What is going on with the real estate market in Lubbock Texas you ask? The answer is this! Homes are selling and buyers are buying; however the homes that are selling
are the ones that are priced right and the buyers are purchasing the homes that are priced right. That is an honest fact. Price it right it will sell, price it high and it will sit
there. Plain and simple! Lubbock has a large number of homes on the market at this time; however the population of Lubbock is growing as well. You may hear agents with negative thoughts about the Lubbock market or you may hear just the opposite
and hear agents with the positive thoughts about real estate in Lubbock. The market is what it is and you or I can not change it. Numbers don’t lie and unfortunately they
are what they are.
Interest rates are at an all time low! Some interest rates are as low as 3.875% on a fixed 15 year conventional loan and 4.25% on a 30 year fixed conventional loan. That is UNBELIEVABLE!
If you are thinking of buying or selling NOW is the time; quit straddling the fence
waiting for something better to happen. It does not get much better than almost get-ting FREE money. Real estate is one of the best investments you can make . If you are thinking of adding inventory to your real estate portfolio there is no better time
than now.

January through June 2010 Sold Prop-erties in the Lubbock MLS; these are Residential listings and does not in-clude lots or land. Total closed is 1693 with $229,297,830 in closed volume. Average Sales Price is $135,519 with 97 days on market List to sales price ratio is 96.46%. The total number of sold listings for 2010 vs. 2009 is down only by a total of 8. Overall numbers for sold comparisons is very good with an increase in list to sales price ratio and a decrease in the average days on market. List to Sales Price Ratio = The price the home sold vs. the actual
listing price on the market.
January through June 2009 Sold Properties in the Lubbock MLS; these are Residential listings and does not include lots or land. The total closed is 1701 with $226,108,784 in closed volume. Average sales price was $133,162 with 106 days on the market and the list to sales price ratio was 95.83%
The two charts are a comparison of January through June. Overall
2010 was only down in the number count of sold residential listings
by 8; however the overall numbers for 2010 were up in closed
volume and average sales price.
The average days on market for 2010 decreased from 106 to 97.
The list to sales price ratio increased for 2010 from 95.83% to
96.46%
