Who Can Participate?

To authorize display of listings: any active MLS Broker who has not opted out of the program.

To display listings on a website: any active MLS Broker who has not opted out and signs the required license agreements.

Note: individual agents can only “frame” data if broker is a data subscriber and

if broker has given authorization.

Who Can License the BR database?

MLS Brokers Only!

Only You, as a MLS Participant, can

license and display the MLS BR data on

your website.

What About Agent Websites?

Agents may display MLS data if:

Broker is a BR data subscriber.

Broker gives agent permission.

Broker accepts responsibility for compliance with rules.

Broker Cost to Include Data Only

To allow your listings to be included in the BR data base and advertised on member websites, there is NO cost!

Costs to License the BR database

$240 setup fee for FTP file (unless broker’s chosen vendor already receives the file for another client).

$100 per month for the data feed, billed monthly on your Association Account.

Web design, hosting, maintenance costs, paid directly to vendor.

Rules, Regulations, Policies

Display can only include data provided.

Data must be updated at least once a week.

Data cannot be modified in any way.

Broker must retain control.

Data cannot be provided to 3rd party.

Data cannot be co-mingled with non-MLS listings.

A Broker cannot:

Brand another broker’s listings with his/her company logo.

Brand another broker’s listings with agent info/photo from an office other than the listing office.

Exclude identifying the listing office.

Display of Logo

Broker Reciprocity Logo must be placed on all listings other than the broker’s listings.

Brands data source. Avoids confusion for consumers as

to the source of the data.

Data Display Options

There are only two options for

displaying the BR Data:

Thumbnail Display

-or- Detailed Display

Thumbnail Display

Thumbnail display:

maximum of 8 text

fields, small photo

(optional), BR logo

(required) and link

to full display

information.

Detailed Display

Detailed display must include the BR logo, listing office name, agent’s name and the RSAR copyright notice and other applicable disclosures.

Basic Technical Overview

Data is transferred via FTP to your vendor (or your server).

Files sent daily, 8:00 a.m. PST.

Vendor imports the information into

your website search engine.

Work with your existing web designer to add the MLS search engine.

-or- work with a company that specializes in adding the MLS search engine to your existing website.

Select a vendor that fits your needs.

Choosing a Vendor

You may select any vendor that you would like to work with or if you have an in-house web designer they can certainly do the work.

However, if you are looking for resources, please consider contacting these vendors. Each has attended an orientation session, is familiar with the rules and policies. They are all interested in working with RSARMLS brokers. Talk to them all and find the best fit for you and your marketing goals!
