10 NEW HOME GUIDE | JAN 30 - FEB 27, 2015

Forget what you might have heard recently about housing in Canada being overvalued by 30

per cent (Bank of Canada) or, worse, more than 60 per cent (Deutsche Bank).

Over the long term, real estate is proving to be a prized possession, indeed. is is particularly true with new homes.

ere’s that old adage in real estate – and the stock market – urging you to “buy low, sell high.” Who wouldn’t love to do that? But how would you ever know when “low” is, and when “high” is actually the highest?

Perhaps the most realistic, if humorous, suggestion for how to look at this equation comes from mortgage

Buy ‘low’ and enjoy your decisionNew homes are a prized possession

New home experienceMake wise choices and enjoy the process

When only a new home will do, those in the market will be pleasantly surprised by the

exceptional value and attention to detail a new home o ers.

When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint.

If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one:» Shop the mortgage market to see

what you can a ord before you start your hunt;

» Obtain a lawyer who is willing to review your o er and close the deal;

» Don’t be persuaded by high pressure sales tactics while you’re out shopping;

» Determine which options and upgrades you want as part of your o er and ensure your lender will  nance what’s required, if needed;

» To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction.

Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your nal decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your rst steps in the homebuying process.

We hope you enjoy this issue of New Home Guide. Let us know what you think! We’d love to hear from you.

broker Calum Ross: “ ere are two times that real estate values matter – when you buy and when you sell. What happens in between is no more relevant than the total cash you have in the middle of a game of Monopoly.”

So, if you’re looking at the long term with your home purchase, which experts stress you should do, you’re not likely to be a ected by any short term £ uctuations in value.

Various stories, quoting various sources, in this issue (and at newhomeandcondoguide.ca) provide evidence of the long-term performance of housing. So take heart in knowing you’ve made a good decision.

12 NEW HOME GUIDE | JAN 30 - FEB 27, 2015

//COVER STORY

A home builder that already excites buyers with its fabulous list of standard features is adding a

new element aimed at those who love to stay in tune with today’s technology.

Jayman MasterBUILT has launched a new home automation system that will come standard in all of its new single-family homes. This feature, called The Jayman Connected Home System, will allow homeowners to control systems in their home such as lighting, temperature, security, door locks and garage doors (if applicable) with a touch of their fingertips.

“It’s integrated into multiple systems in the home, and homeowners can control it from a panel inside the

home and/or on any mobile device, your Android, Blackberry or iPhone, or tablet like your iPad,” says Jayman’s Marketing Director Careen Chrusch. “There is an app that goes onto your device so you can control your system from anywhere, even when on vacation.

“Homeowners can also add other things to the system if they choose and, once it’s in use, the system can anticipate when you’re coming home and turn up the lights and the heat,” she adds.

“We’re really excited to be able to offer this and respond to the needs of our buyers who have been asking for this type of tech savvy feature,” Chrusch says. “I think we’re the first home builder in Calgary to offer it as a standard feature.”

Jayman, which partnered with Creative TSI on the Connected Homes System, will provide homebuyers with instruction from an expert on how to operate the system as well as six months of free Gold Service (they’ll get a preferred rate after that).

“It’s a great benefit to our buyers because it’s fully scalable, so they can add things at any time, it can be controlled from your desktop computer or any mobile device or tablet and, most important to buyers, it can save them money on utility costs,” Chrusch says.

Jayman MasterBUILT is also making waves in Mahogany with its two showhomes – Blackstone and Inverness that feature three bedrooms, 2.5

bathrooms, oversized 22-by-24-ft. garages and fully developed walkout basements.

“The showhomes are very well received and we get nothing but positive comments from people,” says area manager Jennifer Underwood. “They love the designs, the open plans and the high standards that Jayman includes.”

The 2,462-sq.-ft. Blackstone showcases a finished basement with Jayman’s entertainment option highlighted by a wet bar and media area. The main floor wows buyers with its gourmet kitchen, while upstairs is a central bonus room and master with luxury ensuite.

The 2,504-sq.-ft. Inverness showcases Jayman’s fitness option in the basement, which is highlighted by a fitness area, home management centre and media area. The main floor draws people’s attention with its stunning herringbone patterned hardwood floor, while upstairs people love the lavish master’s his and her ensuite that gives them their own vanities (hers also has a makeup table) and walk-in closets.

Jayman offers 10 different models in Mahogany, and “we always have spec homes so we have quick possessions available,” Underwood says. “We’re currently building in two phases and have a wide selection of lots available. We’re also opening two new

showhomes in the fall.” Mahogany – the 2013 CHBA-

Calgary Region SAM Award winner for Community of the Year and 2014 CHBA Alberta Awards of Excellence winner for Community Development – is a major draw for buyers because it offers a four-season playground centred around Calgary’s largest fresh water lake – Mahogany Lake – and construction is underway on the 22,000-sq.-ft. Mahogany Beach Club and Main Beach Site, slated for completion in 2015.

For more information, visit the showhomes, open Monday to Thursday, 2 to 8 p.m., and weekends noon to 5 p.m., or visit jayman.com

Why should you consider buying a new home?

Have you ever imagined building a home from scratch? If you’re a homeowner, it’s safe to say that you’ve probably thought about creating an entirely customized home for you and your family at one point or another, especially if you’ve watched inspiring shows such as Bravo TV’s Million Dollar Listing or MTV’s Celebrity Cribs.

Maybe you’re already living in a home that you custom built, plan on building one from the ground-up in the near future or have bought resale properties you’re entire life, and are looking for a fresh start.

Well, if you’ve bought a new home before, you probably already know about the perks of doing so in comparison to buying a resale property. However, not all of us are experienced buyers.

As a matter of fact, some of you may be a rst-time homebuyer, or have made one or two moves before but never into an entirely new property. is is why you should consider buying a new home in Calgary the next time you make a move.

NEW DESIGN & WARR ANTYLike most “new” things, a new home has an aura of newness that isn’t only embedded in the construction date, but also in the design features that have been taken from the latest and greatest from Calgary’s home builders.

Years of experience in the industry has led most of our city's premier

builders to creating new and innovative oorplans, as well as interior/exterior designs that t in perfectly with our modern lifestyles.

Another desirable thing about buying a new home is the Alberta Home Owners Warranty Act, as well as the mandatory warranties that come with all household appliances. Now you can rest assured if something in your home is faulty or doesn’t work properly one, two or possibly several months after move-in.

CUSTOMIZATIONWhether you’re building a luxury home in Springbank or have found a pre-designed oorplan in Evanston, chances are that you’ll have an extensive list of customizable options to choose from with your builder of choice.

Buying a new home in Calgary, in most instances, will o er you exactly that – customizable options such as interior colour palette, exterior colour, oors and kitchen countertops, blinds and lighting xtures, while more high-end purchases will have a much larger list of design choices for you to make.

Luxury buyers who are building new may even get to choose fancy appliances, such as a touchscreen eight-burner gas-stove, and have the builder incorporate its exact dimensions into the design of the kitchen – one example of just how custom new homes can be.

A FRESH STARTIf you were to buy a resale property, truth is you don’t know what exactly could be wrong with its structure or appliances even after a thorough home inspection.

Buying a new home gives you peace of mind with the warranty included, and also gives you a fresh start with oors, walls and appliances that haven’t been worn or used in any way.

Oh, and let’s not forget the fresh new house smell that’s mesmerizing in itself. Okay, okay, probably not the best reason to buy new – but hey, it’s worth mentioning!

Don’t get me wrong, there are tons of fantastic resale properties around Calgary, but maybe a new home is just the thing that you need.

NEW IDEAS IN NEW HOME DESIGN

ASK AN EXPERT by HEATHER RYAN

Q: What’s new in new home design?A: A relatively new and interesting design being offered by Shane Homes is the three-storey layout, which is available in three Creations by Shane Homes models, says Lyle Faas, manager of drafting and design for Shane Homes.

“The advantage of the three-storey design is you get more square footage and it’s more cost effective,” Faas says. “We have one model where the third level extends all the way from front to back of the house. In all cases having the third level provides extra living space and another bedroom and bathroom. You can also use the space for a studio/office or have it completely open for a large family or bonus room.”

Shane Homes started offering four-bedroom designs a few years ago, which have proven popular with buyers who have large or extended families, but customers are now also able to get a five-bedroom design. “The standard plans are typically three bedrooms, but we have flexibility in our designs to accommodate our clients who need four or five bedrooms,” Faas says.

The builder also offers a variety of floor plan options with every model so buyers can get the best design that suits their needs. Among the optional designs available, the upgraded

kitchen and deluxe ensuite are the most popular, Faas says. “Many people choose the upgraded kitchens because they

offer more space, and deluxe features such as 42-inch cabinets, crown moulding and standalone chimney hood fans,” he says.

“People also want to make their islands as large as possible, which is available with the upgraded kitchen.”

The deluxe ensuite design provides the luxury homeowners seek such as dual sinks, soaker tubs, oversized walk-in showers, make-up counters and even a coffee/juice station.

One of the most popular new designs is with the fireplace, Faas says. “The Cosmo fireplaces are rectangular and look like they’re floating in the wall as opposed to traditional fireplaces they offer a sleek, modern design and they’ve become very popular with buyers. Electric fireplaces are popular now as well in place of gas. They also hang flat against the wall and offer a modern look.”

SHANE’S TOFINO II model proves to be popular

Presenting a bright and open plan with great standard features, options and upgrades has made Shane Homes’ Tofino II a hit with buyers.

“The Tofino II has been and is one of our top sellers in Hillcrest and other communities we build in Calgary and Airdrie,” says Jeff Brodowski, co-area manager with Karen Kotchar in Hillcrest in Airdrie.

“One of the things that appeals to our clients with the Tofino II is that we offer several different main floor and second floor layout options to fit the buyers’ needs,” he says. “As we are one of the few builders that offer customized homes, we find that with this plan we need to do less customizing than with some of our other plans due to the various optional layout choices we already have available.”

“Another great feature of this home is that it only requires a 32-ft.-wide lot, which is our smallest sized lot in Hillcrest and in many other communities where Shane Homes builds,” he adds. “The floorplan starts off at 2,150 sq. ft. and goes up from there, depending on the clients’ needs and lot limitations. A smaller lot means a lower starting price point for this model.”

Kotchar notes the Tofino II draws a lot of positive comments from people. “They really love the open main floor – it’s great for entertaining – and the spacious front entry with open railing that goes all the way up to the second floor and down the

stairs, which gives it a grand feel.”The Tofino II presents outstanding

standard features such a granite countertops, laminate and tile floors and stainless steel appliances, but it also has several upgrades that customers’ desire.

One of the most popular upgrades is the super kitchen. It serves up several built-ins such as a microwave, wall oven and hutch, and has an oversized island with breakfast bar seating, a drop down stainless steel hood fan over the cook top, tall cabinets to the ceiling and an extended nook, Brodowski says.

Another popular option in the Tofino II is the larger ensuite, which comes with a bigger corner soaker tub, oversized shower, make-up table and

dual vanities. “As well, this option makes the walk-in closet much bigger,” he says.

A stunning upgrade in the Hillcrest showhome is the fireplace, which showcases a newer and more modern Cosmo design and is highlighted with wave tile to the ceiling. “People love the Cosmo fireplace – the style is very contemporary with clean lines – and the tile is very artistic,” Kotchar says.

The main floor in the Tofino II Hillcrest showhome also features a walk-through pantry, spacious living room and nook, an office that comes with two built-in work stations and a mud room off the garage that has a built-in bench and walk-in closet.

Going upstairs, the Tofino II features an eye-catching built-in entertainment centre in the middle loft, which is standard. “People like the second floor bonus room and loft with vaulted ceiling and the fact that it separates the owners’ suite from the kids’ bedrooms,” Kotchar adds.

The second level also features a spacious owners’ suite with options available for the ensuite design, a good-sized laundry room, two generous bedrooms each with walk-in closets, a full bathroom and a handy built-in computer station adjacent to the secondary bedrooms.

Nine-ft. basement ceilings in conjunction with basement development are also popular choices with many of the homeowners in Hillcrest.

This model is so popular that Shane Homes also offers Tofino II showhomes in Nolan Hill in northwest Calgary and Cranston in southeast Calgary. For more information on Tofino II showhomes, visit shanehomes.com

30 NEW HOME GUIDE | JAN 30 - FEB 27, 2015

//IN THE NEWS

The Calgary housing market has had it good in recent years. Strong economic, employment and wage growth and increasing net migration all led to a booming real estate sector – including what were record housing starts last year.

So spectacular was this performance, however, that it would be impossible to maintain. It should come as a no surprise, then, that in 2015, some of the “boom” may come off the rose somewhat in this part of Wild Rose Country.

Total housing starts in the Calgary Census Metropolitan Area (CMA) are on pace to reach a record high of 17,200 units in 2014, according the Canada Mortgage and Housing Corp. (CMHC). This represents a huge 37-per-cent increase from 12,584 in 2013. This year, however, total housing starts are forecast to decrease to 14,400 units and 12,800 in 2016.

“Housing demand in the Calgary CMA continues to be supported by positive employment growth and heightened net migration,” Felicia Mutheardy, CMHC’s senior market analyst for Calgary told New Home Guide.

“However, while remaining positive, the rate of employment growth is expected to move lower in both 2015 and 2016. Following a record year in 2013, net migration is expected to decline in 2014 through 2016 while mortgage rates are expected to move higher in the next two years. These

factors will contribute to a moderation in the demand for housing, resulting in a reduced rate of growth for sales in the existing home market and lower housing starts for both single-detached and multi-family units.”

In 2015, existing home sales are forecast to increase 2.1 per cent to 34,200 units, and 1.8 per cent to 34,800 in 2016, she adds.

Over the next two years in the Calgary housing market, both single-detached and multi-family starts are expected to decline. There will be 6,400 single-detached housing starts in 2015 and 6,300 in 2016, Mutheardy says.

For multi-family starts, there will be 8,000 units in 2015 and 6,500 in 2016. A slower pace of construction for condominiums will contribute to a pronounced reduction in multi-family starts in the next two years.

For the new home market in Alberta overall, single-detached starts are projected to rise by nearly four per cent to 19,300 in 2014 and then remain relatively stable at 19,200 units in 2015 and 19,000 in 2016.

“Strong economic and employment growth are expected to help Alberta’s housing market conditions remain robust by historical standards over the next two years,” says Lai Sing Louie, CMHC’s regional economist for the Prairie and Territories Region.

brings its popular semis back to Walden with four new showhomes

HOMES BY AVI

H omes by Avi has reintroduced its popular semi-detached homes to the southeast community of Walden with the launch of four new showhomes. This is the second time that the home builder has offered

this versatile product in Walden, with the first lots selling out in record time.“Our Walden semi-detached homes are very well received,” says Karl Bursnell,

sales manager for Homes by Avi. “Customers like that they can enjoy the benefits of a single-family home, like a private yard and the ability to build a garage, but at a more affordable price point. And there are no condo fees to worry about like with a multi-family unit.”

HOMES BY AVI| Walden

Bursnell also attributes the popularity of Homes by Avi’s semis to the enticing list of inclusions, such as nine-ft. main floor ceilings, hardwood, quartz in the kitchen and front landscaping. “They offer a complete package, so they really appeal to young professionals who want to enter the

market with a comfortable, inviting home, as well as those who want to downsize, but still desire some extra space for entertaining friends and family.”

Interested parties can tour the new showhomes, now open at 603 Walden Dr. SE. More information on these and other Homes by Avi product offerings is available at homesbyavi.com

Landscape 360. Professional Landscape Construction

Have a plan. You can never call a company too early to plan for the following season’s project.

Are you ready to LANDSCAPE?

In the middle of winter as we anxiously wait for warm weather and outdoor living, landscaping may not be at the forefront of your mind. Landscape 360 would like to highlight a few ideas homeowners can contemplate before spring. Hiring a

landscape contractor should be exciting and satisfying. However, this can be a very discouraging time for some homeowners, unsure of where to begin, what you want it to look like and who to talk to. Here are a few tips to guide you through a satisfying landscape construction experience.

Have a plan. You can never call a company too early to plan for the following season’s project. Many landscape companies are limited in the number of jobs they can do in a season. Having a plan and beginning the process early can allow for your project to be started in your desired time frame.

Have a budget. It is important to understand that quality landscaping requires substantial investments of time and money. Thus having a budget and planning around that budget will be crucial. It is also not unusual for work to be split up over consecutive summers, easing some of the financial burden while creating your backyard paradise. Depending on what is required for labour, equipment and materials, it may be more or

403.452.0360 | landscape360.ca | like us on facebook

less of an investment one season to the next. With that said it is sometimes more cost effective to do the whole project at once. Booking a consultation with a reputable landscaper will allow you to see if your budget is in line with your vision.

Hire a professional. Many homeowners underestimate the work associated with landscaping, or the knowledge required to produce a quality outdoor living space. Weekend warriors may be in for a surprise! It is important to hire someone who has extensive experience in the industry, and is a full service landscape company. Find a landscape company that will complete the task from start to finish and handle any subcontracting required.

Know your options. When deciding which landscape company to hire, it’s beneficial to do your research. Ask to see their portfolio, view their website, and look into some of the products yourself. Most importantly, ask lots of questions. Landscape construction can be done very different. Hire a company that uses quality equipment, utilizes the best products available and installs everything professionally. Ask to speak with former clients who have had similar projects to the one you’re considering. Your options include patios, lighting, decks, walkways, garden beds, trees, plants and fences to irrigation, drainage solutions, boulders, retaining walls, water features, decorative concrete, outdoor cooking and fire pits. Clearly, there are many choices and it pays to explore all your options carefully.

A stylish functional yard can create a vibrant feel to your home. Be the envy of the block and provide a sanctuary for your family, friends and pets. Landscaping improves your quality of life, increases the value of your home and adds a little personal flare to your home’s exterior. Landscape 360 is a full-service landscape construction company. Our philosophy is based upon professionalism, quality, trust and respect.

Calgary to still be among leaders in home price growth this year

Calgary will be among the leading markets in terms of home price growth this year, according to the latest Royal LePage House Price Survey and Market Survey Forecast.

Across the country, average home prices showed modest to healthy year-over-year gains in most markets in the fourth quarter of 2014. During the quarter, the average price of a home in Canada increased between 4.5 per cent and 6.7 per cent year-over-year. Nationally, the average price of detached bungalows rose 6.7 per cent $406,218, while standard two-storey homes increased 6.0 per cent to $443,379, and standard condominiums saw a 4.5 per cent increase to $257,624. Against the backdrop of a decidedly mixed macroeconomic environment at home and abroad, Royal LePage expects home prices to increase moderately in 2015, forecasting a 2.9 per cent national increase for the year ahead.

In Calgary, the housing market in the fourth quarter of 2014 continued to be among the strongest across the country. Demand was strong for homes across all housing types, and continued to outstrip supply. Average prices for detached bungalows jumped 9.1 per cent year-

over-year to $511,889 and standard two-storey homes increased 8.5 per cent to $500,320. Standard condominiums also experienced robust growth, rising 9.1 per cent to $311,644.

For 2015, Royal LePage forecasts average home price growth of 2.4 per cent to $472,000, up from $461,000 in 2014. This compares to a 5.4-per-cent increase from $437,036 for 2013.

“While some markets have continued to defy gravity, notably the economically robust, supply constrained cities of Vancouver, Calgary and Toronto, by and large, house prices across the country are now strolling versus bounding forward,” Phil Soper, president and chief executive officer of Royal LePage, told New Home Guide. “We believe this moderating trend will characterize the 2015 market, and that in normal course, even our hottest markets will see eroding affordability ease overheated demand, bringing balance and more rational price increases.”

The recent freefall in the value of oil is impacting the national and some provincial economies, he adds, and will act as a drag in some regions of the country.

“Specifically, the natural slowing of home price appreciation should be accelerated in Alberta, Saskatchewan, and Newfoundland, and delayed in Central Canada – particularly in Ontario.”

And what should homeowners and prospective buyers make of recent statements by Deutsche Bank, and even the Bank of Canada, that Canada’s house prices are seriously inflated?

“Will prices collapse, as a few foreign investment banks have prophesized? That seems highly unlikely in a future characterized by low interest rates and a healthy economy, which is what we see,” says Soper.

Choosing the right lighting is important to the comfort and appeal of your new home.

When you purchase a new home, it often comes with a standard lighting package, and there are usually options for upgrades or sometimes the builder will give you a set allowance to spend so you can choose the lighting fixtures and features you want.

When it comes to making these lighting choices, homebuyers can get plenty of assistance from their builder, the salesperson or the interior decorator at the company’s decor centre, depending on the builder they’ve chosen. Or they may be referred to the company’s chosen supplier, who will typically have a showroom and lighting experts available to help with selections.

Before making your choices, it’s best to do a little homework, such as looking through magazines, browsing the Internet, visiting a few stores for general information and ideas and most importantly visiting a showhomes in the Calgary region that showcase a variety of lighting styles. You could also ask your builder or the lighting centre if they have any written information or product catalogues they can lend you.

It’s a good idea to make sure you understand exactly what your builder is offering in a standard lighting package, so that you know what is already included in the price of the home, and keep in mind that there could be an additional installation cost for some of your selections.

If you decide to upgrade the lighting beyond the builder’s standard specifications, you should set an overall budget. Tell your builder or expert how much you want to spend, and what areas in the home are most important to you, and they will be able to help you allocate your budget wisely. Also verify with the builder that your choices can be accommodated within the plans and construction schedule.

When making your lighting selection, it’s a good idea (if possible) to bring samples of the interior finishing, such as paint colour, carpeting, counters, cabinets and so on, because different colours and textures absorb or reflect light differently.

Also, consider going through the entire house plan room by room to determine the activities and tasks that will take place in each so that you can decide on the furniture and any special features you want highlighted, and the mood you want to create with your lighting.

One feature to think about is lighting controls. Dimmers, two-, three- or four-way switches, hand-held controls, motion sensors and timers all give you greater convenience, safety and/or security than plain switches. And with smart

Choosing the right lighting for your new home

//THE HOMEBUYING PROCESS

systems, you can control your lights with your cell phone or tablet. You can ask your builder or lighting expert for recommendations best suited to how you want the lights set up.

As well, give some thought to the extra little touches such as door-activated closet lighting, built-in night lights in hallways, LED lights on stairs, under-cabinet lighting in the kitchen and spotlights for bookcases and shelves.

And don’t forget the exterior. When looking at outdoor lighting, decide which areas you want lit for safety and convenience, and where lighting can enhance the appeal of your home by drawing attention to special features, such as stone detailing or windows.

With the wide range of solar operated lights and LED lights available, the lighting ideas for your gardens, pathways, patios, decks and front of the house are endless. You can let your imagination fly.

Today’s choices in lighting and control options, provide you with a great opportunity to make your new home just right for comfort, convenience and spectacular effect.

Why use a mortgage broker?

For years, people wishing to purchase or refinance a home have always gone to the same place… their bank. Is this the best option for everyone? Not necessarily, but it is the one option most people have been aware of, or felt obligated to use... perhaps until now.

In the past, mortgage brokers were often called upon in cases where the client(s) did not qualify under traditional criteria, or they needed money quickly, and hence had to borrow from a “loan shark.” While mortgage brokers still assist clients with bruised credit or other qualifying challenges, the vast majority of our clientele is made up of clients just like yourself, with good job stability and excellent credit.

So why exactly should you contact a mortgage broker? Firstly (and probably the biggest reason for most clients),

rate, rate, rate! When you go to your bank, more times than not, you will be put into the common situation of having to negotiate with your banker for a better rate. When you work with a broker, if you qualify for the best rates (based on your credit history), you automatically get the best rates. And the best part is, it doesn’t cost you a thing. There is no charge for this service and no negotiation is required. Just remember, even a 0.25 per cent lower rate can save you thousands of dollars over the course of your term in interest.

Secondly, you have more lenders and options to choose from. When you go to your bank, you only have access to their suite of mortgage products to choose from. Mortgage brokers have access to more than 30 lenders, including many of the chartered banks, so they have access to a vast array of mortgage options to suit your particular needs and goals. While there can be subtle differences, something such as better prepayment privileges may be a reason for choosing one institution over another.

Thirdly, mortgage brokers cater to your schedule, not the other way around. Don’t you enjoy the process of calling your bank, and then you’re told that they can’t see you for a week or so because they are already “booked up” with appointments? Mortgage brokers will meet with you where and when you prefer, or at the very least offer you the convenience of arranging your financing via phone, fax and/or email. Generally speaking, you can be pre-approved for mortgage financing the same day you apply.

Finally, mortgage specialists are able to offer their clients a more relaxed qualifying process. If you don’t happen to meet all of your banks’ criteria, they will often turn you away, whereas a broker will continue to source your application to as many lenders as required to find you the financing you require based on your personal situation.

If you are looking for a change, and would like to experience the convenience and value of working with a dedicated mortgage professional, please ensure that they have their proper accreditation. As a mortgage planner working with Axiom Mortgage Solutions, I am governed by the Alberta Mortgage Brokers Association (AMBA), and the Real Estate Council of Alberta(RECA). As always, I welcome any questions or comments you may have regarding the information contained in my articles. Until next month…

01 Calculate the combined monthly before-tax income

of you and your spouse.

02 Divide by three. This figure is the monthly payment you

can afford to make on your home.

03 Take the total price of the home and subtract the

amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down

the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and

monthly property taxes.

07 If this figure is equal to or less than one-third of your

gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

» Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice andget pre-qualified.

Calculate your mortgage payments

MORTGAGE TYPESALL MORTGAGES ARE OF TWO BASIC TYPES:

CONVENTIONALThe buyer can borrow up to 80% of the purchase price or the value of the property, whichever is less. The buyer has to pay 20% down. A conventional mortgage cannot exceed 80% of the value of the property.

INSURED OR HIGH-R ATIO:A buyer can borrow up to 95% of the purchase price or the value of the property, whichever is less. The down payment can be as low as 5%.

MORTGAGE OPTIONSYou can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs.

OPEN MORTGAGE:Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty.

Because of f lexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a short-term mortgage at high interest rates to a longer term when mortgage interest rates fall.

CLOSED MORTGAGE:Usually has the lowest interest rate available but lacks the f lexible features of other mortgage options.A good choice for those who want the security of knowing their monthly payment is fixed for a longer term.

Prepayment options are available but they are subject to conditions.

PORTABLE MORTGAGE:Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.
