BOHO DÉCOR FACTORY LEED – INNOVATION CREDIT

BOHO DÉCOR factory is designed for U.S. Green Building Council (USGBC) “LEED

Gold” Certification which will recognize that it has met international environmental design

standards. It not only has positive impacts on the environment but also results in significant

reduction of operation costs. During design and construction phases, the factory built an

innovative green-building-standard factory that will reduce energy costs. Light, air,

vegetation, relaxation areas, cleanliness, functionality and regulated temperatures

contribute not only to the quality of work and life, but also to creativity and the excellence

of the product. The architectural project is also accompanied by investments and programs,

aiming at improving safety at the workplace and environmental sustainability.

In this case study, highlighted features which make BOHO DÉCOR FACTORY became a

unique green factory, are introduced in details.

Highlights:

- Carpool parking, green vehicle parking and electronic vehicle supply equipment

(EVSE) helps minimize environmental harms.

- Predominantly sustainable materials with high recycled contents are used.

- Efficient water systems reduce portable water demand through installing water-

efficient fixtures such as: urinals, toilets, showerheads and faucets.

- Air-conditioning system has a high energy efficiency, and complies with ASHRAE

STANDARD 90.1-2010.

- Systems using eco-friendly refrigerant R-32 are selected. Global warming potential

(GWP) of R-32 is 280% lower than R-410A (675 vs 1890).

- Indoor air quality is guaranteed by monitoring system and calculated in compliance

with ASHRAE 62.1-2010.

- Renewable solar photovoltaics system is installed with a capacity of 1 MWp,

producing 1461 MWh/year.

- LED lights are used for the whole project to ensure energy-saving and ecologically

friendly features. Time switch, occupancy sensor and photo sensor are used to

automatically control lighting.

1. LOCATION AND TRANSPORTATION

1.1. Car Parking

To minimize environmental harms associated with parking facilities, including automobile

dependence, land consumption, and rainwater runoff.

In this project, the total capacity of parking provided is 4 spaces, with 99% parking

reduction (from the base ratios).

Beside, BOHO project provides 2 spaces for preferred parking (carpool & green vehicle)

and 1 space for plug-in.

1.2. Bike Parking

The purpose is to promote an ideal environment in which bicycles, pedestrians can safely

co-exist. Bicycle is an efficient, enjoyable, and environmentally sound way to travel within

the city, leading that safe and courteous use of bicycles is highly encouraged. The project

provides 10 long-term bicycle storages for staff and 4 short-term bicycle storages for

visitors.

2. SUSTAINABLE STRATERGIES

2.1. Protect or Restore Habitat

To conserve existing natural areas and restore damaged areas to provide habitat and

promote biodiversity, the project restores 25% of all portions of the site identified as

previously disturbed. Native and adapted vegetation strategy is also applied.

2.2. Building envelop

Roof’s materials

The factory uses roofing materials with a high solar reflectance index (SRI = 92). This

helps to reduce heat island effects, thereby minimizes impacts on microclimates and

wildlife habitats.

2.3. Light Pollution Reduction

Unnecessary outdoor lighting wastes energy and contributes to greenhouse gas emissions.

Moreover, constant exposure to artificial lighting may interfere with human metabolism

and sleep. At a green factory, BOHO DÉCOR FACTORY is designed and erection to

reduce the light pollution as much as possible. We replace conventional high-energy bulbs

with LED street light.

3. WATER EFFICIENCY

In BOHO DÉCOR FACTORY, we know the importance of using water efficiently that

will help ensure reliable water supplies today and for future generations. We are reducing

potable water demand by installing efficient urinals, toilets, showerheads and faucets.

The factory is harvesting rainwater and recycling wastewater after treatment to protect the

natural water cycle and save water resources for future generations, increase water

efficiency within buildings to reduce the burden on water supply and wastewater systems.

Percentage reduction from baseline for the indoor water use is 53.13%.

Reuse rainwater and wastewater after treatment can replace total potable water

consumption for irrigation.

4. ENERGY AND ATMOSPHERE

To achieve increasing levels of energy performance beyond the prerequisite standard to

reduce environmental and economic harms associated with excessive energy use. Project

using building envelope, air conditioning with high performance.

Variable refrigerant volume (VRV) and single split units are installed with high efficiency

and compliance with ASHRAE 90.1-2010.

Following criteria in EA Prerequisite Minimum Energy Performance, the project

demonstrates a 60% improvement in proposed building performance rating, compared with

the baseline.

To reduce the environmental and economic harms associated with fossil fuel energy, the

project installs a self-supply renewable energy system. Solar photovoltaics system is

installed with 1 MWp capacity, producing 1461 MWh of electricity each year, thereby

offsets 53% of building energy costs.

5. INDOOR ENVIRONMENTAL QUALITY

5.1. Ventilation system

Intelligent ventilation design is only the first step. Monitoring, as required by this

prerequisite, helps maintain IAQ during all stages of a building’s operation. Even though

occupants may not notice reductions in outdoor airflow or exhaust airflow, indoor air

pollutants begin to build up the moment proper ventilation ceases. The combination of

intelligent ventilation design with monitoring provides confidence that occupants enjoy

comfort and well-being.

Project has installed supply air fan to provide fresh air for occupancy spaces. All occupancy

spaces are increased 30% outdoor ventilation rate above minimum rates. Airflow switch is

combined with alarm signal to alert occupants whenever fresh air fans have problems.

As a member of the U.S. Green Building Council, BOHO DECOR FACTORY has made a commitment to

the environment. When designing and constructing BOHO DECOR FACTORY, we built an innovative

green Building with the aim to improve working conditions and environmental sustainability.

To educate the staff and visitors of the benefits of green building, we built a comprehensive signage program

into BOHO’s spaces.

Below are a few samples as part of our signage system of the Building:

1. Parking Signage

As parts of project’s commitments to LEED, BOHO DECOR FACTORY reserves parking area at

basement for Carpool parking, Green Vehicle. Specific sign boards would be attached on the walls nearby

to instruct such vehicles to their parking slots.

2. Smoking Policy:

3. Waste Sorting Instruction:

Clearly distinguished colored wastes bins are provided to instructs and encourage not only building

occupants, but also visitors and public to treat recycle waste in the right way.
