Employment History
Oyster Estates December 2015 - January 2017 Position Property Manager
As a property manager my job description was quite broad, within the office, I was responsible for doing my paperwork, emails
and working unassisted, booking my own appointments, organising my diary and scheduling time to research and write approach
letters to new business, dealing with insurance claim application forms for claims on the block policy also completing property
inquiry forms for people selling. Dealing with lease breaches and covenant issues, service charge accounts, mail merging,
instruction and interaction with contractor for work orders, preparing, setting and implementing Budgets and overseeing the
funds.
Outside of the office, I was responsible for regular scheduled block inspections, my meetings would range from meeting with and
employing contractors for cyclical contracts, meeting with tenants, owners and company directors, and creating sales opportunities
by meeting with developers for new business,

As a property manager it was my personal responsibility to look after 47 sites ranging from freehold residential and commercial
blocks with anything from 5 to 92 units, it consisted of a mixture of freehold and leasehold property. I enjoyed interacting with the
Company Directors on behalf of the management Companies, and dealing with the day-to-day issues from owners/ investors,
tenants and leaseholders.
New skill sets I have acquired
During my time at Oyster, I picked up several new skill sets. One of them was, learning to control a meeting by being the person
to Chair at EGMS and AGMS. As a result of this I would occasionally need to produce my own minutes. Another skill I acquired
was, learning how to deal with leasehold covenant breaches and insurance claims. The last skill set, which was the most
interesting by far, was I learnt how to run larger refurbishment projects and to do this through the section 20 process, I learnt the
procedure from start to finish, right from the point of the statutory notices, to dealing with and getting tenders and negotiating on
prices and different specification requirements, to instructing the winning contractor and finally overseeing with weekly meetings
the project to its final conclusion.
I was happy to work alongside the Business Manager, exploring new opportunities but I also enjoyed working in a small team,
building up and adding to the existing property portfolio.

A consultancy role at Green CO2 – My experience with commercial agents through my property development and estate agency
background was a major prerequisite for this sales driven role.

I worked from home, and set up my own office.
Two roles :
Individual Role
Responsible for attending planning meetings, public inquiries which included public speaking. Managing the covenant research,
on all development sites for the company. Making sure there was nothing untoward lurking in the title deeds, that could preclude
development. Prior to us offering on the vendor’s property or agreeing contracts. Establishing a good relationship with the
solicitor was key before we instructed the purchase. Monitoring many developments at the same time covering the south of
England

Acquire land acquisitions for property development. Carrying out detailed development surveys, incorporating cost analysis and
researching the market for suitable comparable properties. Meeting with the prospective sellers, negotiating and agreeing terms
including option fees. Meet regularly with company solicitors who acted for us, to study the detail within the option and making
sure we were never in a negative position. Understanding risk. Responsible for portfolio management, disposals and management
of our company’s assets.
