Market News For January 2011 Volume 5, Issue 1 Calgary Real Estate Market Year-To-Date At the beginning 2010 the median detached house price was $401,000. Spring fever hit and the median went up to $423,000 in March. Slowly the median decreased until the end of July where it dropped sharply to $400,000. The decrease continued to $395,000 in August and $390,000 in September. Presently we have an inventory of about 4141 (including condo’s). Sales are just under 1054 houses/condo’s in the last 30 days as of December 31 and the median price is $389,000 for detached homes, that’s a 3% decrease for the year. The first day of January 2011 brought 600 expired listings. Expect many of these to come back on in the next 2 months. A look Ahead..... Calgary’s busy real estate season starts in February. We expect to be full swing into the Spring rush by the end of February. If you want to catch the market at the high of the year this is when you want to sell. We expect that 2011 will be much like 2010. House prices will drop after the first quarter.
