At 9:32 a.m., President Vince Dougan called the meeting to order. The fo11owing directors were present:

association regarding the tagging of Mule deer does’fawns and mountain lions. His team had been and
would conti則e to wo庇壷the Cuemo Verde Area, tagging animals for血e pu坤ose o旺acking wildlife
papulations, Survival rates and migration pattems. Justin Kra11・ district wildlife mamger for CoIorade
parke and Wildlife, WaS also in attend紬ce. A notiee will be se血to the membership informing them of the

noncompliant. The Board has a血orized legal action to begin and mediation is the next
step for the Association in the legal process.
e The owner of260 Zia trail completed the primary structure on May 14th. A negotiation

磁器ort Road property has been transferred after notice of required improvements,without improvements or no砥cation to the Association・ The new owner was sent a
welcome letter and a notice of required improvements to the property. The new owner
expressed agreement with the req雌meutS糊d stated that the requhed repajrs and

improvements would take place. The Board set a deadline of 1 9th of September (90
days).
. A small claims lawsuit was制ed against the owners of440 Wykagyl Rd (Walla∞) for
患紬記to pay dues for 5 yc紺s. When the ownemeceived the summons, the owner peid
the past due amount and the Association dropped the lawsuit.

Construction血en continued as allowed by Custer County and the Association.
・ 87 Wyandot owner stated well water is not being used in his primary structure. The

l○○くれion.e 工S酬・・ A bid for mowing the meadows below the clubhouse requiring 8 hours oftime for $75/hr
but at a ∞st Ofno more血an $600.00 was given by Bobcat Trucking. A substantially
higher second bid was re∞ived by last year’s ∞mPany. Vince Dougan made a遡麹哩to
award the job to the Iow bidder, Brad Hartbauen/ Bobcat Trucking. The motjon was
SeCOnded and passed unanimously. The mowing w紺take place in August.
・ Spraying for w鈴ds andgrass in瓜e lower parking lot was discused. One bid has been

Secretary - It was amounced in this meeting, the Assooiation secrctary, MaIk Tesmer resigned due to
health issues. At掘s point in瓜e meeting, Vince disctISSed the structure ofthe Board and how to address

discussed wi瓜the membership present. Bob Wheeler agreed to move into the tem ending in 2020 (tem
duration 2017-2020). Matt Clark has agreed to move into the tem ending in 2021(tem duration 2018-
2021). Vin∞ Dougan will maintain his el∞ted tem of201 8-2021. These actious leave two (2) positions
open for e】ection輔s year, 201 9 (tem duration 201 9-2022)・ These actions also maintain proper rotation
of血e Board in three year tems and provide continuity to the Association of Board members curTently

Bob Wheeler reported as ofthe current date, aCCO皿ts receivable are $3,273.56.
・ 8 owners remain delinquent in the amount of$981・24 for 2019 dues.

● A new payment plan was established in May 2019. The owner had previously been
tumed over to Orten Cavanagh & Holmes, LLC for co11ection action as payment has not

● A foreign owner remains in arrears after 5 and l′2 years ofnonpayment. The B騒く吊i
unable to get a response from this owner after multiple attempts. A small claims law suit
against this property is not an option since serving a summons has proven impossible.
The amount currently owed the Association is $671. 19. Vince Dougan made a哩唾哩
for collection action to be taken by the Associ証on attorney’Orien Cavanagh & Ho血es,
LLC. It was seconded and passed unanimously.

requesting their pemissien to re-手nsta11 signs.
Matt Clark reported on the condition and impo血Ce Ofthe slash piles. A Community Wildfire
protection Plan is now in place and along with additiona- steps may open funding for the commurity to
aid in fire mitigation e節chs.
The next steps鮒鵬co脚m脚try are軸l軸料a融脚血喝蒔e Wise Community. The benefits of
membership in the Firewise Progran and the NFPA (NationaI Fire Protection Associatton) was discussed.
A list of vetted contractors has been added to the website to help facilitate fire mitigation for community.
Members requiring help with the process of mitigating their property are referred to the posted list.

皿e Independence Day plans were discussed as was extended use ofthe Clubhouse. Options for member
aecess was discussed and Vince stated that he would do further researoh on door and e血y systems. Key

Deb Ham requested the clubhouse be cleaned and windows wa血ed prior to the Amual Meeti租g. She will
also research the cost of meais for = O peQPle using Elevatioas as a ca鵬逼ug s釘壷e.
A堕hitectural Control Comm誼ee: Don Munden reported the Julian's had vacated the property血e
between their properties and the well issue is thereby resoIved・ ACC suggests approval. Vince 。ougan
made a z塑唾塑tO aPPrOVe the construction ofthe residence. The motion passed unanimously.
ACC suggested approval ofNortham revision. Vince Doug弧made a塑聖堂望to aPProVe th鎚evised
location ofthe garage to aIIow for wel=ocatien. The motion passed unaninously.

motion was se∞nded and passed unaninously.
A ∞mPlete submission from owners and timeline for approval was discussed. It was stated by the
PreSident that on重y when a submission is deemed comp]ete by址e ACC and sent to the Board, the 30 day
approval process then starts.
A review o弛e ÅCC checklist was discu§Sed. The chec拙st should include other types of additions, SuCh
as d∞ks’PergOlas, etC., along with the above statement. This checklist is to be compiled and seut to the
Board for review.
