External maintenance

• Access, for example scaffolding, elevated towers or mobile platforms, represent the highest cost of external maintenance typically 60%

• Work with a contractor to combine maintenance works e.g. decorations, window and roof works to reduce overall cost

• Preventative maintenance can be achieved by thoroughly inspecting a building prior to the removal of high level access. This includes brickwork, windows, rainwater systems, fascias and soffits. Repairs at this time will significantly reduce maintenance cost in the long-term

Case Study – The Paragon, Bath

• Curo Group are one of the largest landlords in the South West, owning properties across Bath and Bristol. Assets managed include over 600 apartments in Grade I & II listed city centre buildings

• Ian Williams delivered internal and external painting and pre-paint repairs on the Grade II listed residential and leaseholder properties at the Paragon, in the centre of Bath

• Majority of the works were painting and associated repairs to sash windows and doors, as well as lead and roofing works

• Maintaining the security of every apartment was a key feature of our access design

• The work was completed within the 52 week programme Grade I & II listed stone properties forming part of this world heritage site

Case Study – Britannia Royal Naval College

• Britannia Royal Naval College (BRNC) is a prestigious naval college located in Dartmouth, Devon. Officer training has been carried out there since 1905 and since 1998 BRNC has been the sole centre for Royal Navy Officer training.

• Major refurbishment of Officer quarters including washrooms, kitchens, accommodation, officer mess and restaurant, sash windows, lighting, heating and electrical supplies

• All employees were security cleared to enable access to this high security establishment

• Delivery and removal of materials was restricted to a 1 hour time slot each day

• All access equipment was removed each day to maintain security on site

• The work was completed within the 40 week programme

Case Study – The Pantiles, Maidstone

• The Pantiles is a Georgian colonnade in Royal Tunbridge Wells, Kent

• The contract involved the re-decoration of the exterior of a listed building within the Pantiles. The building was occupied by leasehold apartments.

• Access was via a bespoke scaffold design of high complexity

• A works programme was developed to avoid any disruption to leaseholders, shoppers, a neighbouring hotel, restaurant and Tunbridge Wells Arts Society.

• Parapet walls were reconstructed and the corbelled cornice work reformed and rebuilt. Large areas of the works were cement washed and the joinery and glazing repairs and lead work were undertaken prior to redecorations

• The works were completed within the 30 week programme

Case Study – Institute of Education, London

• The Institute of Education close to Russell Square has over 8,000 students and 800 staff

• Ian Williams decorated five key academic buildings as part of a 16 week improvements programme

• Work included the external redecorations and planned maintenance to five-storey buildings in Russell Square which provided unique access difficulties and security requirements

• The project included roofing repairs and replacements in addition to joinery, concrete and timber replacement work

• The project was completed within the 16 week programme and the client’s budget of £500,000

Case Study – Swansea Marina Quarter

• 45 apartments occupied by leaseholders. The location had a high exposure to marine salts that caused significant surface damage to surfaces including windows, doors and balustrades

• The majority of the apartments were occupied meaning it was vital for us to continually liaise with the residents’ committee

• The majority of leaseholders were at work during the day when the works took place making communication extremely important during the programme

• Internal works included a major electrical upgrade, flooring, carpentry repairs, specialist handrail replacement, plastering and decorating. External works included roof repairs, brickwork repairs, carpentry handrail installation, decoration and the installation of street furniture.

• The project was completed within the 26 week programme

Case Study – Virginia Park, Surrey

• 70 leasehold houses and apartments within the grounds of a converted hospital site in Virginia Water, Surrey

• Major external decorations to windows, doors, railings, lamp posts and balconies

• Architectural repairs to the entrance canopies

• Ian Williams undertook external decorations to all apartments in the development’s Gillespie House and The Grange. Works included;

• Throughout the project, we worked in partnership with the Estates Team which included the Chair of the Resident Board. This included joint programming of the works which enabled us to meet the needs of individual leaseholders.

• We used various mobile elevated work platforms with all operatives holding International Powered Access Federation (IPAF) certification.

• 246 apartments over five floors including retirement living accommodation

• External decoration and repairs using scaffolding the key means of access

• Work completed in two phases to reduce the visual disruption on residents and leaseholders

• We proposed comprehensive resin repairs to 35 sliding sash windows rather than replacement, this provided savings of over £23,000

• The contract was delivered within the 26 week contract period

Case Study – The Point, Bristol

• The Point is an award-winning development of luxury apartments and town houses situated on Bristol’s historic Harbourside

• Ian Williams undertook external decorations on five of the Point’s five storey leasehold apartment blocks

• As some of the metalwork was in a poor condition, a high level of preparation work was required including mechanical grinding. Once decorations were underway, daily quality checks were undertaken to ensure the correct application of products in line with the Dulux Trade’s specification

• All leaseholders were communicated with on a weekly basis via email, text or newsletter. This was co-ordinated with the on site estates team

• The £120,000 contract was completed within budget and within the 26 week project programme

This legislation places a duty on a landlord to take all reasonable steps to ensure that people with a disability are not disadvantaged compared to those without impairment. This includes visual impairment.

Case Study – Headmasters Lodge, Eton College

• The headmaster’s lodge is a key building forming part of Eton College’s 400 acre estate. The majority of the properties are Grade I and II listed

• We undertook external decoration and repairs using scaffolding as the key means of access

• Work completed in two phases to reduce the visual impact on this high profile building

• The internal decorations were designed using the Dulux Trade Heritage Colour range

• We proposed comprehensive resin repairs to 35 sash windows rather than replacement, this provided savings of over £23,000

• The programme was phased to ensure that visits from members of the Royal family and overseas dignitaries could take place without disruption

• The contract was delivered within the 26 week contract period

Case Study – Drake Circus, Plymouth

• Drakes Shopping Centre in Plymouth is the West Country’s most popular shopping centre with over 70 retail outlets

• Ian Williams undertook the painting of public area ceilings and including high level parapets, facades and decorative partitions

• A significant proportion of the work was undertaken over night due to the access constraints

• The programme was developed to include late night shopping hours and phased so as to prevent the disruption of deliveries from 22.00 – 06.00 hours

• The centre remained fully operational throughout the works with no loss of sales experienced by the retail outlets
