What todowhenyourhome isnot sellingIf and when a home is brought tothe market but does not sell, theownerand/ortheestateagentarequite likely to start looking forreasons – and will no doubt comeupwith three or four that appearto explain the lack of success.
Such reasons, says Tony Clarke,Managing Director of the RawsonProperty Group, are almost certain-ly a rationalisation, a ducking out ofreality and a refusal to face the truefacts.
“Long experience has shown methat sellers and estate agents arelikely to start blaming such aspects
of thehomeasitspositionororienta-tion, its design, its neighbourhood,itsappearanceandconditioninrela-tion to its neighbours, its security –or a 101 other factors — but the onebasic point, its wrong price, willtend to be overlooked.”
“The plain truth is that virtuallyany home will sell if it is correctlypriced. If the price makes allowancefor the negative factors which the es-tate agent has identified and thepriceis inlinewiththeachievedsaleprices of other homes in the area,there is no reason why it shouldstick on the market.”
Quiteoften,saysClarke, theestate
agent will be at least partially re-sponsible for the unrealistic pricebecause he has agreed to – or evensuggested – the inaccurate price inorder to get the mandate and he maynow be reluctant to admit his mis-take.
What can a seller do when he findsthat his home, after being on themarket for four to six months, hasstill not found a buyer?
“The answers may be painful,”saysClarke,“but therearereallyon-ly two choices: the seller can drophis price to a new lower level andpossibly change his estate agent. Hemust, however, be warned that at
this stage the home is almost certaintohaveacquiredanunfortunaterep-utation in the neighbourhood withbuyers, many of whom would haverejected it due to its unrealisticprice, and it will now have to findnew buyers. This almost certainlyinvolves lowering the price to belowits true market value.”
The second option open to the sell-er (if he has not completely given upthe ideaofselling) is towithdrawthehome from the market for, say, fourto six months and then relaunch it,this time carrying out a thoroughclean-up so that the estate agent cansell the property in its best condi-
tion. Money may have to be spent onrepainting, recarpeting, replumb-ing or relighting of the property andany money spent on replanting thegarden will, it has been proved, beworthwhile and will raise the offers.
“Once the rejuvenation of thehome has been completed, new pho-tographs will then have to be takenand new advertising be done, possi-bly stressing the improvements car-ried out.
“It is quite likely at this stage thatthe home will then achieve its quot-ed price or come close to it, providedonce again that this is wholly realis-tic,” says Clarke.
