We couldn’t have created this 20-year track record of achievement without the energy and the commitment of our team, and the trust and support of our clients. I thoroughly enjoyed catching up with many of you throughout the anniversary celebrations across the various states.

Recently Charter Hall advised Broad that the 130 Stirling Street Office development in East Perth had achieved a 5 Star NABERS rating. The NABERS rating measures the energy efficiency of the buildings run in operational mode over a 12 month period. Broad was contracted to produce a 4.5 star rating and this new rating has exceeded client expectations by some distance. A fantastic effort by the Broad team and is further evidence of our ability to deliver large and complex projects.

An exceptional outcome worthy of mention is Broad WA achieving Zero Lost Time Injuries (LTI’s) for an entire year. This result is due to our team’s commitment and dedication towards ensuring everyone goes home safely at the end of each day.

Another tremendous result is the announcement from New Future Alliance (NFA) that the Strategic Indigenous Housing Infrastructure Program (SIHIP) project has reached one million hours with no Lost Time Injuries, a fantastic outcome under such complex and challenging circumstances associated with the project.

Many of you are well aware that I am a cycling enthusiast. This year myself and a budding team of 40 plus riders will again take to the road in the third Tour de Freedom 1000, to raise much needed funds for Teen Challenge WA.

The event will take place on Tuesday, 31 October departing from Esperance and concluding on Sunday, 6 November at Parliament Place. If you would like to show your support towards a life

changing charity please refer to the article on page 16 to find out more details. Your generosity will be sure to go a long way to help Teen Challenge Grace Academy spread the ‘Stay Free and Say No to Drugs!’ message.

Construction of a 62 bed aged care

facility in Bethania, Queensland,

catering for high care and dementia

patients, reached practical

completion in January 2011.

The facility features a floating concrete floor system built on 375 piles due to the highly reactive soils. The concrete slab consists of Waffle pod construction with suspended in ground plumbing services, standard framing structure and corrugated metal roof, aluminium exterior joinery with a combination of face brick and painted FC veneer.

The Internal fit out included floor lined vinyl with elaborate patterns in the entrance dining and lounge areas, minimal carpeted areas, plasterboard wall linings and high ceilings with each bedroom having a separate ensuite. Bethania Gardens Aged Care Facility showcases some amazing architecture, high quality finishes and features, all surrounded by beautifully landscaped gardens Broad Civil is very pleased to

awarded the Forrest Place

Redevelopment works.

When complete, the new-look Forrest Place will include a permanent stage area to host future events in the heart of the CBD and the area will also attract more public art.

The developments of Forrest Place will include the demolition of existing change rooms, stage canopy, water feature and paving, construction of new alfresco areas, concrete suspended slabs over existing change rooms, extensive electrical and stage lighting for events and granite paving sourced locally from Esperance, Western Australia.

The Riverside Waterbank project includes the construction of a replacement storm water pipe to discharge into the Swan River to facilitate future development on the site.

The bio remediation is a trial conducted under the direction of the environmental consultant to allow the treatment of contaminated material excavated on site prior to re-use on site. The trial is being undertaken during this preliminary phase of the project to assess suitability prior to the commencement of the subsequent stages which will involve considerably greater volumes of excavation required to facilitate the proposed development. Site clearance and grubbing, installation of compound and temporary access, construction of Bioremediation Trial area for treatment of contaminated soil, installation of 350 linear metres of 1200mm diameter stormwater main, including manholes, installation of Gross Pollutant Trap (GPT)/Oil Arrestor, installation of splitter box, construction of outfall to Swan River for 1200mm diameter pipe complete with Tideflex valve, or equivalent and pavement works


150 St Georges Terrace

The refurbishment of 150 St

Georges Terrace reached Practical

Completion on the third and final

stage in March.

The three stage refurbishment of 150 St Georges Terrace in Perth CBD comprised of Stage 2A, the extension of the ground and lower ground floors to create a new entrance area for the Commonwealth Bank and the adjacent lift lobby to the building.

Stage 2B has created a new bar/bistro to the western side of 150 St Georges Terrace underneath the existing central park covered area and Stage 2C involved the creation of a new restaurant to the northern elevation of 150 St Georges Terrace overlooking the public space gardens to the rear of Central Park.

Due to the site location, high volume of public movements and complexity, the project has been a challenging but rewarding development for everyone involved.

The refurbishment has resulted in a spectacular feature to St Georges Terrace. The new restaurant overlooks Perth’s inner city gardens in Central Park and the stylish bar and bistro is set to be a new local hot spot in the heart of Perth’s CBD

Hakea openingOn Monday, 11 April 2011 the

Department of Housing and Works

held an open day at Hakea Prison

where guests could freely roam and

inspect the new cells and facilities.

Corrective Services Minister Terry Redman officially opened the prison and congratulated the Broad team for their hard work and dedication and commitment to the projects security demands

Prisons was achieved in March.

A new and innovative project delivery method known as Early Contractor Involvement (ECI) was implemented throughout the design and construction of this project.

A first in Western Australia, ECI is a new and innovative approach that combines the principles of an alliance type project with the traditional Design and Construct type contract, enabling all parties to be engaged in the early stages of the project.

This project has been exceptionally challenging and demanding for the Broad WA team. The

logistics of each prison are different but the team adapted to each environment with a level of professionalism that the client and various project stakeholders have recognized throughout the project.

The final phase of the project at Casuarina Prison will be over the line shortly after experiencing a later start than Hakea and Albany. Infrastructure works at all three prison sites is continuing with final commissioning to be completed once permanent services are available

Broad Celebrates

20 yearsWestern Australia

On Wednesday, 11 May 2011 Broad hosted a cocktail function for VIP guests, clients, subcontractors and staff at The Breakwater, Hillarys Boat Harbour in celebration of their 20 year anniversary.

The Right Honourable the Lord Mayor Lisa Scaffidi made a special appearance and presentation at the event commemorating Broad’s history and relationship with the City of Perth.

Perth showcased a beautiful evening and put on a spectacular sunset for guests.

New South Wales

The New South Wales office celebrated Broad’s 20th Anniversary on the 18 May 2011 at Doltone House in Pyrmont. The venue boasted a magnificent city skyline and an unrestricted view of the Sydney Harbour Bridge. MC Andrew Merriel addressed the crowd and introduced Founder and Managing Director, Kari Rummukainen to say a few words. Executive Chairman Peter McMorrow raised his glass in a toast to Broad and Kari.

In celebration of Broad’s 20th anniversary, Broad Queensland hosted a cocktail function for approximately 150 guests on 19 May 2011, at The Emporium Hotel in Fortitude Valley. As guests mingled around the room they were treated to a funky blues band, delicious food and drinks. MC John McCann hosted the proceedings followed by a heartfelt speech from Broad’s Founder and Managing Director Kari Rummukainen. Kari was presented with a special 20th Anniversary cake by Broad Executive Chairman Peter McMorrow. From all reports it was a wonderful evening had by all.

The New RAAF Security and Fire SchoolThe final stage of

the new Security and

Fire School on the

RAAF Amberley Base

in Queensland was

completed August 2010

and the facilities are now

in full operation.

Involving seven stages and containing multiple buildings of different construction phases, the new Security and Fire School at the RAAF Amberley Base undertook a major transformation to provide Australia’s Defence Students and Staff with one of the finest and contemporary training facilities in the country.

The construction package, which is number 5 of 13 project packages comprising the Stage 3 redevelopment of the base, involved the construction of two training buildings, an auditorium, a logistics warehouse, and the refurbishment of existing accommodation facilities, landscaping, road works and a car park.

During construction the military base remained operational. To minimise disruption to the Defence personnel during the renovation of their offices, Broad established temporary housing facilities in the area marked for a future car park.

A temporary dog training area was also set up so teaching could continue without interruption throughout the entire construction phase. It was a smooth transition for all personnel and their canine co-workers.

The single story, 1230sqm logistics warehouse was

designed and constructed to maximise storage

space and to allow easy accessibility for large

military vehicles. The warehouse was constructed

with a structural steel frame, insulated metal

sheets and panels, pre-finished CFC sheets and

appolic external cladding.

The Security and Fire School students now have access to first class exercise facilities, equipped with a basket ball court and a gym through the construction of the two training centres.

Comprising of two buildings, one single and one double story, both were constructed with a concrete floor and a structural steel frame. Both roof structures were steel formed, insulated with a metal clad roof, aluminium windows, a combination of honed concrete block, sheet metal and panels, pre-finished CFC sheets and appolic external cladding. The internal fit-outs consisted of plasterboard lined walls, fixed and tiled ceilings, carpet, vinyl and tiled floors. The single story will mainly be utilised for physical training purposes covering an area of approximately 2960sqm. The main sporting hall and training rooms in this building were installed with specialised timber sports flooring.

With a gross floor area of approximately 4540sqm the development of the double story training centre facility integrates a collection of rooms with a lift installed to allow disabled access to the second floor.

The single story auditorium was a key element in the development stages of this project, constructed on a concrete floor with metal framing and timber clad terraced

The refurbishment of the two existing buildings totalling 188sqm of working accommodation facilities were also part of the RAAF Amberley project. The existing elevated clad framed timber structures were renovated with a metal roof, timber floor and aluminium external joinery along with new and relocated internal partitioned walls, new ceilings and some new internal doors. The external renovation blended the building into its new surroundings with a fresh new look. The interior of the building also got a makeover with a coat of paint, new carpets and vinyl flooring as well as new furniture and fixtures.

The finishing touches such as the parade ground, new dog training yard, volley ball court, parking areas and roads were completed following the last stages of construction. Areas were skillfully landscaped with low maintenance shrubs, trees and turf followed by the hard landscaping of footpaths, street furniture and lighting.

The project was completed to a very high standard, despite a number of unforeseen setbacks. Weather conditions played havoc in the construction stages, experiencing in excess of 45 recorded wet weather delays and on 23 September 2009 a severe dust storm hit the site causing visibility to be significantly reduced and without protection respiration outdoors was not possible.

The Broad team managed to battle through these unexpected interruptions to complete yet another quality Broad project

ABC Grandstand Sport is a live national radio program, hosted by Simone Thurtell featuring Ross Reynolds every four weeks. The program consists of sports focussed commentary and talk back covering all the topical sports news for that day between 12pm to 2pm.

Works are progressing on a number of fronts with the existing eastern section of the building refurbishment nearing completion with floor coverings underway, whilst the newly constructed western extension is similarly advanced

Monash University Student

AccommodationThe Monash NRAS project, awarded to BroadAPM in June, is now well underway. The concrete structure was completed in early March (22,000sqm), with structural steel almost complete to the top floors. Internal services rough-in and drywall is progressing well on both buildings and facade installation has now commenced. Extensive planning is being carried out for completion and handover of the 600 rooms and associated common areas.Design work is now substantially complete with the 1st round submission for the Green Star Design Rating submitted in February. The team is confident in achievement of the nominated 5-Star rating and the focus is now on the documentation required for the As-Built rating.

Aspire Schools, Murrumba Overall, the site progress is ahead of contract by approximately two months. The first phase, namely the administration building, is likely to be handed over on the due date, late October 2011.

The layout of the site poses some logistical problems as the only access is along the same route as the services trenches and walkways, so careful control of the works is needed to overcome this bottleneck.

The team’s site contouring and drainage strategy towards the existing dam should alleviate the previous history of flooding in back yard during heavy and sustained rainfall

PROjECTSnAPShOTSAspire Schools, Bundilla Previously the site was a fill site constructed by the contractor/developer of the area and as such required only a minimal amount of earthworks when compared with the likes of the Bellbird site.

The construction is progressing well with foundations for the first six blocks already installed. The slab for the administration block has been poured and the steel framing is progressing.

The under slab plumbing systems have been installed for the first five blocks and the concreters are working on the slab preparations. Electrical, drainage and water connections have been completed and site drainage is progressing.

An environmental challenge at Bundilla has been the construction of settlement ponds to manage the site overland flow.

Queensland’s inclement weather has continued to cause delays with the site losing a total 18 working days since the commencement of works in late January

BER Eagle junction Due to the floods in early January all works were stopped by Council utilities, other than emergency works. A live sewer diversion was required to be carried out by the urban Utilities team to enable foundation work to be completed with diversion work completed early march. The foundation works have been carried out and preparations have begun for the ground floor slab to be poured, putting the team on track for a mid August completion date

International Airport Terminal UpgradeBroad have been awarded the first phase of works to refurbish the International Terminal. The works have commenced and include the upgrade of the Arrivals and Departures Concourses on Levels One and Two, as well as the upgrade of the Customs processing area, Baggage Hall and AQIS search areas on the Ground Floor.

New AQIS offices will also be constructed in the land side Arrivals area, along with a new covered walkway constructed on the apron. The works will be completed in stages, within special construction zones, by the end of September

jD hardie CentreThe JD Hardie Centre redevelopment project has made significant progress with the structure and external cladding complete and internal fit out works now well advanced. Key milestones of making the building watertight where achieved despite the interruptions of two tropical cyclones.

The project team continues to achieve great results and their strong relationship with Monash University and DCWC continues. The recent completion of the prototype room has reinforced the quality of the final design to Monash

St Georges Terrace Streetscape Currently the northern footpath and median strip construction works are 95% complete. Remaining works include finalising the installation of street furniture.

Footpath demolition work on the south has commenced and is 90% complete. There are some demolition works still outstanding on the section between Sherwood Court and Barrack Street, which will be followed by piling works and ground preparation works for the construction of the footpath.

Installation of storm water pipe works, new power cables, irrigation pipe works and communication conduits are complete on the south footpath.

Concrete piling works for the new multi function street poles in the footpath areas on the south is ongoing, with some to also be installed between Sherwood Court and Barrack Street.

The footpath construction works, including concrete slabs, kerbing and paving installation, between William Street and Howard Street is

90% complete. The footpath construction works between Howard Street and Sherwood Court has commenced and the concrete beam construction and granite curb installation works are complete

Woolworths Reedy CreekThe Reedy Creek site has been fenced and is now currently waiting for local authority approvals to enable the team to get started.

The site is surrounded by a council sewer main with an easement and a 1.2 metre water infrastructure pipe that also has an easement.

Broad is not allowed to construct any building over these easements and the authorities have to approve all design drawings prior to giving final approval to enable work to commence. Approvals are expected soon and the team are looking forward to starting work on site

Mount Sheridan Plaza The project has been delayed substantially by rain. Since starting on site in early January up until the end of March the team has only had three weeks of production. In this time they have managed to start the bulk earth works to the Kmart basement.

The demolition of certain areas has also progressed, making way for the reconfiguration of the existing parking areas
