E D ITO R ’ S N OTE

This has been a pleasantly chilled out month with everything naturally falling into place, a change of pace that has been much welcome by the BHC Magazine team. But that does not mean we

have been resting on our laurels, oh no. With a 2nd I Say Yatta branch just having opened

in Serusop, we paid attention to both branches (fun fact: the 1st branch is located exactly where BHC Magazine used to be). An opportunity to chat with the eateries’ interior designer, Waiz Maidin, was presented and taken. With many locales designed under his name we wanted to know what made him tick.

Feeding our appetite for new designs, we had a chat with 2 more Politeknik Brunei students who shared

their love for modern contemporary designs, as well as incorporating Mother Nature into infrastructure.

All of this is hot business though and to knock 2 birds with 1 stone, a side visit resulted in a trip to The Cube Pit Stop Café in Bandar. The coconut shakes and the décor are a great remedy from the heat for sure, and we were going to need it. A long road trip to a hardware store in an isolated location revealed the unique challenge that some are faced with, but when armed with a cheery disposition anything seems possible to overcome.

Last but not least we present our cover feature – a gem of a home that redefines cosiness. Expanded upon over the years this home has been built with love … and man oh man is it cosy! With a heavy rainstorm overhead throughout the visit, I just wanted to curl up on the couch in the attic … and the living room … and the bedroom. So here’s to a relaxing month ahead everyone.

Small spaces c an be a blessing in design disguise. Awk ward, small spaces are of ten a c at alyst for change, forcing you to clear the clut ter and come up with clever design ideas . If you get creative, you c an ma ximise even the most miniscule sl iver of space. Intr igued?

Curtains hung well above the window impart airiness especially if the design is kept basic. Hanging the

curtains close to the ceiling makes them look higher. Be sure to extend the drapery rod on either side of the window so that the window appears wider and

allows in more light.

Exploit the often under-utilised space between the tops of furniture and a room's ceiling with hanging

or high-mounted elements. Take bookcases and cabinets all the way up. Have the furniture work

double duty by having shelves hold items as well display decorations.

This overlooked part of the house has a lot of potential. Any space can be enhanced with additional and stylish storage solutions. You can take advantage

of the awkward, extra space and installing shelves would turn the space into an ideal place to display an

abundant book collection.

Surrounding yourself with mirrors creates the illusion of more room. One of the best (and easiest) tricks in the design world is adding a full-body mirror to

visually expand a space. Install curtains to hide the mirror for a more intimate and enclosed space. Tip: A

mirrored backsplash in a small kitchen will also work visual wonders.

Coordinating light curtains and shades tricks the eye thus maximising light. Using foolproof neutrals

generally makes the flow of a house feel less choppy. You don’t need to limit yourself to shades of beige, as

warm and subtle hints of colour will achieve the same effect.

Available for enthusiasts from all walks of life, the Weekend Warriors held its first Air Asia Challenge Trophy (AACT) in December 2017. What makes this competition a little unique is the incorporation of a ‘piala pusingan’, in which every winner on the victorious team gets to keep the championship trophy for a duration, before eventually being handed off to the next champion team.

Open to all futsal teams across the Sultanate, 8 groups stepped forward. Ultra Instinct Warriors, Broxton, Brunei 88, Walowey FT, Plan Batu FC, Hello Kitties FC, Al-Rawda, and MMW. After a series of fun and full-on football, against the backdrop of this platform’s purple, white and orange signature colours – Al-Rawda emerged as the victorious champions, while Walowey FT and Brunei 88 came in at 2nd and 3rd positions respectively.

This is not a once per annum gig, with the 2nd AACT already slated to take place in April, with an estimated 12 teams expected to compete for the top podium. To further spice up the diversity of competitors, the top 2 teams from the Weekend Warrior’s Corporate League will also be joining the next challenge. So even before the next competition begins, the brains behind the platform continue to ramp up the intensity, even if ever so slightly.

Yes there were a few f r iends and relat ives among the throng, but the tr uth is roughly 10 0 people comprising VIPs and guest s were of f icially invited to the launch of Const ance Enter pr ise; despite this, more than 3 0 0 people made an appearance – some out of cur iosit y, many out of suppor t .

“It was much unexpected,” the General Manager, Nick Leong, explains as he recounts the events of that night, as a wide grin spreads across his features. “I have been in this business for more than 20 years. During that time I have met, dealt with, and collaborated with many people. During the launch I had old acquaintances present, some whom I had not seen in 12 years, who had shown up to lend their support.”

Well now – if that is not an outright indicator of the general manager’s positive persona and attitude towards business, and people, then I don’t know what is. “Well, I did join this industry back when I was 19 years old. Plenty of time to perfect my trade,” Nick Leong acknowledges modestly.

With a stage and gathering area set up beneath

the tarpaulin of a wide open-air tent, which was festooned with gold-hued decorative balloons and standing tables, the large crowd interacted with one another as they awaited the commencement of the proceedings.

The Finance Director of Constance Enterprise, Adeline Leong, begins giggling as she shares, “You know, Nick had to begin his welcoming speech 1 hour earlier than scheduled. We were shocked, happy, but still shocked, when we realised just how many people had arrived. We honestly thought it was 7.30. The rain clouds had darkened the sky but it was actually still 6.30. We did not want to keep so many people waiting so we began early.”

With shareholders, partners, and dignitaries from

Germany and Malaysia joining the general manager and the finance director on stage for the ribbon cutting ceremony; Constance Enterprise was officially welcomed to the Brunei market.

The event, which did not come to a close until past 10pm, saw guests enjoying a spread of food outside, while many engaged the general manager in conversation as others explored the construction materials and products showroom.

Situated on one side of the new stretch of highway bet ween the c apit al and Kuala Belait is where the A AW hardware store & warehouse c an be found. With one stretch of the highway occupied by untouched rainforest, and the other populated with an isolated sc at ter ing of buildings, the unique challenge f aced by those inhabit ing this area is apparent .

Greeted by friendly staff and an enthusiastic general manager, it does not take long before he outlines the difficulty of running a business here. “It is perfectly in between the major populated centres of KB and Bandar,” the general manager says, before adding that sourcing potential prospects is tough. “Plus, you have to pull into a far left or right road (depending on the direction you are coming from) that runs parallel to the highway to get here. It’s easy to miss.”

However, while customer numbers to the hardware store may be lower than ideal, the warehouse aspect of AAW continues to see business. From the 15 members of staff spread throughout the large property, a few could be seen driving fork lifts. Transporting bags of Brunei Cement from a stack in a corner of the warehouse onto a blue lorry, the driver waits patiently while a second forklift zips past toward the pile in an effort of teamwork.

The warehouse stores supplies by the tonnage for clients, as well as a select few other hardware stores and business that fall under the same umbrella of companies. Acting as a supply depot, resources are sent out to sister companies when needed, while storing items when inventory levels at other locales are too high. Steel girders, wooden planks and beams, PVC piping, all fit neatly into their allotted slots for display nearby.

Another unexpected but great service on offer comes in the simple form of advice. The friendly general manager is more than happy to entertain visitors with conversation, a result of the immediate areas small population. “I have been in this business for many years. I can tell you everything you will need to know about these products. Anyone who comes, I am happy to provide them with this consultation,” he beams, eyes widening over his spectacles.

He points out several tire racks with new wheels hanging off them. “We offer tire services too. It is a long

stretch of road after all, and there has been a couple of times when a driver has been thankful for us being here. It still is a long way to KB if you have a puncture.”

“All in all, we get by. I do wish this area could be developed more in the future. It doesn’t have to be much, just a bit more." The general manager’s eyes suddenly light up as a customer approaches and he engages this new prospect in chatty conversation. If only everyone was as friendly and approachable as this fella, I can see why he’s in charge.

Loud and confident, and strongly inspired by Modern Contemporary design styles, Albee Yong Sin Yen, who is currently enrolled at the institution’s School of Science & Engineering, is not a shy young lady. Brimming with a controlled energy that threatens to overspill, both her eyes and grin widen dramatically when asked, “If your budget was not a problem, how would you design your very own house?”

Albee instantly starts listing off the various ways she would design and deck out every individual room, but what becomes apparent is not the obvious levels of enthusiasm and talent she possess for this field of specialty, but the fact that she is quite fond of implementing modernism into her own personal style.

This is supported by examples of her conceptual

renderings; works she has produced throughout her studies. From an editorial office and photography studio in a high-rise building, to living rooms, dining rooms, kitchens and even walk-in wardrobe spaces; Albee’s designs tend to adopt wide spacious floor plans whenever possible. She also enjoys utilising neutral elements complemented by abundant sunlight, while a minimal use of earthy hues of brown add warmth to its surroundings. If anything, the Scandinavian style of interior design resonates enough in Albee’s works that it is easy to see how she manages to blend strict modern design with the ever-changing contemporary aspects.

An internship spent at Radio Televisyen Brunei resulted in this student leaving her comfort zone in order to design set pieces for locally televised programmes.

“I had to help with creating original set designs, and this is something that was new to me. But I enjoyed it nonetheless because when it comes to my schoolwork, I definitely prefer the practical side of it. I love being hands on.”

Reveling in a moment of pride, Albee ends the conversation on a high note, sharing a story in which this talented individual designed a standing light stand from copper pipes that was successfully sold to the Cultivate Café & Bistro on the ground floor of Progresif Headquarters. A unique shape, the light was designed in accordance with the Form Space concept, which is dependent on the area it will occupy. Talk about unexpected, I wonder what else she can make.

MAZIYYAH ROSLI

On the other end of the spectrum we have the reserved and soft-spoken Maziyyah ‘Jiah’ Rosli, a 21-year-old student enrolled in Politeknik’s Diploma of Architecture course. Initially shy, this talented young lady who goes by the nickname Jiah didn’t take long to open up about her interests and passions regarding her studies.

“I love the outdoors. Anything to do with outside. This is why I like to use elements from our surroundings,” Jiah says, as she points out the major natural features that have been seamlessly incorporated into her conceptual renderings of suburban homes. Also, by focusing on one specific theme, this nature-enthusiast prevents her designs from becoming cluttered and unstructured.

Examples of her works include a residence on concrete pillars that utilise wooden beams as a skeleton covering for an external staircase. Extending to cover the lobby and front entrance at the top of the stairs, the beams double as an aesthetically pleasing focus area.

Another home takes the form of a 2-storey house that makes use of flora in a minimal yet effective manner, such as the tall shrubs that stretch up two thirds of the building. Also using wood, a 3rd design showcases Jiah’s use of decking as a solid base as well as beneath the roof. What all these designs have in common is an underlying modern appearance with open floor plans, which have large sections that seem to almost blend with their backdrop courtesy of clever use of nature.

“I’m also quite interested in mini homes and have

spent some time researching them”. Now were on to something. With higher than expected interest levels in the pre-fabricated mini spaces available at Fabular.Co (see last month’s issue), the opportunities for designers and developers looking to move into the mini homes segment can only continue to take off in the foreseeable future.

“Again as you can see, I have made use of nature in the sense of what it has to offer,” Jiah references one of her mini home designs. Resembling a futuristic yet functional LSL container space that utilises step ladders indoors, this home’s tall windows allow light to reach every corner. I wonder what other aspect of nature she could utilise as a major theme in her design.

Upon meeting a homeowner claiming to l ive in a modest residence that is “really nothing special”, I honestly think it should no longer come as a surprise to discover the opposite to be the truth. Such is the case with this month’s cover feature; a medium-sized family home whose owner is as lovely as they come. With such a welcoming and hospitable personalit y, this individual ’s f r iendly demeanor translates direc tly into her own st yle – and boy is it cosy!

Upon entering the central space, it becomes apparent that the dining area is separated by just a few steps and a banister, efficiently creating a divider between areas of differing functionality, while maintaining an open concept floor plan. The division is accentuated further by the placement of a coffee table and 4 accompanying seats nearby the railing.

Both the living and dining rooms are populated by an assortment of tasteful knick knacks that contribute to a picture-perfect scenario, which is why the home owner’s closest friends often choose to hang out at this

locale. In an effort to ensure changes in scenery, there are actually a few focal chill-out points that have been deliberately planned, and strategically placed within this central area. From the coffee table near the transit point between living and dining room; 4 tall black barstools and an accompanying table around the corner; a dining table that can accommodate 8, to another coffee table accompanied by 2 chairs that fit snugly into the dry kitchen, it’s a wonder if anyone uses the sofas.

“Actually they don’t!” the homeowner giggles loudly before adding “I have all these comfortable sofas, but my friends always want to sit elsewhere,” at the other focal points. The furnishings have a better café vibe than a long couch, and “with every visit, we move around this space. It helps keep things interesting.” With an interesting selection of ornaments and wall adornments, these small shifts bring different perspectives. Clever.

White is the primary colour in play and runs consistently throughout this humble abode, helping to make the central area seem more spacious than descriptions would have you believe. This is complemented greatly by more than one shade of grey that makes its appearance throughout the living room

in the form of the couch sets and fluffy carpet. Other supporting furnishings that help raise the personality profile of this space also come in white, and far from blending in with their backdrop, succeed in boosting the overall theme.

This was achieved by the strategic placement of other furnishings that prevent a ‘white overload’ and help the eye attune in to their surroundings better. Examples of this are the thick blue drapes, low-lying tables of a deep brown hue, tall vertical lamps made of rattan, and potted greenery placed at wide intervals.

Two bedrooms for the boys of the household are decked out simply but stay true to the theme. An even white-black ratio can be seen here with the walls, blinds, side tables, and wall-mounted shelf representing the former, while the latter appears as a thickset clothes cabinet and the bed draped with a black duvet. More minimalist then the rest of the home, even the few decorations here appear in either white or black (think Star Wars storm troopers and Darth Vader).

Heading up a narrow stairwell that winds around a pot of bamboo shoots reveals what I consider to be this month’s hidden gem – a homey attic space. Divided into 2, half the attic has been converted into a dedicated play area. Arranged in orderly rows are several buckets stuffed with toys nearby a wall-mounted flat screen TV, and play bicycles. The other half of the attic has been outfitted with an L-shaped couch, another white table accompanied by 4 matching chairs, and a coffee table. Unlike the white pristine tiles on the ground level, the flooring up here is a wood laminate that along with the warm glow of the yellow lights, is so cosy.

With the BHC Magazine team’s visit to this home coinciding with a heavy rainstorm, an amped-up cosiness factor was experienced to the maximum. In a moment of shared humour, a comment was made regarding how lovely it would be to lie on the couch in both the attic and living room, with a thick blanket pulled up over your chest, while listening to the rain. To which the homeowner responded “I have plenty of space, you can sleep on that couch over there, and your photographer can sleep over there”, and for one long moment, we seriously considered the offer.

F ive long years in the mak ing. That is a ser ious amount of t ime for any one individual to dedic ate toward transfor ming a forever- held dream into a t angible realit y; and yet, that is exac tly what Managing Direc tor, Nick Leong, has succeeded in accomplishing.

With more than 28 years of experience in an industry that has helped see the Sultanate continue to grow; the emergence of Constance Enterprise comes as both a tremendous relief and a point of pride for the team involved.

“Like everything else worth doing in life, it takes passion,” Nick Leong says before further accentuating the point. “It really is that simple. If you don’t have the passion to drive you forward, then there is not much point,” because businesses will have trouble trying to stay afloat “if they don’t have a clear plan or vision”.

Touching on the issue of competition, the Managing Director shared an interesting analogy for added emphasis. “We believe in friendly competition of course, but I don’t really view it as such. Imagine the sport of football and all of the different leagues that fall

It is a valid point that a brief walk around the showroom easily proves. In the ground floor showroom are several products of particular note, from a foldable shower stall (my personal favourite item here), to a singing bathtub (yes you read that correctly!), this space is well structured and neatly organised. The showroom also possesses a feature that I have not encountered anywhere in Brunei – a practical demonstration area with several faucets and ceiling-mounted shower heads. Clients can utilise the knobs present to activate this diverse selection of products designed for the kitchen and bathrooms. The BHC Magazine team, admittedly, had a little bit too much fun playing around in this section of the showroom, but for good reason!

With such shiny and pretty items on display the immediate assumption was that these products were tailored for the more affluent members of society. “Oh no not at all,” Nick Leong says, pointing out that there is no specific target market, and that there is something for everyone here. “I guarantee you that regardless of your budget, this showroom will have at least 1 product for you.”

When asked what he was proud of the most, given that this pet project took 5 years to complete, the Managing Director replied with a big smile and no shortage of hesitation, “My team. My team is comprised of locals only. They are hardworking individuals, and I am very proud of that fact. I love this country and His Majesty the Sultan very much. The things that we have been given,” such as stability, peace and security.

Looking around the 1st floor showroom, Nick Leong points to a print-copy of a black and white sketch of the nation’s ruler. “This is how I feel I can honour my king." In a show of good humour, he ends the conversation with, “Hopefully one day I will be blessed with an opportunity to have His Majesty’s real signature.”

There is so much to look at, so much to draw the gaze. Just in case you all missed that par t, allow me to rephrase: There is so much to look at and admire in here. The best par t? Despite occupying a rather small space – The Cube Pit Stop C afé succeeds in creating a f loor plan layout that, contrar y to popular belief, is not clut tered.

Screaming personality in volumes beyond BHC Magazine’s ability to measure, it goes without saying that the first thing any visitor to this coconut dessert specialist notices is the décor. A perfect case study for proving that there are indeed people out there (myself included) who are allergic to negative space; adornments can be found occupying spaces directly ahead, below and above a person’s line of sight regardless of their height.

A diverse array of poster-like imagery decorates

every available section of the matte olive green walls. Some are made from light-weight metal, some are framed behind glass, while the wood-plank mediums mostly feature motorcycle-related content. “I don’t own a motorcycle, but I have always liked them,” says the co-owner, Lenard Teo, whose steadily widening grin indicates that the desire to own one is still very real.

Cubic shelves house large models of tanks, helicopters, and galleons during Europe’s golden age of exploration, as well as porcelain ornaments, vases,

potted greenery, and an assemblage of other knick-knacks. From an old-school typewriter and a clock in the design of a lifebuoy, to a wall-mounted bicycle and several oil-burning lamps; one would hardly be remiss in thinking that the inventory of décor could give businesses such as Euro Classics a good run for their money.

A more in depth study of all the ornaments also reveals the more personal characteristics of these individuals – such as Lenard’s fondness for Dwarves, as well as the co-owner Evey’s appreciation of frogs. “Between our home, here and Raw Coconut Bistro,” which the duo launched a few months ago in 2017, “We had so much stuff, so many decorations." Instead of letting everything go to waste and collect dust, the items have found a new home here, for all to appreciate. Capable of accommodating around 20 people at any given time – 18 indoors and 2 at the café’s modest outdoor area – the rattan chairs and tables were sourced from abroad. For slightly larger groups there is a classic couch set that can seat between 6-8 people comfortably.

Within immediate proximity to the couch set is cabinet that is well-stocked with reading materials from magazines to novels of different stripes. This is without a doubt my personal favourite section of The Cube Pit Stop Café because the owner’s taste in literature mirrors my own so closely. As biased as that may seem, with Fantasy greats such as Robert Jordan, David Eddings, and Janny Wurst seeing representation on these shelves, in addition to the many other novels available on hand, scouring the bookshelves left behind a great aftertaste.

The BHC Magazine team then made their departure, facing the remorseless sun as it blazed waves of heat mercilessly. Little did the sun know that the large coconut milkshakes, with a generous dollop of coconut ice cream, went a long way to quenching dry throats, and making the heat more bearable. From Gundam models and role-playing games, to comics, cartoons and the food (oh my, especially the food!); Bruneians in the modern day age are always eager to see what this Island chain to our north-west has on offer.

This was the case with the founder of the I Say Yatta eatery in Regent Square, Kiulap, which is also a collaboration with the popular Infinitea beverages that falls under the same umbrella of companies. Sharing his story, the owner revealed that “It all began when I was in Japan for a holiday with a group of friends. We would

go exploring, walking down all the smaller streets, and one day while checking out the many places to eat, I was inspired to recreate something similar back home.”

A friendly individual with a contagious smile, the owner’s expression turns somber for a brief moment. “It is important to note that I Say Yatta is 100% a Bruneian brand. We are not a local business partner for a Japanese or international franchise. This is a completely 100% Bruneian take on Japanese cuisine.”

A fusion of premium dining and fast-food, the eatery is a riot of colours and materials that perfectly encapsulates the hidden weirdness of the Japanese psyche responsible for so many of their most unique creations. “We wanted to transfer this aspect of Japanese culture into Brunei, but since we are a local business pursuit, we made use of an interior designer from Dimension, named Waiz Maidin.”

A visit to both branches reveals the major features used at both sites. When enquired as to his choice of materials, Waiz Maidin replies, “Well we wanted to reflect the Japanese tatami aesthetic, and this was best done by using pinewood planks to simulate a light wood grain. The red corrugated steel was deliberately used to create a hip street vibe,” that would appeal to the younger generation. Also, it is difficult not to notice the

light box panels that are “meant to mimic the bright neon lights found in a large city”.

Looking back at his work, this young interior designer said, “All in all, it took slightly less than a week for me to come up with an initial concept, and slightly less than 2 weeks to finalise the details with the client.” BHC Magazine’s reaction to this was nothing short of awe: Are you kidding me? 3 weeks to imagine, conceptualise, source materials, design and further refine that blueprint into the eatery we have today. This was a job so well done that the only thing I could say was Yatta!

It’s no secret that Bruneians love Japanese food and I Say Yatta! brings its own competitor in the Japanese food scene: rice bowls. Why rice bowls? “We were inspired by Japanese restaurants that specialise in the food they serve. They only do one thing, but they do it well,” was the answer that the owner enthusiastically gave us and honestly, we can’t argue. Although the Japanese rice bowl is a familiar food, I Say Yatta! kicks it up a few notches with its choices of Tori Karaage, Salmon Poke, Salted Egg Karaage and more. Whatever you pick, you’re definitely in for a treat!

The new branch has 2 floors and like the food it serves, the interior of the restaurant is inspired by the owner’s trip to Japan. “We wanted to emulate the streets of Shinjuku,” the owner tells us as he motions to several features in the restaurant.

The first thing you see when you reach the second floor is a red neon signage spelling out ‘I Say Yatta!’

that gives the restaurant its signature red glow. On the opposite wall is a large light-up mural with ‘I Say Yatta!’ in the centre and bright, bold graphics bordering it. A wide black grid is installed on top of the mural and this makes the feature look like a wall of TV screens. “These were the features we really wanted to bring in to the restaurant and I think our designer did a great job at capturing that part of Shinjuku,” the owner proudly tells the magazine. With the corner taken up by 2 large windows, the designer strategically placed these features on this floor, “So that everyone can see it, even from the main road!”

Though part of the interior design captures some aspects of the busy and loud look of Shinjuku, the Bruneian industrial hipster aesthetic was also seamlessly incorporated into the restaurant. The use of white mosaic tiles gives the eatery a very clean and minimalist look that’s nicely offset by the black metal chairs.

There is also a nice contrast between the tiles and metal and the use of light woods that strikes a nice balance in the restaurant. The wooden tables and

chipboard booth seats add warmth to the industrial feel and there are many light wood accents scattered around the restaurant. The restaurant also boasts 2 kitchens: the 2nd floor kitchen is where the prep takes place. The ground floor kitchen is where the Yatta magic happens. The best part? You get to watch the ingredients come together into the rice bowls that you came to indulge in.

Though the restaurant serves a Japanese staple, the owner reminds us that, “We are a 100% Bruneian

restaurant and we source the best ingredients that Brunei has to offer." So while you’re tucking into your bowl of Japanese goodness, you can take pride in knowing that you’re also enjoying a Bruneian product. You can’t help but feel transported into a pocket of Shinjuku when you walk into I Say Yatta! and the restaurant truly lives by its motto: Brunei’s very own Japanese inspired eatery.

It goes without saying that our natural surroundings define us as a culture, a nation, and ultimately, people. Even more so in the case of our beloved Brunei Darussalam, in its role as one of our worlds’ truly green havens. And we intend to keep it that way.

In light of an increased societal awareness regarding the environment, Butra HeidelbergCement acknowledges the market demand for more quality products, calling Brunei Cement 52.5 as being both timely and bringing positive effects to the construction landscape. “We think it is a great product for the market and specifically for Brunei,” said Managing Director, Marcelino Ugarte.

Two important benefits associated with Brunei Cement is first: Cutting back on clinker usage, which results in an overall reduction of the Carbon Dioxide produced as a natural by-product of the process. Carbon Dioxide is one of the major culprits of global warming, so this reduction highlights the company’s commitment to sustainable operations.

Secondly, the Brunei Cement mixture has a lower alkali content. This means that the chance of an alkali-aggregate reaction occurring is removed, therefore enabling concrete to be installed with minimal damage and impact to its immediate surroundings.

Following the launch of the I S ay Yat t a eater y ’s 2nd branch; a young and t alented designer made a sudden appearance on our radar, and we sure are glad he did. Waiz Maidin, a 24 -year- old architec ture and inter ior design enthusiast, had plans to continue his studies, however the machinations of f ate had other plans . When a loc al educ ational est ablishment temporar i ly c ancelled one of their courses for a 2-year per iod, Waiz ref used to sit around t widdling his thumbs, and decided to make bet ter use of his t ime.

Q So how did you spend that t ime, when you were hoping to have been studying?

A I tried to get into the job market so that I could keep myself busy. I eventually ended up doing an apprenticeship under another notable Bruneian designer: Saifullah of SAMO Furniture a few years ago. It was Saifullah who introduced me to my current partners who I ended up starting Dimension with.

Q What was your inspiration for wanting to become an interior designer?

A Actually, I already had a good idea when I was younger what I wanted to do. I was more focused on architecture than interior design at the time, but still, I knew that this could be a career I can be happy doing. To create a unique space from scratch that can be enjoyed by others.

Q Can you brief ly l is t out some of the projec ts that you have been involved in?

A Both the I Say Yatta branches, the Infinitea Booth in Manggis, Nimanja in Gadong, Sate House, The Letterbox, Tri-Ultra, Nollybook in Kiulap, and Bokitta Hijab on the 3rd floor of the Gadong Mall. I have also designed the interior of a few houses for private clients.

Q How challenging is i t to source out proper design jobs in the Brunei market?

A Very challenging. Not because of a lack of availability. If you are willing to work hard and build your network, the jobs are there. The challenge comes from trying to identify clients that you can see ‘vision to vision’, so that there is a match. The client is always right, and you need to meet their expectations. But, if a client already has a similar mindset or vision like yourself, the process is always smoother.

Q Overall, f rom the f irst meeting with a client until the hypothetical cut ting of the r ibbon – what is the most challenging par t of the process?

A Securing approval from the relevant authorities. The TCP (Town and Country Planning) and ABCi (Authority for Buildings and the Construction Industry) have an important role to play. So they need to scrutinise projects, which can be a lengthy process. It always feels good and is a relief to get approval.

Q You’re stil l a relatively young fellow, but i f you could give advice to the up-and-coming younger generation of designers, what would you say?

A If you can do it now, then do it now. Don’t waste valuable time. Unfortunate timing caused me to miss out on the next stage of my studies, but instead of doing nothing or just waiting, I actively went out to see what I could do to boost myself … and it worked because now I’m a partner with the design company, Dimension.

Q Where do you see yourself in 20 years?

A Sitting down on my couch, watching TV inside the house I designed, doing absolutely nothing, knowing that I have a constant revenue stream from the company I helped to build and develop. A relaxing and early retirement is the goal.

WHAT ARE SOME OF THE LEGAL ISSUES INVOLVED IN PURCHASING PROPERTY? When buying property, there will be some important documents which you need to sign. Always ensure that you understand every aspect of these documents before you sign on the dotted line. If in doubt, always consult your lawyer. These are some of the issues that you need to consider:

• Appoint your own lawyer. A conflict of interest could occur if the same lawyer represents both buyer and the seller.

• Read and fully understand the terms and conditions stated in the Sale and Purchase Agreement (S&P). Your lawyer should be consulted throughout this process.

• If you are buying from the developer, make your payment to the developer through your lawyer to ensure your interest is safeguarded. Your lawyer then assumes responsibility for purchasing your property on your behalf. A Sale and Purchase Agreement (S&P) constitutes a legal agreement signed between the buyer and the seller (often the developer) who have both agreed to the terms and conditions specified.

• Ensure that your lawyer conducts a search on the master title of the property to ensure that the seller is the legal owner of the property and therefore the rightful seller. Also to ensure that there will be no complications on the title deed for the property when transferring to you.

LEGAL FEES The legal fees charged will depend on the kind of property transaction involved and the price of the property.

WHAT OTHER COSTS ARE INVOLVED?The purchasing costs for a property and the charges involved in obtaining a loan to facilitate a property purchase will add up. In addition to the legal fees, other fees include – valuation fees, legal fees for loan documentation (between you and your financial institution), mortgage insurance (if required), fire insurance, stamp duty and lending fees.

LEGAL ASPECTS OF BUYING A NEW PROPERTY When buying a new property, there are a few legal aspects to consider.

Homebuyers will normally pay a 10 percent deposit to the developer upon signing the S&P. Ensure that the official receipt is kept safely, as it will be treated as evidence in the event of a dispute. You have a right of ownership to the property once the deposit is paid and S&P is signed. You will then be responsible for making payment on the remaining instalments. If you or your mortgage provider do not settle any of the instalments within the time specified in the S&P agreement, you may be liable to pay interest charges based on the unpaid instalments to the developer. Failure to pay any of the instalments and interest due (if applicable) within the specified time frame may result in the developer terminating the S&P and your deposit paid to the developer may be forfeited. As such, please ensure you read and understand every clause in the S&P agreement. ONCE YOUR NEW PROPERTY IS READY, YOU CAN TAKE DELIVERY OF THE HOUSE UPON RECEIPT OF NOTICE FROM THE DEVELOPER. DO ENSURE THAT YOU CONDUCT AN INSPECTION OF THE HOUSE AND NOTIFY THE DEVELOPER OF ANY DEFECTS. List down the defects that need to be corrected and make sure you take a copy of the list for your own

reference. There should be a defects liability period for every new house purchased from the developer and you may want to ensure this is stipulated in the S&P agreement.

At the time of delivery of vacant possession, the developer must apply for Certificate of Fitness for Occupation (CFO) or Occupation Permit (OP) from the relevant authorities. The certificate is an official document issued by your local authority to acknowledge that this particular property is safe and can be occupied. The homebuyer is only entitled to occupy the property once the CFO is issued. This is relevant only for newly built properties.

If the developer fails to deliver your property within the time specified in the S&P, the developer is liable to pay the homebuyers damages. You may want to ensure such clause is stipulated in the S&P. PROFESSIONAL ADVICEThe old saying – “buyers beware”, need not always apply when purchasing property. However, seeking professional advice is always recommended and it is also wise to first go through a self-assessed financial check-up.
