Each landholding, ranging from 4 acres to nearly 14 acres, includes mutual ownership of the entire 1,700 acre Ranch and was carefully sited to protect privacy while maximizing views.
In addition to rolling agricultural fields, the Ranch offers breathtaking views of the towering Cascade Range, the desert canyons of Smith Rock State Park, the Crooked River and more than a dozen lakes spread throughout the property.
All homeowners also enjoy exclusive access to the Old Winery Clubhouse, the social center of the Ranch. The Tenancy-in-Common Ownership Structure
The Ranch at the Canyons is organized under what is known as a Tenancy-in-Common (TIC) agreement. The Ranch’s TIC agreement states that each owner possesses a 1/46th undivided interest in 1,700 non-residential acreage and common facilities of the Ranch. Within each created landholding, there is a designated Building Envelope of approximately two acres, a designated landscape area of approximately two acres, and a private area. Each owner is entitled to the exclusive right to possess a landholding that is described in each owner’s deed and the TIC agreement. In addition, all tenants-in-common have the right to possess and have access to the entire property, giving everyone equal access to all the finest parts of the Ranch.
The TIC is a common agreement that offers several advantages over other real estate structures. Because the percentage of ownership is set out in advance, each tenant is able to sell their share separately without involving the other owners. Unlike joint tenancy, a TIC does not involve the right of survivorship, which means your share won’t pass to the other owners upon death. All homeowners are responsible for all expenses, but these are fairly apportioned equally among all landowners.
The Design R eview Process

The Design Review Committee is responsible for reviewing all proposed villa plans and designs for review and approval prior to construction. Each site is unique, which means no two homes will be alike at the Ranch.
