Bulletin Vol 05/2017

Greetings to Co-Hoteliers

It is my pleasure to share some of my knowledge and experience operating budget hotel for the past 20 years.

20 years ago selling price of budget hotel room ranges between RM40 to RM80. Amazingly, it stays around RM50

to RM120 at the moment even though the operating cost has gone up more than 100%. Perhaps it is one of the

lowest selling price for budget hotels around the world.

The cost of operation consisting of manpower, utilities, linen, housekeeping and maintenance items has increased

more than double. In addition, hoteliers are further burdened by the commissions paid to Online Travel Agents

(OTA). Most of us are very dependent on the OTAs and they charge between 15%-25% of the room rates and the

OTAs intend to increase this commission further up to 35%.

With the implementation of GST, the operation cost is further increased as most of the budget hotels include the

GST in their selling price, therefore reducing the room rate. Additionally, since September 2017, we have to collect

Tourism Tax (TTx) from foreign tourist. Hoteliers whilst collecting the TTX face many challenges like having to the

absorb the credit card charges ranging between 1.5% to 4% when the TTX is paid by credit card, cost of accounting,

setting up software and additional manpower hours. When the guest refuses to pay the TTX, hoteliers will have to

fork out from their own pockets to meet the submission to the government. When any late payment is made, we

are imposed with heavy penalty! What a price to pay when we are doing social service for the government.

When it comes to capital expenses in setting up a budget hotel, the cost has also increased by 100% or more! 10-20

years ago, it takes 2-3 years to recover the capital investment. Nowadays, it can take up to 6-8 years to recover the

capital and that is if you are lucky!

The competition is further increased by the presence of Airbnb, Homestay and the mushrooming of new budget

hotels. In addition, competition is expected to increase by the presence of foreign chain hotel operations, especially

from China. Are we ready to face the challenge?

Yours sincerely,

MALAYSIA BUDGET HOTEL ASSOCIATION
