Just to be sure, that we are on the same side …
• Digital Building Model– (Building Information Model, Virtual Model, …)– Data schema
• Describes geometry, properties and relationships of buildings and their components
• Supports storing, sharing, exchanging of digital building information– Cumulated information about a building
• BIM – Building Information Modeling– Integrated building life‐cycle process– Supported by a digital building model– Create & manage building data– Team‐oriented working processes

Definition of integrated BIM
Integrated BIM means • Improved
– collaboration,– Communication– and decision support
• enabled by– horizontal – and vertical
integration of data,• and information
management – in the whole value
network – throughout the
building lifecycle.

To BIM or not to BIM?
• Is BIM an overrated phenomena to a paradigm shift?• Do we need a paradigm shift?• If we need a paradigm shift:
– What do we need to shift?– Where to start?
Okt. 2012Prof. Rasso Steinmann Institute for Applied Building Informatics 6
The shift in Automotive Industry 20 yrs ago
• The Carnegy Mellon augury some 20 years ago:– “The German car industry will fade away in a couple of years”
• => Main lessons learnt:– Reduction of in‐house production depth– Digitalization of information– Standards for data‐exchange with partners– => Total new processes in design, production, logistics
Okt. 2012Prof. Rasso Steinmann Institute for Applied Building Informatics 7
And the Building Industry?
• Yes we have …– Innovations in production and materials– Pre‐fabrication (but only to a certain extend)– Online workspaces
• But basically …– We are still communicating like the pharaohs some 2000 years ago
– We have digital data, but we use them only as digital documents
• This is faster• But still quite stupid
– => we are going on to delete information before we exchange it

How can we share what we think? Is there a better way than 2D‐plans and text‐documents?

BIM‐Situation in Germany
• Some Key‐Players adopted BIM– Some large Contractors– Some authorities– Some innovative architects and
consulting engineers• Contra‐productive
– HOAI (German fee structure for arch. and eng.)
• However: International impacts– International building owners
contracting in Germany• Key BIM‐Technology comes from
Germany– Basics of IFC came from Germany– BIM‐Software available since 25 years– BIM‐Middleware solution was available
already 10 years ago– Technical experts are available
• New approach together with
– BIM‐Bau: Advisory Committee• Chambers of Architects and Engineers• Building Associations• Building Software Association• buildingSMART
– Pilot Projects

This is important!We need to
change industry!
BIM is today
• Key‐Players are already doing it
• Following slides, already some years old

Where is the budget for BIM?
• The overall project costs– Remains 100 %– may not be increased for BIM
• Only very, very few building owners are able to understand the need for BIM
• Quality improvement by BIM is not yet well understood
• => The budget has to come out of savings in the project– Reduce errors
• Bögl: “Errors on construction sites are much more expensive than BIM and BIM‐Managers. With BIM we can save 20%‐30%”
– Savings in workload• Have to be shared in the consortium
– Biggest impact on total costs is in the early design phases

The painful reality The theoretical dream
Lessons learnt form automotive industry:The product model is evolutionary
=> Data Synchronization and Consolidation at certain milestones
