The Sioux Falls School District’s Operational Services Department is seeking approval from the Sioux Falls School Board of Journey Construction’s updated Guaranteed Maximum Price (GMP) proposal for the final design of Jefferson High School. The proposal includes total estimated high school cost with contingencies, without owner contingencies, and a listing of approved alternates and allowances in the GMP. With the listed allowances included in this report, the overall project budget for Jefferson High School is projected to be approximately $5.3 million below budget. The schedule proposed in the GMP remains on time for a fall of 2021 school opening. Administrative Recommendation to School Board: Approve Journey Construction’s updated Guaranteed Maximum Price (GMP) proposal for construction of Jefferson High School with allowances, alternates, and owner’s contingency as presented.

Capital Improvement Plan Update EXECUTIVE SUMMARY

Purpose of Report: To present to the Board and obtain Board approval of Journey Construction’s updated Guaranteed Maximum Price (GMP) proposal for construction after receipt of all construction bid packages for Jefferson High School.

The Sioux Falls School District’s Operational Services Department is seeking

approval from the Sioux Falls School Board of Journey Construction’s updated Guaranteed Maximum Price (GMP) proposal for the final design of Jefferson High School.

The proposal includes total estimated high school cost with contingencies, without owner contingencies, and a listing of approved alternates and allowances in the GMP.

With the listed allowances included in this report, the overall project budget for Jefferson High School is projected to be approximately $5.3 million below budget. The schedule proposed in the GMP remains on time for a fall of 2021 school opening.

Explanation: Journey Construction has received pricing for all bid packages and alternates relating to the Jefferson High School Project. We will present to the Board the updated Guaranteed Maximum Price (GMP) proposal for construction of the final design of Jefferson High School. The presentation will include a listing of alternates and allowances in the GMP. • A1 – Composition wall joints/ dry-system add $ 73,373

• A2 – Vertical sun control devices add $ 80,000

• A3 – Alternate movable wall finish (full mb) deduct $ 70,000

• A4 – Terrazzo finish on learning stairs in lieu add $ 85,440 of painted urethane

• M1 – Alternate chiller deduct $ 71,975 The proposed project completion presented in the GMP remains May 2021 for a Fall 2021 school opening. The overall project budget for Jefferson High School is projected to be approximately $5,300,000 below budget, incorporating the listed allowances, alternates and owner’s contingency for the project. This project is identified and budgeted as part of the District’s Capital Improvement Plan. (Bond) Costs: See above Committee Participation: District’s Steering Committee; staff design teams representing academic areas, library, FACS, music/fine arts, art, tech ed, special ed, physical education, athletics and custodial. Summary: The project cost and schedule remain in line with the original budget and timelines.
