McKinney Shores Property Owners Association Newsletter August 2016 AUGUST 2016 Annual July Homeowners Meeting Although our Annual Membership meeting of the McKinney Shores Property Owner’s Association was not as well attended as we had hoped, we did get a lot of business accomplished! Below you will find a brief synopsis… and things that may effect you! Our minutes from the 2015 meeting were read to the membership and the Budget and Balance Sheet was shared with the membership as well. The North Tahoe Fire Department was present to give us a brief talk about defen- sible space, allowable tree thinning and fire prevention. Pier B construction was scheduled to begin the second week of July. Once finished, the steel gate will be back on the pier and a combination lock will be on the gate. Access to this code will be available to all MSPOA members as soon as we have a code! Mooring Lines: Please make sure you have removed your mooring line from your buoy before October 1st (un- less you are still using it!). Leaving your line on the buoy causes unnecessary wear and tear on the weight, chain and the buoy itself. If your line is left on the buoy after October 15th it will be removed for you. Once removed it will be tagged with your name, buoy/lot number and stored in the shed. You will be billed for $75.00 for this service! Since the MSPOA now maintains the buoy field, the Associate is responsible for the costs involved in maintaining your assigned buoy and we would prefer to keep these expenses as low as possible. Personal Water Craft: Many of you have been using the Association provided racks on the lawn area. These racks are provided by the Association for the use of ALL members. There are 7-8 kayaks, canoes, SUP’s that have not been used or moved for a year or more. These racks were not meant to be your personal year-round storage facility. If you have not used your equipment, or do not plan to, please store your items at your home. There are many of us who are unable to have our items at the beach because there is not enough room. Please add your name to your items. A tag of some sort, even a piece of duct tape with Sharpie does the trick. A tag on your chairs helps us identify who is leaving things out for other people to clean up! Within the next few weeks, there will be hooks available in the Brown Shed for you to hang your chairs. At the end of the season, please make sure to remove all dinghy’s from the beach, kayaks, canoes, chairs, and other toys from our common areas.

Pier A Fence Repair: We will try to have a work party in the next few weeks to repair the fence around the pier. Many hands make light work! We will need just a couple of peo-ple to help with the replacement of the fence boards and then staining the new boards. Shouldn’t take 4 or 5 of us more than a couple of hours! Please send an email to Allison Hatzenbuhler if you are willing to lend a hand!

Shed Roof Repair: We are currently procuring bids for the replacement of the roof on the beach shed. If they are all as high as we anticipate them to be, we may have a work party to replace that roof too! If you have a connection with roofing materials (plywood, underlayment, or composite shingles) let us know! We will need to have a dumpster deliv-ered, so that will be in the way for a couple of days. If you have frustrations that would be relieved by ripping off an old roof, WE WANT YOU! If you love to use power tools, WE WANT YOU! If the idea of spending a day with neighbors improving your beach area sounds fun, WE WANT YOU! We will let you know when we’ll be doing it! Porta-Potty: We are looking into moving the Porta-Potty into a more discrete location. It will involve the construction of a new gate (for ease in pumping) and the slight rearrangement of the kayak racks and buffet table! When there is more news, we’ll let you know!

MSPOA Membership DirectoryMany of you have shown an interest in having a McKinney Shore Homeowner Membership Directory. We’re doing it! This directory will be sent to you when completed, with your cur-rent information. The attached Membership Directory form is the information that will be included. If you do NOT want to participate you don’t need to do anything. If you WANT to participate, please fill in the form and return it ASAP! Only the information you want shared will be shared. The information from our database will NOT be included.

On page 2 of the Membership Directory form, you will see a place to add any household vendors you have used and loved! If you have vetted these people, their prices are com-

petitive, you would use them again and you would like to recommend them, please list the name of the business and their contact information on this portion of the form.

Buoy Field All buoys have new tags on them, they have all been inspected, repaired as needed and buoy field maps were emailed out to all mem-

bers in early July. Your buoy number may have changed! Please double check the new map! Daisy ANderson emailed the map to everyone in June. If you need a copy of the map, please request one by emailing Allison Hatzenbuhler.

If you need use of a buoy this summer, please just ask! We have several that are still available for use by members! Please remember that renters may

not use buoys.

Wildfire is coming.... are you ready?Create a Wildfire Action PlanCreate an evacuation plan that includes:

Remember the Six “P’s” in case of evacuation:

Defensible Space Creating and maintaining defensible space is essentialfor increasing your home’s chance of surviving a wildfire!

Two zones make up the required 100 feet of defensible space

Zone 1 - extends 30 feet out from buildings,

decks and other structures

• Remove all dead plants, grass and weeds• Remove dead or dry leaves and pine needles

from your yard roof and rain gutters.• Trim trees regularly to keep branches a minimum

of 10 feet from other trees.• Relocate exposed wood piles outside Zone 1 unless they are completely covered in a fire resistenant materials• Remove or prune flammable plants and shrubs

near windows.• Remove vegetation and items that could catch

fire from around and under decks.• Create a separation between trees, shrubs and

items that could catch fire, such as patio furniture, swing sets, etc.

Zone 2 - extends 30 to 100 feet from buildings,

decks and other structures

• Cut or mow annual grass down to a maximum height of 4 inches.

• Create hortizontal spacing between shrubs and trees.

• Create vertical spacing between grass, shrubs and trees.

• Remove fallen leaves, needles, twigs, bark, cones, and small braches. However, they may be

permitted to a depth of 4” if erosion control is an issue.• Mow before 10:00am, but never when it’s windy

or excessively dry.• Protect water quality. DO not clear vegetation

near waterways to bare soil. Vegetation removal and cause soil errosion - especially on steep slopes.

Plant and Tree Spacing

The spacing between grass, shrubs, and trees is crucial to reduce the spread of wildfire. The spac-ing needed is determined by the type and size of the shrubs and trees, as well as the slope of the land. For example, a property on a steep slope with larger plant life will require greater spacing between trees and shrubs than a level property that has small, sparse vegetation. California Build-ing Code Chapter 7A requires certain construc-tion materials and methods for homes in wildland areas.
