DEMOGRAPHIC AND POLITICAL IMPACT ON SHOPPING PREFERENCESOld Agra is predominantly a Muslim dominant area and 60 % of people residing in this area fall under economically weaker LIG sections viz. Sec C,D & E.Old Agra city markets are congested with narrow bylanes and slip roads. OBSERVATIONS

The city is expanding in two directions namely NH-2 & Fatehabad road.Sanjay place (CBD) is among the most sought after retail destination in the city with sadar bazaar being the second in line.Most of the city’s elite population lives in a radius of 3-4 kms of Sanjay place. Elite colonies include civil lines, nehrunagar, vijayanagar, gandhinagar, & suryanagar.MG road is the next retail destination with sadar bazaar, all major govt institutions, banks, five star hotels, and agra club falling on this stretch.New developments being done by ADA are encouraging and Agra will see a real estate boom in the next 3 years.Taj expressway project has already started the real estate hunt by developers with Jaypee group in hunting spree on the shikohabad road.With a major chunk of city area taken up by Cantonment board and the old city, the expansion is going to be radialy out from old settlement.

RECOMMENDATIONS

Keeping in mind the expansion rate of city and our own growth plans, the regions to be recommended would be :

1. Approach roads to Agra : either NH-2 or NH-2 bypass. Both these roads are witnessing huge real estate developments with major residential and commercial developments being announced both by city authorities and private players.

2. Sanjay place, CBD- Despite of steep real estate prices, this is amongst the most posh colonies of the city. Any location available within a radius of 4-5 kms would be worth the consideration.

3. Fatehabad road – Despite of presence of malls on this belt, the market feedback is not very encouraging. This is a futuristic location having an incubation period of minimum + 5 years.
