Cooper and Company’s
master-planned development will
eventually see the refurbishment
of 18 historic buildings and the
construction of several state-of-the-
art, environmentally-friendly new

renewal project is founded on a
public-private collaboration between
Cooper and Company and Auckland
Council, and includes the largest
heritage restoration scheme ever
undertaken in New Zealand.
Eight years into the project,
Britomart has emerged as a vibrant

addition of hotels and residential

Britomart Point was once the site
of fort Britomart, an active base for
British colonial troops in the 1860s.
The point was later levelled and the
land around it reclaimed from the
sea to form the area now known as
Britomart. In the 1880s it became
one of Auckland’s principal business
districts, eventually housing a
railway station, the chief post office
and dozens of warehouses and
trading premises. A century later
Britomart had fallen into decline and
for 30 years much of it lay forgotten.
In recent years Cooper and
Company has breathed new life into
this extraordinary place. Historic
buildings have been restored to their
former beauty and striking new ones
built. Luxury fashion and lifestyle
stores sit alongside buzzing bars
and restaurants. festivals of music,
art and culture are held in its public
spaces and a weekend farmers’
market draws visitors from far
and wide.
With its small lanes and open
squares, its mix of heritage and
cutting-edge, its small boutiques
and big names, Britomart is a
place of discovery, contrasts and
surprise. As more and more people
are drawn here to live, work and
play, it will continue to evolve,
shaped and renewed by the shifting

“I’M MORE INTERESTED IN
DESIGNING PUBLIC SPACES
THAN BUILDINGS,” says leading
Australasian architect Richard
Johnson, reflecting on what drew
him to the Britomart project.
With its emphasis on public
spaces – its laneways, walking
street, central square and internal
atriums – Britomart represented an
opportunity to create a lively public
focus for Auckland.
“I’m interested in what I call the
‘living rooms’ of a city,” says Richard.
“The pattern of linked public spaces
in which the citizens of the city go
about their business and where
the history of a city is embedded.
Britomart is a big enough
development to start to make that
public room concept happen in this
part of the city.”
Together with his firm Johnson
Pilton Walker, Richard has been
responsible for the design of
Britomart’s first three new buildings,
the Ernst & Young Building and the
two buildings making up Westpac on
Takutai Square.
“Spaces that are comfortable,
with good proportions that relate to
people in a human way, will attract
people and activity and give those
places an authenticity,” he says.
“The determinants and the scale of
the spaces at Britomart are directly
related to existing heritage grain.
They’re human, they’re intimate,
they’re active – all things that help
make somewhere a genuine ‘people’
place.”
for Richard, the authenticity of a
place is derived from its connections
to history, memory and human
experience.
“I believe it’s extremely hard
to create a new public space
from scratch, because there’s
no embodied memory in it. But
Britomart has an enormous history,
pre-settlement, post-settlement,
Māori history, railway history and
a lot of tangible evidence of that
is still here. Great spaces that are
connected with the history, the
topography and the culture of a place
become enduring spaces that people
intuitively feel comfortable with.”
Richard Johnson was awarded the
prestigious Royal Australian Institute
of Architects Gold Medal in 2008 for
his exceptional body of work over
four decades in both the public and
private domains.

Cooper and Company’s
master plan includes a long-
term commitment to owning
and managing the precinct, to
ensure that what is created here
will be valued and cherished by
Aucklanders for many years to come.
Begun in 2004, the broad
programme of building and
renovation at the heart of the
plan is now well advanced. The
refurbishment and leasing of the
first nine heritage buildings is
already complete, including the
CPO, Northern Steamship Company,
Levy, Maritime, Union fish Company,
Charter House, Wharf Police,
Excelsior House and Stanbeth
House buildings.
The first of the new buildings,
the Charter Customs Building,
was completed in early 2009. This
development incorporates historic
Charter House and comprises part
of Westpac New Zealand’s head
office complex, Westpac on
Takutai Square.
In April 2011 the two major new
office buildings fronting Takutai
Square were completed, the Ernst
& Young Building and the second
element of Westpac on Takutai
Square. Running between these
two buildings at ground level is
covered shopping and food gallery
Atrium on Takutai, occupied by high-
end fashion, beauty and specialty
retailers.
Also completed in April 2011
was the Britomart Car Park Building
on the corner of Quay Street
and Britomart Place. As well as
housing a new luxury fitness club
for Les Mills, this building provides
parking facilities for the close to
4000 people who now work in the
precinct.
The first stage of The Pavilions,
the interim retail development in
the central spaces of the precinct,
was completed in September 2011.
The twin black-mesh buildings were
designed as medium-term structures
to allow the incubation of luxury
retail and the activation of this part
of the precinct. The second stage of
the project, a garden-concept food
and fashion development, is now
underway in the adjacent area, with
an estimated completion date of
December 2012.
Still to be undertaken is the
construction of a second major
mixed-use development at the
centre of the precinct, and the
refurbishment of the remaining
nine heritage buildings.
EXCHANGE
IDEAS ARE TRADED, A DIALOGUE, A CURRENCY
IN A RETAIL ENvIRONMENT
HISTORICALLY DOMINATED BY
SUBURBAN SHOPPING CENTRES,
Queen Street in the CBD and
Broadway in Newmarket have long
been Auckland’s two main street-
based shopping districts. for many
years high foot traffic and the focus
of the city’s tourist industry saw
Queen Street reign as Auckland’s
‘golden mile’ for retail. While the
ascendancy of Newmarket and the
rise of local malls have challenged
that, the CBD continues to offer a
strong mix of retail from big chains
to clusters of designer boutiques,
as well as a diverse entertainment
offering.
The Britomart development
has been a key element of the
revitalisation of retail in the
CBD, allowing the planned and
coordinated establishment of
a new large-scale central-city
shopping precinct. Its urban street-
based character is designed to
complement the rest of the CBD’s
retail offering, with Cooper and
Company’s careful management of
the mix allowing an edginess and
‘cool factor’ not seen in other types
of shopping environment.
With its narrow lanes, its
juxtaposition of old and new
buildings and its exciting mix of New
Zealand and international brands,
Britomart’s retail invitation is one of
discovery and intrigue. fronting onto
the streets of the precinct, its high-
end fashion and specialty boutiques
and smart-casual eateries bring the
‘theatre’ of Britomart to life.

Britomart, held every Saturday,

the viaduct and Quay Park, the
commercial district offers a mix of
old and new premium and A-grade
office space.
With its prime CBD waterfront
location, close to Queen Street and
adjacent to established commercial
centre Shortland Street, Britomart
has emerged as a desirable address
for businesses looking to offer
employees and clients the benefits
of high amenity-value surroundings.
Its diverse street-based offering of
cafes, bars, restaurants and shops,
its pedestrian-friendly layout, its
open spaces and human scale
offer an engaging alternative to the
closed, vertical orientation of the
high-rise tower.

Britomart Transport Centre, with

THE LAST 20 YEARS HAvE SEEN THE

CBD from a predominantly

2001 and 2006 the number of
people living in the CBD more than
doubled to nearly 18,000. This

DEfINING THE PROMINENT
CUSTOMS STREET EAST-BRITOMART
PLACE CORNER Of THE PRECINCT,
the Charter Customs Building was
the first of the new buildings to be
completed at Britomart. Completed
in early 2009, the development
included the substantial restoration
and integration of the heritage
Charter House building.
Designed by Australian architects
Johnson Pilton Walker (JPW) in
association with Auckland-based
firm Peddle Thorp, the Charter
Customs Building has been
sensitively designed to integrate with
the surrounding heritage buildings.
JPW’s design reinforces the
original character of Customs Street,
relating the form, mass and facade
ordering of the existing heritage
buildings to the exterior design of
the new building. The building’s
design and execution have both
been awarded New Zealand Green
Building Council four-star ratings.
The Charter Customs Building
is home at ground level to modern
bistro District Dining and renowned
hair salon Ryder. Popular bar and
nightspot Racket and all-day cafe
and tapas bar Agents & Merchants
also occupy the ground floor of
the building. These two bars front
tree-lined Roukai Lane, a private
licensed laneway running between
the Charter Customs Building and
the neighbouring historic Nathan
Building.
The upper floors of the building
house 650 staff in Westpac New
Zealand’s call centre and other
administration departments. The
Charter Customs Building is the
southern element of Westpac on
Takutai Square, the new head office
complex of Westpac New Zealand.
It is linked via airbridges across
Galway Street to the northern
element of the Westpac complex,
a 10-storey tower fronting
Takutai Square.

LOCATED AT THE BRITOMART
PLACE END Of THE PRECINCT AND
fRONTING TAKUTAI SQUARE ARE
TWO LARGE-SCALE NEW BUILDINGS,
the Ernst & Young Building and the
northern element of Westpac on
Takutai Square.
They have the outward
appearance of one building and
were completed as one project
in 2011. Two 10-level ‘towers’
are bridged at the top by three
additional floors, creating a high
internal gallery called Atrium
on Takutai.
The upper levels of the two
buildings house the New Zealand
head office of commercial services
firm Ernst & Young, the head office
of Westpac New Zealand and the
offices of Southern Cross Health
Society, part of the Southern Cross
Healthcare Group.
At ground level, walking street
Te Ara Tāhuhu runs between the two
buildings from Takutai Square to
Britomart Place, through Atrium on
Takutai. This striking covered gallery
is lined with high-end fashion and
beauty stores and daytime food and
beverage outlets.
Atrium on Takutai features New
Zealand’s largest ‘green walls’, two
large-scale vertical plantings that
live on harvested rainwater and
provide many environmental benefits
to the building. The Atrium also
provides access to the Britomart
Transport Centre train station
below and is open as a pedestrian
thoroughfare 24 hours a day.
The state-of-the-art complex was
designed by international award-
winning architects Johnson Pilton
Walker. Both the Ernst & Young and
Westpac buildings are designed to a
New Zealand Green Building Council
five-star standard, placing them
among the most environmentally-
friendly buildings in New Zealand.
In 2012 the development
won Excellence and Best of Category
awards in the Commercial Office
section of the Property Council
New Zealand property industry
awards.

IN THE PLANNING STAGE. Situated in
the heart of the Britomart precinct,
Britomart Central is designed to
accommodate large corporate
tenants occupying multiple floors of
a ‘campus-style’ complex. Opening
out onto the western edge of
Takutai Square, Britomart Central
will define one of Auckland’s primary
civic spaces.
The 14-level building comprises
podium and tower elements, scaled
and proportioned to sit comfortably
among the mixed low- and medium-
rise buildings and heritage elements
of the precinct. The lower part of the
eastern facade will be clad in stone,
with precast panels defining the
upper frontage, reflecting the masonry
aesthetic of the adjacent heritage
buildings. External cantilevered fins
will provide both energy-efficient solar
control and exterior visual interest.
One of Britomart Central’s most
striking features will be its central
atrium, flooding the internal floors
with natural light. Bridges, stairs and
cantilevered meeting spaces will
provide dramatic vistas and a sense
of connectedness across the atrium.
These links will provide a high level of
openness and connectivity between
the north and south ‘hubs’ and allow
ease of movement between the floors.
The visibility of people on the
link bridges, engaged in a variety of
activities at different times of the day,
adds to the vibrancy of the campus-
style office. The links are designed to
encourage flexible, active office uses
and provide settings for spontaneous
and informal meetings between
colleagues. At ground level the
precinct’s walking street, lined with
premium shops, cafes and other retail
businesses, will run uninterrupted
through the centre of the building.
Britomart Central will be designed
to achieve a New Zealand Green
Building Council five-star rating.

Britomart is the transport hub of
the CBD, located immediately above
Auckland’s central railway station.
The Downtown ferry Terminal and
terminal bus stops to all greater
Auckland destinations are within
a couple of minutes’ flat walk.
Britomart is also five minutes’ drive
from the Auckland motorway system
via the Stanley Street interchange.
SECURITY
Britomart is protected by a high-
quality professional security service
24 hours a day, seven days a
week, making it an exceptionally
safe and clean environment. The
service is proactive and flexible and
the friendly staff are available on
call around the clock, with on-site
personnel available to escort people
working late to their vehicles or to
public transport facilities within
the precinct.
PARKING
Britomart has its own 24-hour
public car park, housed in a modern
parking facility on the outskirts of
the precinct. There is also a daytime
valet parking service, with drop-off
points located at Britomart Car Park
and in the centre of the precinct.

SHOPPING AND DINING
A full range of convenience shops
and services is located in and
around the precinct, including
a good-quality large-format
supermarket. On completion
Cooper and Company expects there
to be around 200 boutique shops,
cafes, restaurants and bars trading
within the precinct, offering a rich
choice of shopping, dining and
entertainment options.

ALREADY WORKING IN THE
PRECINCT, significant parking
facilities have always been an
essential part of the master plan
for Britomart. The purchase of the
adjacent former Oriental Market site
for the development of a purpose-
built parking amenity was a solution
that has enabled parking to be
largely kept out of the heritage areas
of the precinct.
Completed in April 2011, the
Britomart Car Park Building was
designed by Ignite Architects and is
notable for its user-friendly design
and layout. It is New Zealand’s
premium parking facility, offering
1250 generous-sized spaces and
employing the very latest parking
access, control and security
technology.
As well as providing public
parking 24 hours a day, Britomart
Car Park is home to Britomart valet,
a dedicated personal parking team
who park and retrieve tenants’ and
visitors’ cars. A second valet drop-
off point is located on Gore Street
in the centre of the precinct, where
customers can leave their cars for
parking at Britomart Car Park.
Concierge, information and
security services are available round
the clock via Britomart Car Park
Reception, located in a comfortable
lobby area fronting Britomart Place.
A range of additional services are
also offered, including vehicle
grooming, dry cleaning pick-up and
drop-off, courtesy stroller loan and
bike storage.
The Britomart Car Park Building is
also home to Les Mills’ new flagship
fitness club, featuring a superb
interior fitout and leading-edge
fitness technology and equipment.
A Giant-branded bike store and
workshop is also located on the
Quay Street side of the building.

THE PURERUA PENINSULA IN

Today Mountain Landing is being
developed as a premium sustainable
coastal community. More than 140
hectares of heritage and ecological
preserves are held in perpetuity in
a charitable trust. A small number
of residential sites, set among 400
hectares of farmland, coast, native
bush and wildlife reserves, have
been released for sale. A luxury
accommodation business, The
Residences at Mountain Landing,
now operates from the first three
homes to be established on the
property.
The development has attracted

Extensive replanting and native bush
regeneration is underway, wetlands
have been restored and ponds

IN THE 1990S, THE CITY Of
SOUTHLAKE IN THE DALLAS-fORT
WORTH AREA Of TEXAS WAS A
MAINLY SUBURBAN DISTRICT
WITHOUT A fOCUS OR HEART.
Rapid expansion, single-use zoning
and large-format suburban retail
and office uses had all contributed
to make Southlake a city without a
clear sense of community.
It was on 50 hectares of
farmland outside Southlake that
Cooper and Company founded an
ambitious greenfield development: a
brand-new ‘downtown’ for Southlake
and its neighbours, modelled on a
traditional American town and built
from the ground up.
Southlake Town Square opened
in 1999 to considerable acclaim
from local residents and the
international urban planning and
development communities. Based
on the traditional grid pattern of a
Texas courthouse downtown, with
the Town Hall providing a dramatic
backdrop to the main public square,
Southlake Town Square references the
history of the region and anchors the
new centre in a long local tradition.
Designed on a people-friendly
urban scale, the town centre is an
interconnected network of streets,
short blocks and open street
frontages. Its buildings are linked by
public squares, plazas and parks to
create a strong sense of community
and place. Its mix of uses includes
a broad selection of shops, offices,
cafes and restaurants, a post office,
library and other civic facilities, a
14-screen movie theatre, a Hilton
hotel and a neighbourhood of luxury
brownstone residences.
Today Southlake Town Square
is the focus for many public events
and festivals, including popular
fourth of July, Art in the Square and
Oktoberfest celebrations. With its
already well-established traditions,
this new ‘village’ has become a
destination for the surrounding
areas and the hub and heart of the
local community.
Southlake Town Square is
continuing to be expanded in
sequential phases, with Cooper and
Company retaining its role as long-
term developer of the centre.
