    -At the second row,12 nos. Elegance Superior ,4 nos Quad and 8 nos Triple rooms are two storey buildings --All buildings have the panoramic of sea view and breeze cross through from the coconut palms. The

    attached verandah which has only roof and handrails allow the natural lighting and ventilation into therooms.

    -18 Standard rooms have their own garden in front of the building to have natural impact and enough

    open space with second row buildings to have good ventilation and scenery and they are two storey

    buildings situate at road side.-Swimming pool , the visual connection element between open dining hall and sea to blend with nature.

    Walkways between one building to another is surrounded with series of lawns and the foot paths paved withnatural sand stones .Corridor between lobby hall and dining is made of natural sand stones from the nearest

    local area is also allows the air flow and natural lighting.-The designer carefully took account on existing site conditions which is to mix with regional style and

    natural setting and , also to create comfort in hot and dry climate with natural environment.

    ACTIVE DESIGN

    There is no governments electrical power supply at Chaung Tha resort. All of the hotels have to be usedby their own generated power plant.

    There are 5 number of generators sets are using at this hotel alternately. So that they can provide only asmuch the required electricity load according to the occupancy rate resulting in saving waste of energy.

    Single phase of 20KVA one number is using essential power of the hotel such as common area lightings,

    control room, street lightings, and some of guest rooms lighting and power supply at low season for a very

    few of customers.

    The bigger gen set, three phase 25KVA and 60 KVA are used at guest rooms lighting, air con; and water

    heater power at 50 percentage of peak season.

    The biggest gen set, three phase 220KVA and 275KVA are used at guest rooms lighting, air con; and water

    heater power at more than 50 percentage of power demand at peak season.

    There is no auto synchronizing system, just only use manual change over switches as per using of load for

    the purpose of energy saving.That mean they will provide only necessities of electricity power load accordance with occupancy rate

    resulting in saving waste of energy.Generator fuel used is recorded and averaged monthly for later review.

    The generator room is ventilated with natural air and also enclosed by sound proof.

    There are separated 4 numbers of sub main Distribution Board.

    Three of sub main Distribution Board are using for the power supply of guest rooms.

    And then another one is using of essential power supply and guest rooms at the lowest season.

    As it is a beach resort hotel, guests used to go out of their rooms in the morning and in the evening, so the

    electricity power is cut 6:00am to 1:00pm and again from 3:00pm to 6:00 pm to save generator power.

    One interesting source of energy is the Wind turbine. It is located just across the main road which is

    about 150 meters away from the hotel. It was donated by one of many Japanese NGOs a few years ago. Nowthe management of the hotel is planning to get the electric power from it. It is expected to receive the power

    for street and security lights for the hotel. It will hopefully happen within the year 2009.

    Power Consumption of Guest Houses

    For air conditioning system, 1H.P and 1.5Hp split type are used in the guest rooms.

    Kitchen, Laundry, Reception and Dining room area are not used air conditioning.

    These will be comfortable with natural fresh sea air.

    In the kitchen, in order to avoid the retention of food smells in the restaurant and the spread of odors toadjacent premises mechanical fans are used which supply outdoor air at a rate at least 20 air changes per

    hour.One unit of 100 liter water heater is sharing for two guest rooms for saving of energy.

    Deluxe room, family room, superior room, and standard rooms lighting load are about 1.89 Watt per square

    meter.

    Garden lights are also differentiated in groups, decorative lights and functional lights.

    At sleeping time, all the decorative lights are switched- off and only very few for security are left.

    Water resource

    Rain water is collected by dam at raining season. It is about 15Km from site.

    Both rain water and other tube well underground water are available at the resort.These raw water were collected at the under ground raw water tank in service zone.

    Treated water is transferred to 35 feet height elevated water tanks.

    The water pressure of each water point is about 0.85 Bar.

    There is no used booster pump or auto pressure pumps for the water delivery system.

    It is used only the gravity flow by the mean of electric power saving. It has two of tube well in this

    compound there are used for the gardening water and staff utilities.

    Waste Deposit

    Kitchen waste water outlets are sent to grease trap tank that was separated to grease and water liquid. The

    sewage systems are individual types in which traditional septic tanks.

    Kitchen garbage are used as animal food ( for pig). Dustbin are placed at public area and restaurant, and

    dinning area.

    In this resort, Hotel owners association provide the one car for the collect of rubbish in which from all of the

    hotels rubbish are collected by the car at two time for morning and evening. Some of hotel staffs pick up therubbish on the sandbank at morning time those were thrown by customers.

    PASSIVE DESIGN

    1- ConceptA concept approach to create the building with environmental design. Architect has attempted to achieve to

    make a tropical building which is familiar to local guests and harmony with regional background.

    Depend on the existing site condition, design team tried to conserve the trees especially coconut palms as

    the part of landscape.

    2- Site Preparation-Existing landscape and trees are preserved as much as possible.

    -Level up and retaining walls to prevent from tide in rainy season.

    -The buildings are planned nearest to the sea for prevention of noise and air pollution from the main road.

    -Selections of building materials as timber, aggregates, natural stones, sand stones are from the nearest local

    area to reduce the price and transportation.

    3-Building Design

    Being in the hothumid climate zone, Architect has attempted to adapt the nature as much as possible withgood natural ventilation and shading strategy to achieve the comfort zone.

    - Each building was placed and spaced carefully to achieve maximum air flow and sea view.

    -All design elements were designed based upon the local traditional Architecture, both in style and the use

    of building materials, so the local carpenters and masons have opportunities to work on something familiar

    to them.

    -All guest rooms and function hall are placed facing the sea to have sea view and breeze enough.

    -All ground covers except car parking and pathways are covered with soft scape , lawn and green areas

    to reduce the heat radiation.

    -Only the sleeping area is air-conditioned which is required the whole year round except wintermonths to meet comfort condition .

    -Bed area is totally opened to the sea so that none of the rooms require artificial lighting at day time.

    -Wide overhang and timber screen at verandah protect the rooms from direct sunlight and rain .

    -Bathrooms have comfortable temperature, enough day light and nice view from the the inner garden.

    -High ceilings are applied in reception and dining hall to promote air circulation within the building and

    leave space for hot air above .

    -Roofing tile is imported from nearby country as good quality roofing tiles are not locally available. It has

    heat reduction capacity, long durability and resistant to salt water .

    -Architect used brick walls in building to reduce the heat .The building materials are carefully

    chosen to need less maintenance to save energy and cost .

    Design team used the building materials like natural sand stones which can have from the nearest local area,in pathways ,walls, finishes and floors. The lighting fixtures are made with the waste of construction

    timber.

    ENVIRONMENTAL IMPACT-To mix with nature, buildings were planned to integrate with flora and fauna. Existing screw pines

    and casuarinas trees are the main elements of the landscape. Less cut less fill method for the construction isused to maintain the natural ground. Shells washed aggregates were used as decorative elements to mix with

    nature.

    -The timber such as teak, iron wood(pyinkadow),kenyaung were used for the building. But

    percentage of the timber is only 20 percent of the total building materials. Unavoidably, timber shuttering

    were used for R.C columns and beams. One used timber shuttering were reused as hotel furniture, art worksand lighting fixtures.

    -Cars can be parked only at the hotel car parking which is adjacent to the reception and guests can walk

    to the living units. Bicycles are provided for the guests to go around the beach.-Hotel beach and compound are cleaned manually.

    -Rain water is collected from the roof gutter to the storage tank and treated for the use of hotel staffand gardening.

    -Waste water of the hotel is disposed to soak pit.-Waste of the dining is reused as animal food.

    -All the linen and towel are dried only by the sun.

    -To minimize visual impact of glare in the natural environment, all the buildings and design

    elements are painted to be harmonized with nature.-All the materials used are durable materials which need less maintenance. And also less detail

    decorative ornamentation is used for legibility of the building.

    MAINTENANCE AND MANAGEMENT

    -As a maintenance routine, regular inspection of the whole building ,furniture , lighting fixtures, air-cons ,water supply systems, etc; is made and are cleaned and repaired if required.

    -There is also M& E engineer of hotel for regular maintenance of air-condition systems and lightings.

    -There is occasional training of staff for health ,safety and cleaning and other requirements.

    -And a guard goes around and checks the whole hotel daily whether any air con is left switch-on by the

    guest or whether lights or water taps are left on when they are not in use.

    -Garden lighting, decorative lighting and walkway lights are separated in both circuit and switch ,only the

    walk way lights is use at mid night.

    -Linens are sundried in the service yard as much as possible in order to save energy consumption.
