Bro Myrddin is managed by a voluntary Board of Management who are responsible for

ensuring that all Association activities are managed effectively and efficiently.

The Board’s responsibilities include making strategic decisions, monitoring compliance,

overseeing the financial position, agreeing policies and ensuring the Association’s affairs

are conducted openly with the highest standards of probity.

Bro Myrddin is committed to recruiting members who are widely experienced and suitably

skilled in the fields of finance, personnel, IT, development, property management and

supported housing. A range of such skills and experience can be found among existing

Board members. Bro Myrddin recognises the importance of the residents’ perspective on

its board and has three board member spaces set aside.

A warm welcome to thisoverview of Bro Myrddin’swork in 2012/13.For the last year we have been working

hard to build stronger links with our

residents, stakeholders, staff and partners,

together with the neighbourhoods in

which we operate – helping us to

understand the needs of both individuals

and communities. Our new logo

represents the links we have built and

supports our theme this year, which is

Building stronger links.

I am pleased to report that despite the

economic climate and welfare reform

challenges it has been a year of positive

change and excellent progress.

We are grateful for the support given by

the many residents who give up their

free time to work with us. In particular, I

would like to thank Ray Daniels who

stepped down after almost two years as

Chair of the Residents’ Forum and I have

pleasure in welcoming his newly elected

successor, Netia Louis-Preece.

As always, I am grateful to my Board of

Management colleagues for their

support. They join me in thanking Bro

Myrddin’s staff for their continued

loyalty, professionalism and

commitment.

Building stronger links by Hilary Jones, Chief Executive

The self-assessment process by which

housing associations in Wales measure

their performance is based on delivery

outcomes set by the Government.

Last year we went a step further with

our self-assessment by creating a set

of outcomes specifically for Bro

Myrddin – relevant to us and the

communities in which we work. We

are committed to ensuring that

whatever we do contributes to the

outcomes we are trying to achieve.

The key features of our work and

performance during 2012/13 are

grouped under the following eight

outcomes:

1. Our residentsshape what we do

Residents satisfiedthat we listen totheir views:

Mystery shopping

We have introduced mystery shopping as part

of Bro Myrddin’s resident participation

strategy. Mystery shoppers are residents who

give their time to help improve our services;

having undergone training in how to test our

service delivery, they provide feedback that

helps us identify ways to improve.

Resident scrutiny We have established a Resident Scrutiny

Panel, which is appointed and trained by us to

scrutinise our work in areas such as

governance, service and business. As the

Panel is seen as independent, it can challenge

our methods and bring about changes in what

we do and how we do it. Scrutiny activities

will help promote a resident-led approach

within Bro Myrddin.

Meeting residents To help us gain a better understanding of

customer needs, every member of staff

arranged to meet a number of residents in

their home one day in September. The

residents concerned had either recently

moved in, or had an adaptation or repair

completed, and were in a good position to

provide feedback on our service. Their

suggestions have been included in our

business plan.

Residents’ association A residents’ association has been set up at our

Llys Ffynnon sheltered housing scheme. The

new association was one of 25 community

groups to apply successfully for money from

the Cash for Communities fund and plans to

spend it on social events.

Originally from South Africa, our resident Mr Williams rated his chances of meeting new people and

becoming part of a team at 6/10. He rated his self-esteem and self-confidence at 7/10, his sense of

pride and self worth at 7/10 and his social and interpersonal skills at 7/10.

What we did Mr Williams joined the Residents’ Forum in 2007 after reading an article in Sgwrs

calling for new members. In the last year alone, Mr Williams has attended six

Forum meetings, the Forum’s annual review meeting, and a self-assessment

challenge day. He has also taken part in anti-social behaviour training.

OutcomesA well-established Forum member, Mr Williams now rates his chances of meeting

new people and being part of a team at 9/10. He rates his confidence at 9/10, his

sense of pride and self-worth at 9/10 and his social and interpersonal skills at 9/10.

He said of the Forum:

“It has given me the opportunity to meet people whose skills I can learn and

integrate with my own. I believe that my input has been valued, and the

practical aspects of membership have definitely helped me in my role as

Allotment Chair.”

A former miner, Mr Jones heats his home with an open coal fire. He declined an

upgraded heating system as he enjoys the fire and can get free coal for it. Mr

Jones had problems getting up and down stairs and in and out of the bath.

What we did We left the coal fire in place and have arranged to service it annually. We have also

installed a stair lift and fitted a new bathroom, complete with level access

shower.

OutcomesMr Jones continues to enjoy his coal fire and has no heating bills

because of the free coal he receives. He can get up and down stairs

without difficulty and can shower with greater ease and confidence.

New fundingWe have successfully secured £2 million

of additional loan finance at competitive

rates to support our development

programme over the next two years.

Energy efficiencyWe have built our three most energy

efficient homes to date in Cwmgwili.

They are finished to a high standard, with

photovoltaic panels on the roof, smart

energy meters and the latest Farho

electric heating systems.

We have launched an ‘affordable warmth’

strategy and partnered with Oil for Wales

so that residents can buy their fuel in

instalments to make it more affordable.

A programme of electric heating

upgrades began this year. They include

the installation of modern electric heaters,

which will increase the energy efficiency

rating of homes and reduce residents’

heating bills.

ImprovementsWith finance from a tenant empowerment

grant from Welsh Government, we have

been able to produce a Resident Choice

brochure. This has already made it easier

for 65 residents to choose cupboards,

worktops, taps, handles, flooring, tiles and

paint finishes for their new kitchens; 16

residents to choose flooring and tiles for

their bathrooms; and 70 to choose a style

for their front doors.

Improvements to the grounds, including

fencing and outbuildings, are well

underway at the two schemes in

Carmarthen acquired last year from Wales

& West Housing. Fire alarms have also

been upgraded and communal areas

repainted.

Mrs Griffiths’ back garden was concreted, so her young children and the rest

of the family could not use it for games or other activities for fear of injury.

Other issues were a kitchen that was due for renewal and an entrance

to the property that Mrs Griffiths found difficult to negotiate with

her disabled son.

What we did Bro Myrddin replaced the concrete area with turf and, as

well as upgrading the kitchen, installed an access ramp

with handrails to help with wheelchair access.

OutcomesMrs Griffiths is now able to enjoy the garden with her

family and is able to be more creative in the kitchen.

Mrs Griffiths complimented our contractors on finishing

the job efficiently and leaving her ‘stress free’.

How we helped Mr Graham...

RepairsWe continue to provide residents with a

quality repairs service that is subject to

continuous monitoring and improvement.

Multi-disciplined contractors prepare our

empty homes for letting and using more

than one such contractor this year has

allowed us to get more for our money. It

also frees up our smaller local contractors

to provide responsive day-to-day repairs,

improving our performance still further.

All our regular contractors are now issued

with work – and complete their jobs –

electronically using our online contractor

portal.

When Mr Graham moved into a Bro Myrddin property with Economy 7 heating, he

found it difficult to keep to the lower tariff time schedules. His heating bills were

consistently above average, causing him to worry about his finances.

What we did Bro Myrddin suggested that Mr Graham help us pilot a new Farho electric heating

system. The new heaters were quickly installed and Mr Graham was given advice

on how to use the equipment correctly in order to reduce his bills.

OutcomesSince starting to use the new system, Mr Graham has seen a reduction

in his bills, even during the winter months, and he can now keep

warm without worrying about the financial implications. He said

that the process of recommendation, installation and testing was

quick, efficient and simple.

AdaptationsWe continue to respond to requests from residents seeking adaptations that will enable them to remain in

their homes. Supported by an Occupational Therapist’s report and funded directly by the Welsh

Government, adaptations include fitting level access showers, ramps to front doors, lever taps and grab

rails. Bro Myrddin also sets aside funding for minor adaptations.

3. Our tenancies andcommunities aresustainable

Welfare reformA large part of our work this year has

been about preparing for welfare reform

and addressing the very real concerns of

residents.

Every resident likely to be affected by the

bedroom tax has received a visit from a

housing team member, who has explained

the options available. They have then

been given the support needed to achieve

their preferred option.

Financial inclusionRecognising the negative impact that

financial exclusion can have on day-to-day

living and quality of life, Bro Myrddin aims

to help residents as far as possible to

manage their financial affairs. Launched

last year, our financial inclusion strategy is

committed to enhancing the financial

capability of residents.

Arrears managementOur complementary arrears strategy takes

a balanced and fair approach to

minimising rent arrears. It aims to help

residents maximise their income and

manage their debts, and is subject to

continuous review and improvement.

Residents, especially those who are

vulnerable or new to Bro Myrddin, are

encouraged to take a responsible

approach to paying their rent and are

directed to sources of information and

guidance to prevent arrears developing.

Specialist rolesHousing officers have taken on more

specialist roles, focusing either on income

management or anti-social behaviour.

The team was joined by a temporary part-

time income management officer whose

role is to advise residents on ways to

reduce their rent arrears.

How we helpedMrs Francis...Mrs Francis lived in a three-bedroom property with

two spare bedrooms. She was worried about the

welfare reforms and the impact that the bedroom

tax would have on her finances and felt that talking

to Bro Myrddin would help the situation.

What we did We explained to Mrs Francis how

the welfare reforms would affect

her and advised her to apply for a

transfer. She was soon able to

move to a two-bedroom property

reducing the portion of her rent

that isn’t covered by Housing

Benefit from 25% down to 14%.

How we helped Mr Miller...Mr Miller lost his rent payment card and, by the time he remembered to

telephone Bro Myrddin to make a payment, it was too late and the office was

closed. Mr Miller was concerned by our reminders about being behind with his

rent.

What we did Mr Miller was told about the alternative methods of paying his rent

and decided to try the Allpay mobile phone app. A customer

advisor talked Mr Miller through setting up the app and explained

how to make a payment.

OutcomesMr Miller now uses the Allpay app to make payments when

convenient. He has caught up on his rent arrears and no

longer worries about his account.

Rent objectives and average rentschargedIn accordance with the Welsh

Government’s Regulatory Framework for

Housing Associations (2011), we aim to

ensure that our rents are affordable for

households on low incomes, take account

of the costs of property management and

maintenance, and enable us to service our

borrowings.

The Association complies with the Welsh

Government’s rent benchmarking

guidance. It is expected that rent

benchmarking returns are subject to the

consistent treatment of rent across the

entire stock. The Association certifies

that the rents charged will not exceed the

maximum rents for certain property

types.

Access to housingBro Myrddin shares a Common Housing

Register with other social landlords

operating in Carmarthenshire. We work

closely with Carmarthenshire County

Council and have developed:

• a Housing Options Portal, which offers

information and advice on affordable

rented accommodation in

Carmarthenshire

• an Accessible Housing Register, which

allows us to match homes to residents

with specific housing needs

• a revised Access to Social Housing

policy and a new housing application

form.

We are committed to giving priority

transfers to Bro Myrddin residents who

are affected by the bedroom tax and

unable to meet the shortfall in Housing

Benefit payments to cover their rent.

Empty homes: How many there wereand how long they took to reletDuring 2012/13, the waiting list for

rehousing in Carmarthenshire reduced by

924 to 6,864. This is attributed to the fact

that all applicants must now complete a

Housing Options Assessment to ensure

they are eligible for accommodation.

Despite the reduction it is important that

empty homes are brought back into use

as quickly as possible; a rolling review of

the waiting list ensures that it still reflects

applicants’ housing needs.

At the end of the year, six properties

(representing 0.75% of our stock) were

vacant, an increase of three on the year

before. All six were re-let by 11th April.

The time taken to re-let our homes

reduced slightly from 2.9 weeks to 2.5.

When a home becomes vacant we take

the opportunity to assess its compliance

with Welsh Housing Quality Standards

and make any necessary improvements,

such as replacing the kitchen or

bathroom. Our aim is to keep empty

homes to a minimum, so we sometimes

carry out these improvements after a new

resident has moved in.

Empty home categoriesOur targets for preparing and re-letting

empty homes have been redefined using

the following categories:

Category 1 – Standard empty home

Standard works are undertaken and

additional minor remedial works that

don’t fall into the Category 2 empty

home.

Category 2 – Component replacements

Works such as an electrical upgrade,

kitchen or bathroom replacement, full

redecoration or repair to extensive

damage are undertaken. These are

sometimes carried out after a resident has

moved in.

Category 3 – Major repairs

Structural works, full refurbishment, a

change to the property layout and works

that can be undertaken without the need

for planning consent are undertaken.

Preparation and re-letting performance:

How we helped Mrs Bennett...Mrs Bennett was affected by the bedroom tax; under-occupying by two

bedrooms meant she would have to pay an extra £15 a week – money she didn’t

have. Mrs Bennett struggled daily with the stairs in her home due to increasing

mobility problems and found the heating both expensive and difficult to use,

causing her asthma to worsen.

What we did Mrs Bennett contacted Bro Myrddin for advice and was soon moved into a

new two-bedroom, ground floor home adapted to meet her needs. Mrs

Bennett had the heating system explained to her when she moved in.

OutcomesMrs Bennett feels more secure and no longer worries about the

threat of an increased rent she can't afford. She can use her

bathroom confidently thanks to a level access shower and her

asthma has improved now that she can work the heating

system.

How we helped Mrs Allen...Mrs Allen suffers with asthma and is visually impaired. She lacked

confidence getting around her home and negotiating steps in the

communal areas and found the neighbourhood noisy and unsettling.

What we did Bro Myrddin arranged a transfer for Mrs Allen and her husband

to a new home adapted with handrails and grab rails to suit Mrs

Allen’s needs.

OutcomesMrs Allen feels more confident in her home, thanks to the

adaptations, and more relaxed, as her new neighbours are

quieter. There are no steps to negotiate. Mrs Allen said

she felt much happier in her new home, which is slightly

larger and more modern than before.

5. Our service delivery is reliableand effective

Customer Service TeamOur new Customer Advisors are trained to

deal with enquiries at first contact and

residents seldom have to wait for a call back

from their housing or maintenance officer.

Team members are able to access accurate

repair information and are improving their

‘right first time’ performance.

Bro Myrddin goes paperlessThanks to a new Document Management

system linked to our Customer Relationship

Management and Housing Management

systems, Bro Myrddin is now largely

paperless.

The Document Management System makes

accessing files easier, helps the environment,

saves space, reduces the risk of lost

paperwork and ensures that correspondence

is seen at the earliest opportunity.

Satisfaction surveyWe carried out a STAR survey of resident

satisfaction to help us monitor our service

levels and target areas for improvement.

Mr Wilson felt overwhelmed by an energy debt of

over £1,200. He suffers with diabetes and was

having to cook just using a microwave to save

money.

What we did Our new Elderly Services Officer, Mandy

Sharp, helped Mr Wilson reduce his

debt and set up manageable monthly

repayments for the remaining amount.

She was also able to obtain funding

for a brand new cooker that was

delivered and installed for Mr Wilson.

OutcomesMr Wilson is now free of debt and

able to cook healthier meals using

his new cooker. His diabetes is

improving and he feels better

supported than before. He is

confident that he will not let

problems escalate to such an

extent in future.

How we helpedMr Wilson...

How we helped Mr Eldridge...Mr Eldridge was due to move into his own home, but had no furniture. He was

stressed about the move, but couldn't miss this opportunity for housing.

What we did We offered Mr Eldridge furniture that had been abandoned in an empty

property we were working on. It included a bed, mattress, sofa and

cupboards, all of which we delivered to Mr Eldridge’s new home.

OutcomesMr Eldridge’s move was successful. He is much happier in his new

home and feels confident that Bro Myrddin will be better than his

previous landlord.

6. Our business is open, honest andaccountable to our residents andstakeholders

Access to informationA wide range of information about Bro

Myrddin is available on our website, which

includes our annual report and financial

viability report from the Welsh

Government. We keep our residents

informed through our seasonal newsletter,

Sgwrs, which is continuously developed in

line with readers’ feedback and provides a

mix of practical and relevant tenancy

advice, information and news.

Residents are able to use an internet

enabled PC in our reception area to

access housing related information,

advice and services with support from our

staff when its needed.

• Promoting equality and fairness

We have carried on our work with Tai

Pawb developing a regional equality

strategy that reflects the diversity of

our residents in terms of age, gender,

disability and other factors.

• Welsh Language scheme

Bro Myrddin’s Welsh Language scheme

enables residents to communicate with

us in Welsh where that is their

preference.

Business planningDuring the year we carried out a

comprehensive review of Bro Myrddin’s

five-year business plan, measuring

progress and setting targets that reflect

our outcomes and strategic direction. The

business plan provides a framework for

the Association’s rolling self-assessment

programme.

Performance monitoringOutcomes now form the basis of a

significantly improved system of service

standards monitoring, helping us to

understand the difference we make to

residents as a result of the work we do.

Board developmentBoard of Management members

continued their development in areas

such as governance and the role of the

Board.

Transfer of responsibilitiesFollowing her early retirement, the HR

8. Our business is financially soundand viable

In March 2013, the Welsh Government’s

Housing Regulation team confirmed that

Bro Myrddin had passed its annual

financial viability assessment. It shows

that we have adequate resources to meet

the business and financial commitments

set out in our business plan.

The business plan is developed in

conjunction with Bro Myrddin’s 30-year

financial plan, which tests the financial

implications and viability of our strategies

and confirms that we will meet our loan

covenants. The forecast assumes a high

level of spend on planned maintenance

works, sufficient to meet the requirements

of the Welsh Housing Quality Standard.

Bro Myrddin’s Board reviews the Treasury

Management strategy annually to ensure

that the Association’s financial

requirements continue to meet:

• the development programme

• compliance with loan covenants for

lenders

• surplus to interest cover and gearing

ratios.

The Association’s Risk Strategy is also

reviewed annually by the Board. This is a

comprehensive policy confirming that Bro

Myrddin is a ‘risk averse’ organisation with

more than adequate reserves to meet any

potential risks should they materialise.

The balance sheet indicates that Bro

Myrddin remains financially viable with a

surplus for the year of £290,928.

Reserves at the year end stood at

£3,938,580 and are used to support

borrowing for future development and

reinvestment in the planned maintenance

programme.

As the newly elected chairperson

for the Residents’ Forum, I would

like to say a big ‘thank you’, on

behalf of all Forum members, to

Ray Daniels, our former

chairman. Ray has spent the last

couple of years chairing our

meetings, ensuring everyone

feels extremely welcome and

helping to develop the group as

a team. We hope that Ray will

continue to join us whenever he

can.

Bro Myrddin continues to grow in

strength, planning for the future

and encouraging resident

participation to help shape the

delivery of services. The past

year has been particularly

successful, with many initiatives

developed with the input of the

Residents’ Forum.

Many thanks go to our Forum

members who have devoted time

and energy towards making a

real difference to Bro Myrddin

Housing Association and its

residents. Thanks also go to all

those who do such a wonderful

job of supporting the Forum in

all capacities.

Caiff Cymdeithas Tai Bro Myrddin ei rheoli gan Fwrdd Rheoli gwirfoddol sy’n gyfrifol amsicrhau y caiff holl weithgareddau’r Gymdeithas eu rheoli’n effeithiol ac yn effeithlon.

Mae cyfrifoldebau’r Bwrdd yn cynnwys gwneud penderfyniadau strategol, monitrocydymffurfiad, goruchwylio’r sefyllfa ariannol, cytuno ar bolisïau, a sicrhau y caiffgweithgareddau’r Gymdeithas eu cynnal yn agored ac â’r safonau uchaf o gywirdeb.

Croeso cynnes i'r trosolwghwn o waith Bro Myrddin yn2012/13.Yn ystod y flwyddyn ddiwethaf rydyn niwedi bod yn gweithio'n galed i adeiladaucysylltiadau cryfach gyda'n preswylwyr,rhanddeiliaid, staff a phartneriaid,ynghyd â'r cymdogaethau lle rydyn ni'ngweithredu - yn ein helpu i ddeallanghenion unigolion a chymdogaethaufel ei gilydd. Preswylwyr sy'nfodlon ein bod yngwrando ar eu barn:

Cwsmeriaid cudd Rydyn ni wedi cyflwyno cwsmeriaid cudd felrhan o strategaeth gyfranogiad preswylwyrBro Myrddin. Mae cwsmeriaid cudd ynbreswylwyr sy'n rhoi eu hamser i helpu i wellaein gwasanaethau; ar ôl gweneud hyfforddiantynghylch y ffordd orau i brofi cyflawniad eingwasanaeth, maen nhw'n darparu adborth sy'nein helpu i adnabod ffyrdd i wella.

Craffu'r Preswylwyr Rydyn ni wedi sefydlu Panel Craffu'r Preswylwyr,a benodir ac a hyfforddir gennym er mwyn craffuein gwaith mewn meysydd fel llywodraethu,gwasanaeth a busnes. Gan yr ystyrir fod y Panelyn annibynnol, gall herio ein dulliau ac achosinewidiadau yn yr hyn a wnawn a'r ffordd rydynni'n ei wneud. Bydd gweithjgareddau craffu'nhelpu i hyrwyddo ymagwedd a arweinir gan ypreswylwyr o fewn Bro Myrddin.

Cwrdd â phreswylwyr Er mwyn ein helpu i ennill gwell ddealltwriaetho anghenion cwsmeriaid, trefnodd pob aelodo staff i gwrdd â nifer o breswylwyr yn eucartref un diwrnod ym Medi. Roedd ypreswylwyr dan sylw naill ai wedi symud imewn yn ddiweddar, neu wedi cael addasiadneu drwsiad wedi'i gwblhau, ac roedden nhwmewn sefyllfa dda i ddarparu adborth ar eingwasanaeth. Mae eu hawgrymiadau wedi'ucynnwys yn ein cynllun busnes.

Cymdeithas preswylwyr Mae cymdeithas preswylwyr wedi'i sefydlu ynein cynllun tai gwarchod yn Llys Ffynnon.Roedd y y gymdeithas newydd yn un o 25 grŵpcymunedol i ymgeisio'n llwyddiannus am ariano'r gronfa Arian i Gymunedau ac mae'n bwriaduei wario ar ddigwyddiadau cymdeithasol.

Yn wreiddiol o Dde Affrica, roedd ein preswylydd Mr Williams yn ystyried bod y posibilrwydd y

byddai'n cwrdd â phobl newydd a dod yn rhan o dîm yn 6/10. Roedd e'n ystyried bod ei hunan-barch

a hunan-hyder yn 7/10, ei synnwyr o falchder a hunan-werth yn 7/10 a'i sgiliau cymdeithasol a

rhyngbersonol yn 7/10.

Beth wnaethon ni Ymunodd Mr Williams â'r Fforwm Preswylwyr yn 2007 ar ôl darllen erthygl yn Sgwrs yngalw am aelodau newydd. Yn ystod y flwyddyn ddiwethaf yn unig, mae Mr Williams wedimynychu chwe chyfarfod Fforwm, cyfarfod adolygiad blynyddol y Fforwm, a diwrnod oher hunan-asesu. Hefyd mae wedi cymryd rhan mewn hyfforddiant ymddygiad gwrth-gymdeithasol.

DeilliannauYn aelod sefydlog o'r Fforwm, erbyn hyn mae Mr Williams yn ystyried god y posibilrwydd y

bydd e'n cwrdd â phobl newydd a dod yn rhan o dîm yn 9/10. Maee'n ystyried bod ei hyderyn 9/10, ei synnwyr o falchder a hunan-werth yn 9/10 a'i sgiliau cymdeithasol a rhyngber-

sonol yn 9/10. Dywedodd hyn am y Fforwm: “Mae e wedi rhoi'r cyfle imi i gwrdd âphobl y galla i ddysgu eu sgiliau gan eu hintegreiddio gyda fy sgiliau fy hunan. Dw i'ncredu bod fy mewnbwn wedi'i werthfawrogi, ac mae'r agweddau ymarferol oaelodaeth wedi bod o gymorth pendant imi yn fy rôl fel Cadeirydd Lleiniau.”

Rhywun sy'n gyn-löwr, mae Mr Jones yn gwresogi ei gartref gyda thân glo agored.

Gwrthododd system wresogi wedi'i huwchraddio gan ei fod yn mwynhau'r tân a gall

gael glo am ddim iddo. Roedd gan Mr Jones broblemau wrth fynd i fyny ac i lawr y

grisiau ac wrth fynd i mewn ac allan o'r bath.

Beth wnaethon ni Gadawson ni'r tân glo yno ac rydyn ni wedi trefnu ei wasanaethu'n flynyddol. Hefydrydyn ni wedi gosod lifft ar y grisiau ac wedi gosod ystafell ymolchi newydd, gydachawod â mynediad gwastad.

Cyllid newyddRydyn ni wedi sicrhau'n llwyddiannus £2miliwn o gyllid ychwanegol ar fenthyg argyfraddau cystadleuol i gefnogi ein rhaglenddatblygu dros y ddwy flynedd nesaf.

GwelliannauGyda chyllid o grant grymuso tenantiaid ganLywodraeth Cymru, rydyn ni wedi gallucynhyrchu llyfryn Dewis Preswylwyr. Eisoesmae hwn wedi gwneud pethau'n haws i 65 obreswylwyr ddewis cypyrddau, byrddaugwaith, tapiau, dolenni, lloriau, teiliau agorffeniadau paent i'w ceginau newydd; i 16o breswylwyr ddewis lloriau a theiliau i'whystafelloedd ymolchu; ac i 70 ddewisarddull i'w drysau blaen.

Mae gwelliannau i'r gerddi, gan gynnwysffensiau a thai allan, wrthi'n cael eu gwneudyn y ddau gynllun yng Nghaerfyrddin agaffaelwyd llynedd oddi wrth Tai Cymru a'rGorllewin. Hefyd mae larymau tân wedi'uhuwchraddio ac mae mannau cymunolwedi'u hailbaentio.

Sut helpon ni Mr Graham...

TrwsiadauRydyn ni'n dal i ddarparu gwasanaethtrwsiadau o safon uchel i breswylwyr, sy'ndestun monitro a gwella parhaus.

Mae contractwyr aml-ddisgyblaeth ynparatoi ein cartrefi gwag i'w eu gosod acmae defnyddio mwy nag un contractiwro'r fath eleni wedi caniatáu inni gael mwyam ein harian. Hefyd mae'n rhyddhau eincontractwyr lleol llai i ddarparu trwsiadaudydd-i-ddydd ymatebol, gan wella'nperfformiad ymhellach byth.

Erbyn hyn mae ein contractwyr rheolaidd igyd yn derbyn gwaith – ac yn cwblhau eugwaith – yn electronig trwy ddefnyddio einporth ar-lein ar gyfer contractwyr.

Pan symudodd Mr Graham i dŷ Bro Myrddin gyda system wresogi Economy 7, roedd

e'n ei gael yn anodd i gadw at y trefniadaui amser tariff is. Yn gyson roedd ei filiau'n

uwch na'r cyffredin, gan beri iddo boeni am ei sefyllfa ariannol.

Beth wnaethon ni Awgrymodd Bro Myrddin fod Mr Graham yn ein helpu i beilota system wresogi drydan

Farho newydd. Gosodwyd y gwresogwyr newydd yn gyflym a derbyniodd MrGraham gyngor ar sut i ddefnyddio'r offer yn gywir er mwyn lleihau ei filiau.

Cynhwysiant ariannolGan gydnabod yr effaith negyddol y gallallgáu ariannol ei chael ar fyw dydd-i-ddydd ac ansawdd bywyd, mae BroMyrddin yn anelu at helpu preswylwyr cynbelled â phosibl i reoli eu materionariannol. Wedi'i lansio llynedd, mae einstrategaeth gynhwysiant ariannol ynymrwymedig i wella gallu ariannolpreswylwyr.

Rheoli ôl-ddyledionMae ein strategaeth ôl-ddylediongyflenwol yn cymryd ymagwedd gytbwysa theg tuag at leihau ôl-ddyledion rhent.Mae'n anelu at helpu preswylwyr ifanteisio i'r eithaf ar eu hincwm a rheoli eudyledion, ac mae'n destun adolygu agwella parhaus.

Rolau arbenigolMae swyddogion tai wedi cymryd rolaumwy arbenigol, yn canolbwyntio naill ai arreoli incwm neu ymddygiad gwrth-gymdeithasol. Ymunwyd â'r tîm ganswyddog rheoli incwm rhan-amser y maeei rôl yn cynnwys cynghori preswylwyr arffyrdd i leihau eu hôl-ddyledion rhent.

Sut helpon ni Mrs Francis...Roedd Mrs Francis yn byw mewn tŷ â thair ystafell

wely gyda dwy ohonynt yn wag. Roedd hi'n poeni

ynghylch y diwygiadau lles a'r effaith y byddai'r

dreth ystafell wely yn ei chael ar ei sefyllfa ariannol

ac roedd hi'n teimlo y byddai siarad â Bro Myrddin

yn helpu'r sefyllfa.

Beth wnaethon ni Egluron ni i Mrs Francis sut y byddai'rdiwygiadau lles yn effeithio arni higan ei chynghori i ymgeisio amdrosglwyddiad. Cyn bo hir roeddhi'n gallu symud i dŷ gyda dwyystafell wely gan leihau'r gyfrano'i rhent na thelir amdani ganFudd-dal Tai o 25% i lawr i 14%.

Bro Myrddin i wneud taliad, roedd yn rhy hwyr ac roedd y swyddfa wedi cau.

Roedd Mr Miller yn poeni am ein nodiadau atgoffa a oedd yn dweud nad oedd e

wedi talu ei rent.

Beth wnaethon ni Dywedwyd wrth Mr Miller am y dulliau eraill i dalu ei rent a

• Cofrestr Tai Hygyrch, sy'n caniatáu innigyfateb cartrefi ag anghenion taipenodol

• polisi Mynediad i Dai Cymdeithasoladolygedig a ffurflen gais dai newydd.

Rydyn ni'n ymroddedig i roitrosgwyddiadau blaenoriaethol ibreswylwyr Bro Myrddin sy'n cael euheffeithio gan y dreth ystafell wely ac syddheb y gallu i gwrdd â'r diffyg mewn taliadauBudd-dal Tai er mwyn talu eu rhent.

Cartrefi gwag: Faint ohonynt a fu afaint o amser i'w hail-osodYn ystod 2012/13, gostyngodd y rhestraros ar gyfer canfod tai newydd yn SirGaerfyrddin gan 924 i 6,864. Gellirpriodoli hyn i'r ffaith bod yn rhaid i'r hollymgeiswyr gwblhau Asesiad Opsiynau Taierbyn hyn er mwyn sicrhau eu bod yngymwys ar gyfer llety.

Er gwaethaf y gostyngiad mae'n bwysigyr ailgyflwynir cartrefi gwag i'w defnyddiocyn gynted â phosibl; mae adolygiadtreigl o'r rhestr aros yn sicrhau ei bod yndal i adlewyrchu anghenion tai ymgeiswyr.

Ar ddiwedd y flwyddyn, roedd chwecheiddo (yn cynrychioli 0.75% o'n stoc) ynwag, gynnydd o dri ar y flwyddynflaenorol Cafodd yr holl chwech euhailosod erbyn 11eg Ebrill. Gostyngodd yramser a gymerwyd i ailosod ein cartrefiychydig o 2.9 wythnos i 2.5.

Pan yw cartref yn dod yn wag rydyn ni'nmanteisio ar y cyfle i asesu eigydymffurfiad â Safonau Ansawdd TaiCymru ac i wneud unrhyw welliannausydd eu hangen, fel amnewid y geginneu'r ystafell ymolchi. Ein nod yw cadwcartrefi gwag at leiafswm, felly weithiaurydyn ni'n gwneud y gwelliannau hyn ar ôli breswylydd newydd symud i mewn.

Sut helpon ni Mrs Bennett...Cafodd Mrs Bennett ei heffeithio gan y dreth ystafell wely; roedd tanfeddiannu gan

ddwy ystafell wely'n golygu y byddai'n rhaid iddi dalu £15 ychwanrgol yr wythnos – arian

nad oedd gyda hi. Roedd Mrs Bennett yn brwydro'n ddyddiol gyda'r grisiau yn ei chartref

oherwydd problemau cynyddol o ran symudedd ac roedd yn cael bod y gwresogi'n ddrud

ac anodd ei ddefnyddio fel ei gilydd, gan beri bod ei hasthma'n gwaethygu.

o hyder wrth symud o gwmpas ei chartref a defnyddio'r grisiau mewn mannau

cymunol ac roedd hi'n cael bod y gymdogaeth yn swnllyd a chynhyrfus.

Y Tîm Gwasanaeth CwsmeriaidHyfforddir ein Cynghorwyr Cwsmeriaidnewydd i ddelio ag ymholiadau ar y cyswlltcyntaf a go brin mae preswylwyr yn gorfodaros am alwad yn ôl gan eu swyddog tai neugynnal a chadw. Gall aelodau'r tîm gyrchugwybodaeth gywir ynghylch trwsiadau acmaen nhw'n gwella eu perfformiad 'cywir ytro cyntaf'.

Roedd Mr Wilson yn teimlo ei fod wedi'i orlwytho

DeilliannauErbyn hyn mae Mr Wilson yn rhydd rhagdyled ac yn gallu coginio prydau iachachgan ddefnyddio ei gwcer newydd. Maeei ddiabetes yn gwella ac mae e e'nteimlo fod ganddo well gymorthnag o'r blaen. Mae e'n hyderus nafydd yn gadael i broblemaugynyddu i'r fath raddau yn ydyfodol.

Sut helpon ni Mr Eldridge...Roedd Mr Eldridge i fid i symud i mewn i'w gartref ei hunan, ond doedd dim celfi gydag e.

Roedd e'n teimlo dan bwysau ynghylch y symudiad, ond nad oedd yn gallu colli'r cyfle i

gael cartref.

Beth wnaethon ni Cynigion ni gelfi i Mr Eldridge a oedd wedi'i adael mewn eiddo gwag roedden ni'n

gweithio arno. Roedd e'n cynnwys gwely, matres, soffa a chypyrddau, y'i danfononni nhw i gyd i gartref newydd Mr Eldridge.

DeilliannauRoedd symudiad Mr Eldridge yn llwyddiannus. Mae e'n hapusach olawer yn ei

gartref newydd gan deimlo'n hyderus y bydd Bro Myrddin yn well na'ilandlord blaenorol.

6. Mae ein busnes yn agored, onestac atebol i'n preswylwyr arhanddeiliaid

Mynediad i wybodaethMae amrediad eang o wybodaeth am FroMyrddin ar gael ar ein gwefan, sy'n cynnwysein hadroddiad blynyddol ac adroddiad arhyfywedd ariannol gan Lywodraeth Cymru.Rydyn ni'n darparu gwybodaeth i'npreswylwyr trwy ein cylchlythyr tymhorol,Sgwrs, sy'n cael ei ddatblygu'n barhaus ynunol ag adborth darllenwyr ac sy'n darparucymysgedd o gyngor, gwybodaeth anewyddion ymarferol a pherthnasol.

Gall preswylwyr ddefnyddio CyfrifiadurPersonol a alluogir ar gyfer y rhyngrwyd ynein derbynfa er mwyn cyrchu gwybodaeth,cyngor a gwasanaethau ynghylch tai gydachymorth gan ein staff pan fo angen.

Mae cynllun Iaith Gymraeg Bro Myrddinyn galluogi preswylwyr i gyfathrebugyda ni yn Gymraeg ble mai dyna'uhoffter.

Cynllunio busnesYn ystod y flwyddyn cynhalion niadolygiad cynhwysfawr o gynllun busnespum-mlynedd Bro Myrddin, yn mesurcynnydd a gosod targedau sy'nadlewyrchu ein deilliannau a chyfeiriadstrategol. Mae'r cynllun busnes yndarparu fframwaith ar gyfer rhaglenhunan-asesu dreigl y Gymdeithas.

Monitro perfformiadErbyn hyn mae deilliannau'n ffurfio sylfaensystem sylweddol o well ynghylch monitrosafonau gwasanaeth, gan ein helpu iddeall y gwahaniaeth a wnawn ibreswylwyr o ganlyniad i'r gwaith awnawn.

8. Mae ein busnes yn ariannol-gadarna hyfyw

Ym Mawrth 2013, cadarnhaodd tîmRheoleiddio Tai Llywodraeth Cymru fod BroMyrddin wedi pasio ei hasesiad blynyddolynghylch hyfywedd ariannol. Mae'ndangos bod gennym adnoddau digonol iddiwallu'r ymrwymiadau busnes acariannol a gyflwynir yn ein cynllun busnes.

Datblygir y cynllun busnes ar y cyd gydachynllun ariannol 30-mlynedd BroMyrddin, sy'n profi goblygiadau ahyfywedd ariannol ein strategaethau acyn cadarnhau y byddwn ni'n cwrdd â'ncyfamodau benthyciadau. Mae'rrhagolwg yn rhagdybio lefel uchel owariant ar waith cynnal a chadwarfaethedig, yn ddigonol i ddiwallugofynion y Safon Ansawdd Tai Cymru.

Mae Bwrdd Bro Myrddin yn adolygu'rstrategaeth Rheoli'r Trysorlys yn flynyddoler mwyn sicrhau bod gofynion ariannol yGymdeithas yn dal i ddiwallu:

• y rhaglen ddatblygu

• cydymffurfiad â chyfamodaubenthyciadau ar gyfer darparwyrbenthyciadau

• sicrwydd gwarged i log a chymarebaugerio.

Hefyd adolygir Strategaeth Risg yGymdeithas yn rheolaidd gan y Bwrdd.Mae hwn yn bolisi cynhwysfawr sy'ncadarnhau bod Bro Myrddin yn sefydliad'gwrth-risg' gyda chronfeydd digonolwrth gefn i gwrdd ag unrhyw risgiauposibl os byddant yn dod i'r amlwg.

Mae'r fantolen yn dangos bod BroMyrddin yn dal i fod yn ariannol-hyfywgyda gwarged o £290,928 am y flwyddyn.Ar ddiwedd y flwyddyn roedd cronfeyddyn sefyll ar £3,938,580 ac fe'i defnyddir igefnogi benthyca ar gyfer datblygu acailfuddsoddi'r dyfodol yn y rhaglen gynnala chadw arfaethedig.

Mae’r Archwilwyr Ariannol, Bevan & Buckland, yn fodlon fod y cyfrifoncryno hyn yn gyson â’r cyfrifon llawn. Mae copi llawn o’r datganiadauariannol archwiliedig ar gael ar gais.

Mantolen gryno am y flwyddyn yn diweddu 31.3.13

Mae Bro Myrddin yn defnyddio ei chronfeydd i gefnogi benthyciadau ifuddsoddi yn natblygiad tai ychwanegol ac ail-fuddsoddi yn yrhaglenni atgyweiriadau mawr a gwelliannau.

Fel y cadeirydd newydd ei etholar gyfer Fforwm y Preswylwyr,hoffwn i ddweud 'diolch' mawr, arran holl aelodfau'r Fforwm, i RayDaniels, ein cyn-gadeirydd. MaeRay wedi treulio'r ychydigflynyddoedd diwethaf yn cadeirioein cyfarfodydd, yn sicrhau bodpawb yn cael croeso mawr ac ynhelpu i ddatblygu'r grŵp fel tîm.Rydyn ni'n gobeithio y bydd Rayyn dal i ymuno â ni pryd bynnagmae'n gallu.

Mae Bro Myrddin yn dal i dyfu oran cryfder, yn cynllunio at ydyfodol ac yn annog preswylwyr igyfranogi a helpu llunio cyflawniadgwasanaethau. Mae'r flwyddynddiwethaf wedi bod yn arbennig olwyddiannus, gyda llawer ofentrau'n cael eu datblygu gydamewnbwn Fforwm y Preswylwyr.

Mae llawer o ddiolchiadau'n myndi aelodau ein Fforwm sydd wedirhoi amser ac egni tuag at wneudgwahaniaeth gwirioneddol iGymdeithas Tai Bro Myrddin a'iphreswylwyr. Hefyd maediolchiadau'n mynd i bawb sy'ngwneud gwaith mor wych wrthgefnogi'r Fforwm ym mhob rôl.

Edrychaf ymlaen at y flwyddynnesaf o gadeirio grŵp rhyfeddolo bobl a chyfrannu atymdrechion sefydliad cadarnhaolsy'n dal i ddatblygu.
