REALIZE YOUR BUILDING POTENTIALThe promise of smart buildings was that automation would make them easier to maintain, consume less energy, be better for the environment and cost less to run.

The reality is somewhat less rosy.

Smart buildings have not been delivering on their promises and we’ve made it our mission to change that.

Part of the answer is already in your buildings. The data generated by your building equipment and systems can tell you what’s wrong and how to fix it — if you can make sense of the volumes and volumes of it.

That’s where CopperTree Analytics provides the rest of the answer.

Analyzing your building data transforms it from streams of numbers into meaningful information that identifies issues and triggers your team to take action.

Now you can target your maintenance, use less energy and save money. Now you can realize your building potential.

Welcome to CopperTree Analytics.

How much of the data that companies or organizations store is actually being used to create better outcomes or better decisions or better results or better anything?

BIG DATA IS USELESS

GET YOUR DATA TO MAKE SENSE

Analytics transform your raw data into meaningful information.

And it’s that information — not data — that gives you a new and wider perspective on your business. Having a new lens into your operations gives you fresh and actionable insight that improves the way you manage your facilities, your teams, and your operating expenses.

But to get there, first you need to get your data out of your BAS and get it to make sense.

BIG DATA IS EVERYWHERE

In the news, newspapers, online, at conferences: everyone, it seems, is championing the value of macro- and micro-data for driving better business decisions.

That’s the key: to be useful, data needs to deliver insights that make you take action.

But here’s the truth: no matter how big it is or how much of it you have, raw data can’t help you do that.

To make decisions and take action to improve your bottom line, you need meaningful information.

Michael Dell, CEO of Dell, Inc. at SXSW Keynote Speech, 2014

BIG DATA IS IN YOUR BUILDINGS... BUT IT CAN’T TELL YOU ANYTHING WITHOUT ANALYTICS

Because the equipment and components of your building automation system (BAS) generate masses of data, you already have material you could work with to better manage your buildings.

It’s right there in your buildings. Unfortunately, in its current form inside your BAS —and without a lot of manual manipulation — your building data is largely unuseable for decision-making.

That’s where CopperTree Analytics comes in.

WHAT ARE ENERGY ANALYTICS?

In the past, energy managers and engineers took a building’s schematics, utility bills and equipment and then painstakingly built up energy profiles with manual calculations.

Today’s software-based energy analytics does that work for you by extracting data directly from your BAS. Sophisticated algorithms swiftly analyze your building’s energy consumption and display those metrics in dashboards. With software-as-a-service energy analytics, the metrics you once had to spend hours and hours manually calculating are now just a click away.

Now you’ve got something to work with: information, not data.

Now you have insight into one of the larger variable operating costs in building management.

That’s information you can use to make changes in your building and reduce your energy spend.

Page 5: Building Energy Management Software

BUT ENERGY ANALYTICS ARE JUST THE BEGINNING

Building analytics take the insights of energy analytics a crucial step further by using the data from your BAS to track energy plus pulling in the multitude of variables that affect your building and business performance.

Factors like equipment and system data, weather, historical trends, occupancy, scheduling, emissions, enterprise inputs and more.

Because building analytics cast a wider analytical net, they deliver far more decision-driving insights than energy analytics alone.

Unlike systems that rely on energy analytics and dashboards alone, building analytics are powered by automated fault detection and diagnostics (FDD).

FDD is a critical capability that moves beyond dashboard visualizations of energy trends to:

9Predict future consumption spikes so you can take action to avoid them

9Identify specific equipment and systems that need servicing, repair or replacement

9Model the effects and ROI of potential commissionings, renovations, repairs and retrofits

FROM ENERGY DASHBOARDS TO ENTERPRISE MANAGEMENT

The combination of building + energy analytics gives you the critical information you need to create new operational efficiencies and move away from scheduled, rotational maintenance to predictive maintenance — a shift that will save you labor costs while delivering better performing equipment and buildings.

Using building analytics software to automatically extract and process your BAS data and pull in additional business-critical variables transforms these inputs into something that’s finally useful: actionable information.

THE RESULT

An enterprise management view into your buildings and your business— one that drives the decisions you’ll make to impact your bottom line.

Big data alone can’t deliver that to you.

CopperTree’s energy and building analytics do.

Get notified immediately when there’s a problem, or have alerts sent to key team members so they can take action.

Use CopperTree’s virtual metering to measure as much as you need in order to get the information and granularity you require to diagnose problems.

Even set up reports to monitor performance of your employees and contracts and measure improvements to incentivize your team.

Maintain your temperature setpoints without compromising energy conservationKPIs and reports reveal battling systems that might be consuming energy in excess of what’s required to maintain your temperature settings.Use energy dashboards to educate stakeholders and impact occupant behavior.

Minimize demand charges while still maintaining occupant comfort.

Use CopperTree’s Golden Standard to preserve your commissioningYou can’t change what you don’t know is happening.

Golden Standard takes a snapshot of your settings in their ideal state or as they are right now and then alerts you when there are changes. If the changes improve the operation of your building and save you energy, accept them and improve your building incrementally.

Or if someone has switched a setting to manual or made a small change that is adversely affecting your commissioning, reverse it immediately.

Page 9: Building Energy Management Software

Once the patterns were pinpointed by CopperTree, they executed a series of automatic modes that would stagger the preconditioning times of rooms by priority rather than running them concurrenty.

The results: In the first school, the impact was immediate and a savings of 46% was realized the first month.

The pilot school reduced its electrical spend by 26% and realized savings of $609 per year. Rolling the program out to the remaining 16 buildings will capture an annual savings of $10,353 per year.

10-story office building within a luxury hotel complex

Reduced annual energy spend by 64%

Cost savings of $59,970 per year

The results: The savings predicted by the model were within 1% of the actual savings realized — nearly $5,000 per month or $60,000 per year.

Since deploying mid-January 2015, they’ve seen a reduction in their energy consumption of 64% per month.

They’re saving an average of $4,997 per month in electricity and are on track to save $59,970 this year.

SOUTH FLORIDA CONTROLS & MILLENIUM PARTNER

THE CHALLENGE:

Before undertaking a retrofit and commissioning of The Offices located at the Four Seasons Hotel and Tower Miami (a 10-storey office building), South Florida Controls (SFC) wanted to prove to their client — Millenium Partners — that the project would not only pay for itself but generate a healthy return on investment (ROI).

THE COPPERTREE SOLUTION:

To model the savings, SFC used CopperTree’s virtual metering, analytics and reports to assess the building’s baseline consumption and project the potential energy reductions to be realized as a result of the renovation.

THE CHALLENGE:

The electrical utility bills for 17 identical pod-type schools in the Delta School District were steadily increasing.

All of the air source heat pumps (ASHP) for all of the schools came on at the same time in the morning, which generated excess demand charges from the utility.

THE COPPERTREE SOLUTION:

The Energy Manager used CopperTree charts and reports to track energy consumption and implement a demand limiting program to avoid peak demand periods and charges.

DELTA SCHOOL DISTRICT PILOT PROJECT

Saved 46% in demand charges the first month

Reduced overall annual energy spend by 24%

Projected savings for all 17 schools: $10,353 per year
