1. Glossary of Terms:

New - Unused or still in packaging. Will also include room elements in a refurbished or new build property (flooring/heating/electrical items/lighting etc.)

Newly painted - freshly painted

New with defects - new, however defected as per assembly or while moving in

Good Condition - Light signs of wear, minor marks or scratches, no obvious defects.‘Signs of wear’ & ‘Use marked’ are used to imply that an item is showing marks or minor defects expected through normal use of thatitem.

Fair Condition - Signs of wear, abrasions, scratches, marks, discoloration or light soiling throughout.

Poor Condition - Heavy wear, abrasions, scratches, marks, discoloration or heavy soiling throughout.‘Well worn’ is used to imply that an item is in old condition with signs of wear consistent with normal use of that item.

Repair Condition - item in good or fair condition but with a defect - still good to use after a repair performed.

Very Poor Condition - Broken, unstable or unusable.

ODU - 'Old Defects Under’ is used where an item of décor, e.g. a wall, has been painted but chips or other minor defects are still visibleunder the paintwork. This is only used to cover defects/damage accrued through normal wear and tear and does not imply any defects tothe buildings general structure.

3. About the Inspection:

All items in the report are listed from left to right viewed from the doorway of that room. Reference to wall numbers, i.e. wall one (W1 ), will always be the wall that the door or entrance way is situated in and then round in a clockwise motion from there.

Multiple items may be grouped together. When a condition comment is made for grouped items, it will apply to all of them unlessnoted otherwise.Grouped items that are expendable may not be examined closely and wil be described generically. For instance: plastic toilet brush, indoorplants, rubber bath math, wooden spoons, spatulas, dishes, cups, inferior quality sauce pans, pillows, shower curtains, ect.

This report provides an impartial and easy to follow schedule of condition for the main features of the property and its state ofcleanliness. It has been prepared on the understanding that schedule of condition represents general overview of the state of the propertyand more detailed comments will be stated further down in the report.

New items will only be described as such when they are in a new building, still in their wrappings, or with a receipt.

4. Description of the listed items :

Where the words 'silver', 'chrome', 'oak', 'pine', etc. are used, it is understood that this is a description of the colour and type ofthe item and not the actual material or fabric. The description of the listed items is for identification purposes only. The person preparingthis report is not an expert on fabrics, woods, materials, antiques etc: nor a qualified surveyor or Valuer. This report will not necessarilymention structural defects and does not give any advice on the cost of any repair work, or the types of repair which should be used.Fixtures and fittings are listed and described; they are not tested and no comment is made as to the working condition unlessspecified.

5. Condition of the listed Items:

Where no comment on the condition of an element or item is made by the inventory assessor, the element or item is taken to bein good serviceable condition and without defect(s). This report will specifically comment on, and identify defects or elements in poorcondition that have been observed during the inspection and will be described in the narrative of the report/ evidenced in the photographscontained in the report.

6. What is inspected?

The inventory assessor carries out a visual inspection of the inside of the main building together with any contents and will carry out ageneral inspection of the remainder of the building including the exterior cosmetic elements and anypermanent outbuildings. Inaccessible areas and loft areas will not be inspected. Belongings left by the landlord in a locked room oroutbuildings will not be included and are the sole responsibility of the landlord. Items of little monetary value are listed and describedgenerically; i.e. a bookshelf could be described as containing 'a number of paperback books'. Similar items will include used bedding, usedkitchen utensils, tableware etc.

Blinds will have inspected cords and it will be noted whether safety brackets/ cleats were seen. No comment is made as to the propertycomplies with Blind Regulations 2014. If applicable this will be noted as maintenance issue and it is sole responsibility of the landlord ortheir managing agent to make sure that the property complies with regulations.

Handrails and banisters will be inspected visually. If a defect is visually obvious this will be noted as maintenance issue. No comment ismade as to the property complies with UK Building Regulations. It is sole responsibility of the landlord or their managing agent to makesure that the property complies with regulations.

7. What is NOT INSPECTED:

Please note that inventory clerks are not responsible for the following:

1. Testing showers / taps2. Testing appliances3. Moving furniture4. Checking electrical items5. Opening windows6. Flushing toilets7. Checking heating systems / radiators8. Checking alarms9. Inspecting loft contents10. Removing and inspecting boxed items – it is the duty of the landlord / tenant to have all accountable items ready to check11. Specifying names of plants / shrubs and trees – a general description will be made.

8. Electricals & Fire Safety

Any electrical appliances, smoke alarms, CO2 detectors, electrical items or fittings will be tested for power supply only either byself-test button audible check (beep test) or visual check of power LED light where practical or easily accessible.Where the inventory notes the presence of smoke alarms and carbon monoxide detectors, if tested by the inventory company,this will befor power supply and should not be interpreted to mean that these items are fully working and that the property complies with the 2015regulations. The Inventory Company will take no responsibility for damage or malfunction during the testing of such alarms.

Boilers, gas fires, water supply, fire alarms and radiators are not tested. With electrical appliances, an account will not be given as tothe efficiency or safety of the items, we merely state that such an item exists at the property and the current condition.

The Fire and Safety regulations regarding furnishings, gas and electrical items alike are the responsibility of the Landlord. Wherethe Inventory notes that an FFR label is seen this should not be interpreted as the item complies with the fire and furnishings(Fire) (Safety) (Amendments) 1993.It is merely a record that the item had a label as described or similar to that detailed in the guide to the regulations as published by theDepartment of Trade and industry, January 1997 (or subsequent edition), attached at the time the inventory wascompiled.

Ensuring compliance with the new regulations any remedial action required remains the responsibility of the Landlord or theirmanaging agent.

IMPORTANT: This report must be signed by the tenant(s) and returned to the issuing agent within 5 working days from the daythey received the report. If the report is not returned by the tenant(s) within this time-scale, any future discrepancies orrequested amendments will not be admissible and the report will be deemed as accepted full and final by both landlord/managing agent and tenant.

TENANT GUIDANCE NOTES

Where an inventory report is compiled at an old property, it must be understood that the condition of the fabric and contents are normalage worn and age marked unless otherwise noted.

Mould & CondensationTo prevent mould or its built up and growth, moisture should be wiped up daily, as necessary. Were ventilation & extractor fans are inplace must be used.Windows should be open for at least 20 min after use of the bathroom. You could be liable for any damage caused ornot prevented for failure to control mold and condensation.

Check Out Guidelines:

1. All items should be placed in the rooms described on the inventory2. Anything packed away for the duration of the tenancy must be unpacked, cleaned and placed in the correct location.3. All keys must be available and clearly labelled as per the start of the tenancy.4. You must be ready to vacate the property, with personal items removed, and hand over any keys at the appointed time.5. When vacating the property it is expected that the property and its contents will be in a similar condition of cleanliness as noted in theoriginal inventory.

End of Tenancy Clean

Please note that scale is never considered wear and tear, but it is a cleaning issue and sole responsibility of the tenants. If thestandard of cleaning is not satisfactory, most managing agents or Landlords will employ a contract cleaner - the cost of which will bededucted from the tenant's deposit. Where professional cleaners are used a landlord guarantee must be given by the cleaning company– any reputable cleaning company will do this, receipts should be retained and produced if required.

All cleaning must be thorough and the property left tidy at the end of the tenancy.The main areas for concern are set out below:

• Carpets should be professionally cleaned before the end of atenancy in accordance with the inventory or tenancy agreement and vinyl/tiled flooring should be left clean and free from cracks or tears.

•Curtains should be professionally cleaned before the end of a tenancy in accordance with the inventory or tenancy agreement.

• The decor throughout the property should be in the same state and condition as at the start of the tenancy as detailed within the originalinventory.Charges may be incurred if picture hooks, nails, screws or screw holes etc have been added and not removed and the area madegood.Charges may also be incurred where excessive wear is noted. Remove finger prints and excessive marks from the decor. Whilstreasonable wear and tear is expected, your fingerprints to walls and doors will be considered a cleaning issue.

• Refrigerators/Freezersshould be cleaned inside and out, defrosted and left switched off and open to avoid smelling.

• Ovens, Hobs, Extractor Hoods, and Microwaves should be cleaned of burnt on deposits and grease and doors/seals cleaned.

• Tumbles Dryers, Washing Machines and Dishwashers should have filtersemptied, soap drawers cleaned of deposits and doors/seals cleaned.

• Gardens where applicable should be left in a neat and tidy order,the lawns having been cut, borders and planters weeded, hedges trimmed and pathways/patios weeded and swept in accordance with thetenancy agreement.

Should the Inventory Clerk have to search for missing items, it may result in charges being made to the tenant. Heavy items offurniture that have been moved should also be returned to their original positions.The Managing Agent or Landlord must be informed of any items removed or added to the property. Failure to do so may result in chargedbeing made for the replacement of items removed.
