer pays half the government stamp tax (5% to buyer) and hisown legal fees.
