Building Survey(Previously known as Structural Survey)
This is the most detailed report on the condition of
a property. It involves a thorough visual examination
of all accessible areas, including external elements,
internal areas (including the roof space) and the
service systems. If necessary, we will recommend
specialists to advise on whether services meet
current regulations. The repor t describes the
construction and condition of each part of the
property and reports on all defects irrespective or
their severity.
Where applicable it will identify the need for
specialist reports or further investigations and will
also provide general recommendations regarding
ongoing maintenance issues.
Building Surveys are suitable for any residential
property regardless of age, construction type or
condition and an open market valuation can
normally be provided upon request.
The RICS Homebuyer Survey and Valuation
This is an RICS endorsed Survey, which is generally
intended for properties that are well maintained and
have been traditionally built within the last century.
The report aims to assist a purchaser who is
contemplating buying a residential property reach
balanced and informed decisions. It will comment on
the general condition of the property and identify
any essential repairs required or serious defects
where relevant. General advice on how to approach
dealing with such issues will also be provided.
If serious defects are identified that could be seen as
an immediate or developing threat to the property
then more detailed investigations by specialists such
as roofers, timber and damp companies or structural
engineers may be recommended.
All accessible parts of the property are inspected.
However, in the case of flats, not all communal areas
are covered. Service systems are inspected but the
efficiency and compliance in line with current
regulations cannot be confirmed.
