BUSINESS MADE EASY 2016 Issue 4 A s the year comes to an end, I want to thank those who participated in all of our tenant events. As you must have noticed, the final months of 2016 brought much activity to PGC, with popular events such as Oktoberfest, the Halloween Spooktacular, the Holiday Wassail, and numerous holiday musical events. We hope you had time of enjoy some of these events sponsored by PGC’s ownership in appreciation of our valued tenants. We would also like to express our heartfelt “MAHALO” to all of those who participated in PGC’s Hawaii Foodbank Drive and the Salvation Army Angel Tree Toy Drive. Through the selec- tion of an Angel Tree Tag, you and the Salvation Army help to brighten Christmas for a child in need and sixty-seven (67) PGC Angel Tree tags were claimed through your continued generosity! Thanks as well to all of the tenants who participated in the Tenant CEL Survey. This survey is done every three years and we always appreciate your taking the time to give us feedback to let us know how we are doing. This year we increased our previous scores in every category and achieved an overall satisfaction score of 90%! Pacific Guardian Center’s ownership continues to be committed to providing a Class A quality and green conscious building and in providing an enjoyable atmos- phere and with service-focused operations. As 2016 comes to a successful close, we again thank you for your tenancy and friendship and we hope to have more great news to share with you next year. We have many entertaining and fun plaza events planned for our valued tenants which we hope you will all have time to enjoy. From all of us – owners, man- agement, and staff – we wish you all a safe and happy holiday season and a healthy and prosperous new year!

Meet the newest mem-ber of our team at Pacific Guardian Center, Ban-don Sing, our new Park-ing Facilities Manager.

We’re very lucky to have Brandon Sing join our team at Pacific Guardian Center. During his studies at UH Manoa, where he graduated with a Bachelor’s degree in Business Administration, he worked for Standard Parking at Queen’s Medical Center and also worked at the Moana Surfrider front desk. Upon graduation, he completed Starwood’s Associate De-velopment Program and began working as both the Front Office Supervisor and Guest Services Manager at the Moana Surfrider. By 2015, he was promoted to the position of Housekeeping Manager at the hotel. In returning to Standard Parking as a Facilities Manager begin-ning May 2016, he has taken on several properties in the SP portfolio, including PGC. We’re very excited about the level of enthusiasm and professional experi-ence he brings to our team.

The year 2016 has brought numerous improvements and projects which are wrapping up or are entering into their final stages.

Several of our multi-tenant floors have undergone a com-plete carpet and wallpaper refresh and our parking lobby floor covering have been replaced. We also concluded

another phase of one of our major projects to rebuild the vent and waste systems in several restrooms throughout the property.

As for our elevator modernization project, we’re pushing for-ward with vigorous effort. We’ve turned over the Makai Freight Elevator, leaving just one last elevator to be modified in the Makai Tower. We are scheduled to have the Destination Dis-patch system operational in the Makai Tower during January 2017. This means that we’re soon going to be able to utilize the informational screens in the new Makai Tower elevator cabs to disseminate property bulletins in a timely manner. Similarly, we are planning to activate Destination Dispatch in the Mauka Tower shortly thereafter. In Dillingham Transporta-tion Building, we turned over one (1) passenger and one (1) freight elevator. The last passenger car is earmarked to be completed by the end of 2016.

Another change that you can expect to see in 2017 is the implementation of our new security access cards and card readers. Current access card holders will be receiving these new cards from the Building Management Office. Please be on the lookout for a memorandum from our office for distribution dates of the new fobs.

If Summer 2016 taught us anything, it definitely brought to mind how hot our tropical paradise can get. Electricity usage island wide certainly can spike during this time. To conserve electricity, tenants are reminded to turn off lights when va-cating offices; keep thermostats at comfortable temperatures (not cold tempera-tures); and to close blinds and shades, especially when leaving for the weekend and if the offices face the rising or setting sun. These small, easy-to-implement actions can add up to lots of energy conservation in the long run.

Similar easy-to-implement tips can be applied to homes as well in order to re-duce electrical consumption, such as:

• Wash clothes in cold water.• Install a programmable thermostat to save on cooling costs.• Use window shades to keep out the sun.• Turn off all lights, appliances, and electronics not in use. Use a power strip

to turn off multiple items at once.• Change to new, energy-saving lightbulbs.• Purchase consumer items that have the Energy Star label.

Pacific Guardian Center scored par-ticularly well with Energy Star, receiving scores of 97% for Makai and Mauka Towers and 98% for Dillingham Trans-portation Building. And finally, as 2016 comes to a close, we will be submitting for LEED recertification and applying for LEED Gold status. We’re confident that our building will again score well and PGC will remain in the top 4% in its category.

A Holiday WassailDecember 16, 2016

Our Independence Day event is always a fun time! The Army National Guard Band, Na Koa, was a huge hit, along with our jubilant stilt walker, body glitter artist, and balloon artist. Our Independence Day-themed cupcakes were also wildly popular, with tenants choosing from red (red velvet), white (oreo), and blue (chocolate with blue buttercream) cupcakes!

Our Halloween Spooktacular event is one of the biggest tenant events at Pacific Guardian Center and we had a great turnout for both our costume and pumpkin carving contests! Congratulations to our winners!

Our Holiday event was a joyful event! The event offered hot apple cider, pies and featured the Honolulu Quartet Caroling group. Mele Kaliki-maka me ka Hau’oli!

With the Ompapa Band setting the mood for this Bavarian feast, tenants dug into hotdogs and Polish sausages with all the fixings!

Our Tenant Community Ping Pong Table is available Monday – Friday, 11am-2pm (closed when raining) in the courtyard outside of the Honolulu Café. Please feel free to stop by and play a game with a coworker or play with a new friend!
