n el mapa de ubicación se aprecia que entre Acapulco y Zihuatanejo existen 10 puntos rojos con azul, de los cuales

se seleccionarán siete para bajar la madera en rollo y en cada una de las siete bajadas se montará un aserradero (unidad, planta o complejo industrial), además las fábricas necesarias para manufacturar y/o industrializar todo trozo en rollo, pulpa de celulosa, puntas y ramas. (También otros árboles que ninguna compañía utiliza ni industrializa, aprovechando de está manera todo recurso natural).

Una vez escogidos los 7 puntos en todos y cada uno de ellos, se construirá un complejo industrial de más de 20 fábricas o unidades y habrá suficientes empleos para su construcción. Después de construidos se desarrollarán más de 2000 empleos directos. Además se construirán más de 2000 viviendas por cada complejo industrial, con sus respectivos centros de salud, recreación, comercio en general.

Contamos con 4 puertos de gran escala, con muelles de carga en Costa Grande, para la transportación y exportación de nuestros productos. El primer puerto, Puerto Escondido (Vicente Guerrero) se encuentra ubicado a 10 min. en automóvil de nuestro punto central Papanoa, el segundo en Petatlán a 20 minutos, el tercero Zihuatanejo a 45 minutos y el cuarto Lázaro Cárdenas (el más grande) a 70 minutos de recorrido.

Besides, more than 2,000 housings for each industrial complex will be constructed, with its corresponding health recreation, commerce in general.

We count wiht 4 high range ports, with cargo piers in Costa Grande, for transportation and exportation of our products. The first port, Puerto Escondido (Vicente Guerrero) is located 10 minutes away from our central location Papanoa, the second at Petatlan located 20 minutes away, the third; Zihuatanejo at 45 minutes and the largest one Lazaro Cardenas at 70 minutes “on wheels”.

Con las ganancias algunos ejidatarios pudieron enviar a sus hijos a estudiar ingeniería o técnica forestal y gradualmente instalaron redes de agua potable, energía eléctrica y televisión por cable.

as especies de pinos existentes en México son record mundial… Esta cifra aún es objeto de discusión taxonómica.

Algunos autores aseguran que suman unas 50, otros en cambio elevan la cifra de especies y subespecies hasta más de 70, pero hay algo que si es evidente para todos los botánicos: México es el mayor centro de diversidad mundial del genero Pinus.

Los pinos mexicanos crecen generalmente en las regiones montañosas, antes de los 1000, 1500 y más de 3000 metros de altitud. Junto con otros árboles como los oyameles, encinos y los cipréses, forman los llamados bosques de coníferas, que cubren alrededor de 17 millones de hectáreas del territorio nacional, es decir, 34% de la superficie arbolada del país.

Desde la época de la conquista han sido afectados los bosques de pinos, pues los suelos en que prosperan se han usado para otros fines como la agricultura, la ganadería y los asentamientos humanos; además los incendios, las plagas, y las talas indiscriminadas han acabado con muchos de ellos. En algunos casos, sin embargo, la propia explotación forestal ha ayudado a la supervivencia de estos bosques, ya que ha dado pie a su reforestación para seguirlos aprovechando. La explotación de los pinos produce grandes beneficios económicos. Según el Inventario Nacional Forestal Periódico de la SARH (1994)… más de 60% de las especies de pino tienen importancia comercial y 80 % de los productos forestales del país se obtienen de los bosques de pino-encino.

T he Pine species existing in Mexico are world record... This figure, is still matter of taxonomic discussion. Some authors

ensure that totalize around 50, others rise the figure of species beyond 70, but there is something obvious for every botanist: Mexico is the major diversity center from Pinus gender.

Mexican pines generally growth in mountainous regions, before the 1000, 1500 and more than 3000 meters of altitude. Together with others trees like oyamel, oaks, and the cypresses, constitute the so called, coniferous forests, that cover around 17 million hectares of national territory, which means, 34% of country lumber land.

Since Conquest period, the pines forests have been affected, because the ground where they grow up has been used for other purposes such as agriculture, cattle rising, and human settlements; additionally fire, plagues, and indiscriminate chopping, have extinguished a lot of them. In some cases, however, the forest exploitation by itself, has helped the survival of those forests, because it has permitted its reforestation in order to continue their utilization. The pines exploitation, yield great economical benefits. According to the Periodical Forest National Inventory by the SARH (1994)… more than 60% of pines species have commercial worth and 80% of the country forest yields are obtained from the oak-pines forests.

La precipitación pluvial anual del mes más seco es de 56 mm. de 3 The annual fluvial precipitation of the driest month of the year los últimos 40 años 782 mm. de lluvias de conversión que se precipitan a la tierra cuando chocan con las montañas, la temporada de lluvia son de Julio a Octubre. El área en estudio se encuentra en la zona montañosa y boscosa, es de origen volcánico, tectónica, que se encuentra en el eje neovolcánico, que atraviesa la República Mexicana de Este a Oeste, está constituida por una altiplanicie situada a más de 2000 mts. sobre el nivel del mar, de la que sobresalen numerosos cerros, la mayoría de los cuales representan aparatos volcánicos con sus respectivos matorrales y pastizales.

Morfológicamente en el área del predio, se pueden observar pequeñas cuencas cerradas (joyas). Donde el agua se pierde por infiltración, rodeadas por cerros de fuertes pendientes, por lo que se puede aprovechar una presa, formando un muro tapón y así minimizar gastos de producción.

Por lo que el predio tratado para su avalúo está considerado como montaña de origen volcánico.

Aparte de la investigación realizada en la zona, se consultó a los 6 departamentos técnicos de algunas empresas madereras privadas y de Gobierno, como son: La forestal Vicente Guerrero y aserraderos de la región, así mismo se consultó a personas físicas y morales, que por la índole de sus actividades conocen el mercado de bienes raíces en la zona, además del conocimiento técnico del períto y la observación física del predio, de ingenieros agrónomos.

Al valor de la tierra, se suman los valores de bosques madereros, 7 árboles frutales, minerales, pastizales, grandes planicies para cria de ganado y cultivo de árboles de rapido crecimiento y alto rendimiento ademas de otros recursos naturales.

Tipo de terreno: Respecto al predio referido el 70.0% corresponde a montañas, el 10.0% corresponde a lomerío fuerte, el 15.0% corresponde a lomerío suave y el 5% a planicies.

El precio por hectárea incluye: el terreno, investigaciones y trabajos desde 1990; estudios dazonómicos, permisos forestales gubernamentales para caminos y maniobras como son: marcación y arrastre, permiso de acarreo e industrialización, pagos de escrituración, predial y otros.
