24 JULIE Gates open to massive development The huge new rural suburb com- ing to the Helderberg area – the R4 billion Sitari Country Estate set between the N2 and R102, neighbouring Croydon Olive and Vineyard Estates, will include many features of a size, scale and degree of sophistication not pre- viously seen on any previous de- velopment, says John Coetzee, one of the executive directors of Uvest. Such features extend from the first impression of Sitari Country Estate – its main gatehouse complex – to its high-tech, comprehensive se- curity solutions. Uvest Property Group are the property developers of Sitari Coun- try Estate, and Coetzee has been me- ticulously planning and designing aspects of this unique development for over three years. He describes the main gatehouse complex: “The building will house the security con- trol room as well as the sales, main- tenance and management teams of Sitari Country Estate and will also have office space available to rent. The enormous main gatehouse will be 9 450 m² in extent – which is big- ger than an average rugby field. “The on-site security centre will provide manned access control to the estate plus a control room with high-tech monitors providing 24/7 surveillance of the perimeters and key corridors. The entrance space for cars will allow for three cars en- tering and two cars exiting simulta- neously, while allowing the guards to have clear vision of who is enter- ing and exiting the estate. There will be two gatehouses to the estate, with the smaller one being near the Cur- ro Castle and Curro School that are scheduled to open in January 2016. Each entrance will have biometric readers and number plate recogni- tion as well as 24/7 guard monitor- ing.” Says Duncan Warburg of Orbic Architects, who designed the gate- house complex: “We drew inspira- tion for the main gatehouse from the stereotypical house end form which has been embellished so beautifully for the last 500 years in the Western Cape through Cape Dutch Architec- ture with use of the gable end. The gatehouse at Sitari Country Estate will have six monolithic gable ends framing huge glazed facades, which is a fresh take on the Cape Dutch ver- nacular. Each side of the gatehouse is essentially a colossal, modernis- tic Cape Dutch manor house.” Security at Sitari Country Estate will be of the highest standard in South Africa. The 5 km stretch that runs along the N2 will be fenced off with a visually appealing form of fencing of 3 m in height. The bound- ary along the R102 will consist of a 2.4 to 3 m high wall interspersed with fencing. These fences will in- clude under-digging, serrated strips, anti-cutting, and anti-climb- ing with electrics on top, plus Fu- ture Fibre Technology with heat- sensitive triggers which, when dis- turbed, activate cameras around that area to focus on the distur- bance. The cameras include ther- mal technology with full night vi- sion. Each and every incident will be alerted back to the gatehouse, and a security roaming vehicle will be dispatched to the disturbed point. Internally, at each junction there will be a 4-way camera, able to view down each lane, which is connected back to the control room. Adds Coet- zee: “The communications within Sitari Country Estate will also be of the highest standard, thanks to Amobia Communications, who spe- cialise in innovative connectivity solutions. Residents will enjoy a cost-effective, fast broadband serv- ice plus be able to make unlimited calls for free within the estate. Each property will also be linked to the control room via a telephonic intercom system, allowing resi- dents to be informed as to who is en- tering the estate and wanting to vis- it.” Sitari Country Estate is unprece- dented in terms of its scope, and will include 3 150 residential properties once complete. is very favourable if you have euros orpounds.We should welcome foreign invest-

ment. It shows confidence in the SouthAfrican economy, and in local property.For a number of decades now overseaspurchasers have invested in SA – al-though with caution. Whilst this over-seas investment has typically made uponly a small portion of sales, it is stillimportant to the economy.Sadly, there have been recent changes

that are sending an unfavourable mes-sage to overseas customers. For onething, the sharply weakening randmeans that there is risk in bringing for-eign currency to SA. Evenwith propertyvalues increasing, the devaluing randmore than cancels out capital growth –which doesn’t make good investment

sense.Many European clients

who own property here liketo escape their winter for sixmonths. That’s hard to dowhen they are only issuedwith a three month visitorsvisa. Not exactly the way towelcome back visitors whoinject a significant amountinto the local economy.In the news recently has

been the activity of Depart-ment of Home Affairs offi-cials who confront visitorsasking to see their passportsas it’s apparently a legal re-quirement that all visitorskeep their passports withthem at all times. Really?Anyonewithgood sensewill

lock their passport away. The implica-tions of having to replace a stolen pass-port are significant. I travel the worldextensivelyand I’veneverbeenasked formy passport, unless I’m passing througha border or checking in at a hotel or port.Manybusinesses are struggling to sur-

vive in a world that still has serious eco-nomic problems. In every country I trav-el to I experience genuine appreciationfor tourists.Worldeconomiesappreciatethe importance of foreign investment.Treating visitors well is critical to en-couraging visitors as well as foreign in-vestment. It’s a worrying trend that ob-stacles are put in the way of our visitors.Whilst we can’t easily change foreignpolicy, we can all treat visitors withcourtesy, respect, and friendliness. Thebottom line is that the more foreign in-vestment in our economy the better offwe all are, including the property mar-ket.
