THINKING GREENAND SAVING BIG
• Capital Access Financial (CAF) is a Georgia based finance company that forged relationships with leading green funding and implementation companies to deliver a seamless financing and implementation product to property owners
• CAF and Strategic Partners (CAFP) funds and facilitates turn-key high energy efficient retrofit projects for real estate owners, municipalities and school districts
• Comprehensive approach accommodates complex energy efficiency systems and renewable energy on multiple building systems
• The savings are guaranteed and the performance risk to the client is virtually eliminated
• The three step process includes planning energy efficiency, implementation and providing ongoing measurement and verification services
WHO IS CAPITAL ACCESS FINANCIAL?:
WHY WE DO IT?
CAF invests in green initiatives because they work and we want to reduce the barriers that exist in getting more green retrofits completed.
In comparison to average commercial buildings the following shows it works:• 26% less energy usage• 13% lower maintenance costs• 35% less green house gas emissions
Other Benefits:• Economical – reduces operating costs• Health – contributes to overall quality of life with fewer incidents of respiratory
illnesses• Environmental – conserve natural resources and improved air and water quality
Current Utility Bills of Memphis City Schools
• 2010 Utility Budget = $29.7 million
• 2010 HVAC Maintenance Budget $2.5 million
• Pay as you go• Capital projects funding
through bonds• Is upfront capital outlay
an issue when planning high energy efficient upgrades?
CAFP Energy Efficiency Program
• The district will receive approximately 5% discount on utility bills years 1-10
• 5% reduction equals $148,500 annually
• After the payback period the cost savings will be approximately $891,000 annually.
• HVAC maintenance will also be reduced drastically.
WHY NOW?
The current economic environment and associated budget cuts forces departments to look at every dollar spent and how they can spend less next year. CAF’s Energy Efficiency Program allows school districts to decrease their operating and maintenance costs with no upfront outlay of cash.

HOW DO WE DO IT? ENERGY EFFICIENCY
The last but no least important contributor is educationg the users to incorporate energy conservation in their everyday lives
Conserving energy with high efficient products
Conserving water with low flow rate faucets and toilets
Utilizing renewable energy lessens the dependence on regional energy supplies
Energy management system makes sure all the systems work together to produce the optimal efficiency
Step 1Letter of
Intent
Step 2AUDIT
Step 3REVIEW
Step 4INSTALL
Step 5MONITOR
• Letter of Intent between the School District and Captial Access Financial
• Energy Audit Performed
• Presentation of energy audit and signing of contract
• Installation of high energy efficient systems
• Monitor the baseline efficiency and establish the cost basis for the new units
• School District’s Counsel will review the LOI
• School District’s Engineer will accompany auditors
• School District’s Counsel and other stake holders
• School District’s construction will begin
• School District begins to enjoying the benefits of the new system
• The audit is free unless the district decides not to go forward
• The audit will be performed by CAF Partner firms.
• CAFP presents thefindings and recommendations from the audit
• CAFP facilitates the proper installation of equip and systems
• CAFP measuresand verifies efficiencies derived from the new systems
EFFICIENCY PROCESS
OFF BALANCE SHEET CAPITAL STRUCTURE
The basic principles and financial value of energy efficient systems have been proven in the market for decades.• Capital is provided to implement energy efficient systems in a property• Funds are repaid over time using savings generated by the improved
systems• Long-term system performance is crucial to creating a true value proposition
