TP BUSINESS REQUIREMENTS-SAP PM

1. Problem Statement Functional location structure in SAP PM not integrated with the SAP SAP RE structure No information on where exactly equipment is located.i.e on which floor. No synchronization between SAP PM,SAP RE and SAP FI/CO on reporting maintenance costs No planned maintenance business process in the SAP PM module No proper apportionment of service charges to tenants in SAP RE

2. Business Requirements

2.1 Master Data Expand existing functional location structure to show building floors and equipment Link all functional location levels to rental objects in SAP Real Estate module Link all functional location levels to the asset register and cost centers in finance Create meters as equipment data for meter maintenance purposes

2.2 Business Processes Enable performance of maintenance work discipline wise. e.g. electrical, mechanical Upload maintenance schedules and task lists for equipment in planned maintenance sub-module in SAP PM Automatically generate work orders in planned maintenance based on maintenance schedules Review existing roles and authorizations in SAP PM Work on establishing an in-house stores for management of spare parts to replace dedicated distributors

2.3 Reports Notifications created and converted into work orders Maintenance costs by functional location, equipment and cost center Work orders closed and not closed Equipment breakdown analysis reports
