WHAT WE’RE ALL ABOUT Well, we’re certainly not a typical marketing agency. We’re very different. In fact,

we’re hardly an agency at all, at least not in the traditional sense. Rather, we have

assembled a deliberately small group of Senior-Level-Only industry professionals and

brought them together to form a kind of “Sales and Marketing All-Star Team” if you

will. They are devoted to one thing—driving sales: by doing great work…in a timely

fashion…within your budget. Add it all up and it equals an unparalleled sales and

marketing value.

Each of our members has extensive experience in the luxury real estate and

resort segment—either in sales or marketing, or both. Individually they have all

achieved a great deal of success working on a number of highly touted real estate

campaigns both in the United States and abroad. Together, these individuals have

now combined their collective experiences, knowledge, talents and passions to

spearhead strategically grounded sales and communications programs for a select

number of premier luxury communities, concentrated primarily in the coastal and

mountain regions of the Carolinas.

Our Goal: to generate qualified leads and tours that translate into actual sales.

• Veteran Team of Senior-Level-Only Sales & Marketing professionals

• Specialists in all aspects of Sales and Marketing for the luxury/resort real estate segment

• Multi-disciplinary capabilities: Sales, Marketing, Branding, Interactive/ New Media, Public Relations, Writing, Concepting, Design, Packaging, Direct Mail, Illustration, Broadcast, Media Planning/Buying, Event Marketing and more

• Employ only efficient best practices and cost-effective workflows

Contrary to many long-winded “industry experts” and often convoluted (and trendy)

“marketing research studies,” we believe good marketing is not rocket science. Nor

should it strive to be. The whole thing is really quite simple actually. We work with

companies who have a specific product (or products) to sell to a specific audience.

Thus, our sole purpose is to identify your audience, understand their needs, concerns

and expectations at the deepest level, and deliver your message—the right

message—to them in a format that will drive them to take a desired action. It’s really

that simple: the right message…to the right people…using the right vehicle. That’s the

long and short of it. There are those agencies (often larger and more cumbersome)

that would have you believe that the process is more complex and protracted. They

will attempt to over-complicate, over-talk and, ultimately, over-charge you for their

“integrated marketing communications services.” Don’t believe it…and don’t buy

it. At the end of the day, you need a handful of bright, experienced, cost-efficient,

self-motivated individuals who understand you, your target audience and can deliver

on-point thinking and senior-level work—quickly and on budget. That’s it. And that is

what The Carolina Agency can do for you every time. Pretty simple.

Good marketing is conspicuously transparent, and doesn’t get in the way of the product it is trying to sell.

~ A Carolina Agency Principle

BRANDING: TELLING YOUR STORY

Page 10: Carolina Agency Capabilities

ONLINE STRATEGY

The Carolina Agency provides online consultation services that focus on effective

Web Development, Web 2.0, Online Advertising, Search Engine Marketing and

Email Marketing strategies. The Carolina Agency will provide a clear,

comprehensive strategy as to our goals and ways to achieve these goals, before

we begin any project.

WEB DESIGN

From creating online brand identity to building functional, usable web sites with an

eye on conversion, The Carolina Agency’s design team will work to support any

creative vision. The Carolina Agency is well-versed in all the latest design techniques

and technologies, including all forms of rich-media, including Flash and “Ruby on

Rails.” The Carolina Agency’s full design and development team will work with any

client to build and implement their vision.

ONLINE MARKETING, SEARCH ENGINE MARKETING and KEYWORD BUYING

Whether it’s establishing your online brand identity or working to establish an

effective cost-per-conversion rate, The Carolina Agency offers a full range of online

marketing and search engine strategies.

Currently 75% of all Online Advertising dollars are spent toward search engine

marketing. The Carolina Agency specializes in integrating Google, Yahoo and MSN

keyword buying strategies into accounting systems that track and score results that

maximize return on investment.

Search Engine Optimization (SEO) is a method of defining one’s marketplace,

translating that marketplace into a keyword strategy where the website and its

components are properly indexed and thus ranked highly by the major search

engines including Google, Yahoo and MSN. This results in higher visibility, higher

traffic, more leads and more conversions.

The Carolina Agency understands the importance of an effective online ROI as it

pertains to overall online and traditional marketing strategies.

INTERACTIVE CAPABILITIES

Page 11: Carolina Agency Capabilities

INTERACTIVE CAPABILITIES WEB CONTENT MANAGEMENT

The Carolina Agency has detailed experience installing and migrating content over

to various content management systems. The Carolina Agency project managers

will lead your organization through the entire process, providing critical training

that will allow marketing and sales professionals to easily update and modify their

own website, without the assistance of a web developer.

ANALYTICS

Unlike traditional forms of advertising, everything on the web is trackable.

Measuring for measuring sake is not enough. What’s important is to help you make

sense of the many online analytics available and to assist you in making business-

driven decisions as we move forward.

One of the things that makes The Carolina Agency so effective is that our people

have an unparalleled range of experience in the real estate industry—working with

every type of luxury real estate product on the market—both here and abroad.

Each of our team members has been involved from the ground-up on countless

print and collateral campaigns for some of the biggest, most successful luxury and

resort communities in the world. What we have learned is that one size does not

fit all. Each property, each offering, is unique and requires a precise blend of print,

collateral and Direct Mail to be effective. We carefully analyze your offering, align

that thinking with your desired target audience, and carefully construct and execute

a campaign that is designed to deliver the best return on your marketing dollars—in

most cases, that equates to qualified tours that are converted to actual sales. We will

find the right program for you—whether that means heavy direct mail or none...a

full-blown Vision Brochure or a mini- sales piece…one-time print ads or a tiered

ad campaign roll-out. Point is, whatever makes sense for you—strategically and

financially—we’ll identify it and make it work.

PUBLIC RELATIONS CAMPAIGN

EVENT MARKETING

Quite often, Public Relations is underutilized, if not overlooked altogether. That is

unfortunate, because it is great way to generate buzz and create awareness in a

very targeted and affordable way. In fact, for the money, it delivers a big payload.

In today’s world especially, Public Relations is a viable, proven tactic to combat

the rampant “bad news” facing the real estate market, and the economy as a

whole. Every time you turn on the television, go online or pick up a newspaper, it’s

virtually impossible not to be inundated with news about how terrible things are.

And although these are indeed challenging times, the sad irony is that there is some

good news to be found—even in real estate, particularly in the Carolinas, where

coastal and mountain markets have proven to be more resilient than in other areas

of the country. This is absolutely critical news your prospects need to hear—and

it’s precisely the message that an effective Public Relations campaign can deliver.

Through carefully planned events, timely press releases and third-party endorsements

in various media outlets, Public Relations can build much needed credibility and

serve as the perfect complement to a sound integrated marketing effort.

When it comes to marketing luxury real estate, nothing works better than giving

people a taste of the overall experience that they can realize through ownership.

Allowing prospects to sample the lifestyle…glimpse the vision of the community…

meet potential owners who share similar values…all of these are critical to turning

qualified leads into sales. And one of the most effective ways to achieve this

“micro-experience” is through the careful orchestration of on-site and off-site events.

At The Carolina Agency, we can provide turnkey services to make sure no detail

is overlooked. We’ll manage all of the planning, logistics, details, invitations,

marketing, entertainment and production to ensure that your event is a success.

Every Event we coordinate will be a structured, invitation-only occasion,

co-sponsored with the appropriate partners to leverage your unique lifestyle

experience to your core audience.

Page 13: Carolina Agency Capabilities

MEDIA PLANNING The Carolina Agency offers full-service media strategies and we will look for

targeted, cost-effective ways to get your message to the right media outlets. We

specialize in media planning and buying, and we have experience working with

all media types: Magazines, Newspapers, Internet, TV, Radio, Direct Mail and

Outdoor. We also have intimate experience working on Local, Regional, National

and International Media Advertising Programs. Any and all of the recommendations

we make are based on sound research, real-life experience, targeted analysis and

measurable results.
