Association Information

We are very proud of our community and hope you enjoy living here as much as wedo. We have listed some helpful information regarding Sawmill Woods condo livingand reminders that help us maintain a neat and uniform appearance.

Covenants and By-Laws –Covenants and By-laws are rule and regulations established by the association andboard to maintain the community as developed. It is a contractual agreement you enterinto when purchasing a property at Sawmill Woods. You may obtain a copy of themon the website www.sawmillwoods.abcmanagement.org .

Condo Responsibility -You own (or rent) the inside of your condo. The exterior siding, privacy fences,garden areas, and lawn belong to the homeowners association. Any changes,alterations, or additions must be approved by the Board of Directors.This includes: 1. Adding, removing, or pruning trees and shrubs

2. Affixing anything to the siding3. Installing satellite dishes on the roof, lawn or garden areas4. Refinishing privacy fences and enclosures5. Modifications on or around patio pads

Maintenance – All exterior maintenance should be reported to the management groupin a timely manner. Each request will be reviewed by management and then forwardedto the appropriate repair company.

Exterior Changes – Architectural Request FormFor ANY exterior changes to the exterior of your condo or lawn area you must fill outan Architectural Request Form. Once you submit your form to the management officeit will be reviewed by the board for approval. Once a decision is made you will becontacted. *Arch Request Form is included in this directory.

Fences-The association is responsible for maintaining the exterior aesthetics of all fenceswhich includes power-washing and staining. Any other modifications must bepresented to, and approved by the Board of Directors and the management company.Any unauthorized changes will be re-done at the homeowner’s expense. Decks arehomeowner responsibility. *Fence guidelines are included in this directory.

Storm Doors –You may install a storm door on your front door. It must be a Full View type.Dark Brown color for the tan buildings and Black for the grey buildings are required.

Satellite Dish Guidelines - You must fill out an Architectural Request Form todesignate the area where it will be placed.PLACEMENT – Satellite Dishes are allowed on the side of the unit (on siding or trim) and in thelandscaped beds of the units. They are NOT ALLOWED on the front of the unit or on the roofunless there is no other option. And if installed on the roof the homeowner is responsible for anydamages that may occur to the roof due to the dish being placed there, this is includes leaks.

Parking – The association has parking rules. You may get a copy of the rules frommanagement or online if you are unclear how many cars are allowed in your drive.There is no parking in the areas for turn around and you may be towed.

City Trash – All trash bins must be stored in your garage or in an approved partial orenclosed fence between pick up days. The bins are allowed outside from dusk the daybefore pick up until dawn the day after.

Pets – Please keep your pets on a leash when walking and pick up after them. There isa plastic bag dispenser located by the clubhouse for your convenience. Pets are notallowed to be tethered for any length of time and may not be tied to any structure.

Association Dues – Quarterly assessments are due the 1st of January, April, July, andOctober. A Late fee of $25 will be assessed on the 20th if dues are not received.

Meetings – Board of Directors meetings are held once a month. You are invited toattend the annual meeting. They are currently held in February or March each year.You will receive notice by mail appx 3 weeks prior to the meeting.

Clubhouse Rentals – You are able to rent the association clubhouse for $75 plus a$75 refundable deposit. Contact the management group to schedule a date and sign thecontract.

Garage Sales – The covenants do not allow garage sales however the association hasset up designated dates that they will be allowed. Spring is the 3rd weekend in Mayand Fall is the 3rd weekend in September. Held on Fri and Sat.

Owners with Rentals – Owners are responsible to provide their renter with ahandbook and to make them aware of the rules and regulations of the association.Rental contact information needs to be provided to the management company foremergencies.

Insurance Information - Sawmill Woods

Residents of Sawmill Woods,

This is to remind everyone, based on the association’s covenants andbylaws, exactly what the association’s insurance will cover.

The association’s insurance covers the exterior shell of the buildingincluding the exterior frame, siding, roofs, skylights, chimneys, doors, andwindows in case of a casualty such as fire, major storm damage,earthquake, major catastrophe, etc.

The association’s insurance will not cover any interior drywall, interiorframing, fixtures, wiring, pipes, or utility fixtures on exterior or interior ofthe building. It also would not cover damage or loss by neglect. Brokenpipes are also not included, no matter the reason. The deductible for theassociation’s insurance is $10,000 per occurrence.

We suggest that you review this with your insurance agent to make sureyou are covered properly on the interior of your unit. Any questionsregarding insurance contact Kelly at ISU Stewart, Brimner, Petersat 482-6900.

Any claims should be submitted to Above & Beyond who will review theclaim with the Board of Director’s and forward to Stewart Brimner, ifdeemed appropriate and within the coverage and deductible.

POOL RULES

1. Hours for pool use are Monday through Thursday, 10:00 a.m. to 8:00 p.m., and Friday through Sunday,9:00 a.m. to 8:00 p.m.

2. Pool WILL NOT BE OPEN IF the temperature is below 68 degrees, Or if it is raining and/or lightning.

3. A responsible member (18 years and over) shall accompany persons under the age of 14. Persons 14through 18 are allowed one (1) guest per visit.

4. Identification must be presented to enter the pool each time, picture ID required. All Guests must beaccompanied by a registered resident OR have a temporary pool pass assigned by the management office.

5. Residents are asked to be considerate of others in limiting guests to a reasonable number.Guest visits shall be limited to five (5) guests per unit.

6. Glass containers, smoking and pets are forbidden in the pool area.

7. Snack foods are permitted at attendant’s discretion and must be disposed of when finished.

8. Parties at the clubhouse may not use the pool.

9. Only garments specifically designed for swimming shall be allowed in the pool.

10. Persons with infectious diseases are prohibited from using the pool and bathing facilities.

11. Diving, running, horseplay or other activities that might be injurious to persons are prohibited.

12. All diaper-aged children shall use plastic pants with tight fitting elastic at the legs and waist, or wearswim diapers. Do not change diapers poolside.

13. Anyone who has or has had diarrhea in the past two (2) weeks shall not use the pool.

14. Spitting, spouting of water, blowing the nose and similar behavior in the pool is prohibited.

15. Anyone who has an area of exposed sub epidermal tissue, open blisters, cuts, etc., is advised not to use thepool.

16. Smoking MUST be kept outside fence in designated area, near butt container.

17. Balls and floating devices may, at times, not be appropriate. This decision will be at the discretion of thepool attendant.

18. Use of pool and all facilities is done at individual’s risk.

19. Jumping fences revokes all privileges for the season.

20. Pool is for the enjoyment of Sawmill Woods and their guest please be courteous of others while at thepool.

21. POOL CAN ONLY BE USED WHEN AN ATTENDANT IS ON DUTY. The attendant is not a certifiedlifeguard.

22. Pool attendant has the authorization and is required to eject ANYONE from pool area violating any of theabove rules. Repeat offenders of rules will have their pool privileges revoked for the season.
