Enforcement
• Violations of Federal Fair Housing laws are investigated by HUD and/or the U.S. Attorney General.
• Penalties can range from $11,000 to $100,000, and are imposed by the Federal Courts.

• Owner-occupied buildings with no more than 4 units
• Housing operated by organizations and private clubs that limit occupancy to members

Prohibited Practices
• Blockbusting – the act of encouraging people to sell or rent their homes by claiming that the entry of a protected class of people into the neighborhood will have some sort of a negative impact.
Any message, however subtle, that the property should be sold or rented because the neighborhood is “changing” is considered blockbusting.

• Steering – the directing of home buyers to or away from particular neighborhoods.
Don’t make assumptions!
