LIVING ROOM FLARE

How to Create anEye-Catching Gallery Wall

www.metrocreativeconnection.com

Gallery walls can make a statement in the living room, add finesse to an entryway or showcase special items along a staircase. One need only do a quick internet search or browse through lifestyle magazines to see examples of gallery walls for inspiration.

Anyone with a little determination can design a gallery wall.

🏡 Find your muse. The first step to creating a gallery wall is to choose a theme. If floral prints are your thing or you love abstract art, build your gallery around these elements. You can even use color or frame style as the coordinating factor.

🏡 Take your time. Some people rush into creating gallery walls, and that can be a mistake. Spend time picking out pieces and trying different combinations before you take out the hammer and hardware. The mix should be captivating and look like

it was a curated collection. Some pieces can be high-end, while others may be picked up at flea markets or even be your own artwork or photography.

🏡 Experiment with dimensions and levels. Gallery walls need not be restricted to flat photos on a wall. Texture and depth can be used in wall designs. Intersperse shelving, sconces, wooden letters, clocks, and more to make the gallery even more eclectic. Feel free to build the gallery around items that are in the house, such as windows or televisions. This can help electronics blend into the design.

🏡 Establish your focal point. Pottery Barn suggests making the center of the display at eye level, roughly 66 inches off the ground. Then build the gallery out from around that focal point. There are many patterns that can be built into the gallery, from ‘spiral’ to ‘centered’ to ‘reflection’ designs.

🏡 Create a template. Lay the gallery design on the floor and cut newspapers or other paper to the size of each piece. Use masking tape to position these guides on the wall, trying a few arrangements until you are happy with the finished product. Then replace the paper with the artwork.

🏡 Hang items with precision. Don’t skimp on technique. Use a ruler, level and the right tools. This ensures pieces are straight and in line with others.

Gone are the days when large pieces of artwork fill empty walls. Gallery designs add statements and can balance rooms in creative ways.

BUILDING A HOME

Growing Trendsin Today’s Homes

www.metrocreativeconnection.com

Although the heydays of the real estate boom of the early 2000s have not quite returned, things look positive. In the United States, 1,226,000 new homes were built in 2016, according to data from Consumer Reports. That was the most since 2007.

Resales also have been more promising. The National Association of Realtors¨ says the median number of days a home was on the market in April 2017 reached a new low of 29 days. However, low supply levels did stanch existing home sales somewhat. By mid-2017, the market was a seller’s market, with more people in the market for homes than properties available. But sales during that time were still outpacing sales figures from a year prior.

Low interest rates on mortgages and more confidence in the economy has driven many people to make improvements to their existing homes. As is typical, the things homeowners are looking for in 2017 have evolved from years past. The following are some trends that are helping to steer the real estate market further.

🏡 Smaller homes: Home sizes in the United States steadily increased for decades, eventually leading to an average of 2,453 square feet in 2014, according to U.S. Census figures. However, Realtor.com reported in 2015 that new construction homes have already begun to shrink by 40 square feet. There seems to be a slight trend toward more modest homes as people consider affordability and maintenance on larger properties. The National Association of Home Builders states buyers are now looking for smaller, more livable homes with flexible floor plans, energy-efficient appliances and plenty of storage space.

🏡 Matte finishes: Stainless steel and luster have been popular for years. However, the next big thing is matte finishes on faucets, appliances and even in countertops. These less flashy finishes are prized for their warmth and elegance. While some high-end models with matte finishes have been available for several years, even less expensive models are now available.

🏡 Smarter technology: Homeowners are embracing smart technology throughout their homes, but it’s not just lights that turn on with voice command or more efficient thermostats. Innovative technology includes toilets that can autonomously stay clean and sanitized, refrigerators with cameras so homeowners can see the contents inside and indoor food recyclers that can turn food waste into fertilizer.

Staying abreast of changing trends in home improvement and real estate can help consumers make the best choices with regard to buying and building their homes.

Laundry RoomRenovation Ideas

www.metrocreativeconnection.com

To former apartment dwellers or those who have never enjoyed the benefit of a dedicated laundry area, even the smallest washer and dryer space can seem like a luxury.

The benefits of dedicated laundry rooms abound. However, disorganized laundry rooms can nullify such benefits. Depending on the needs and preferences of each homeowner, laundry room designs can be customized for convenience.

🏡 Employ vertical space Floor space may be at a premium in a laundry room, especially for those who want to devote as much space as possible to bulk-size washer and dryer units. Therefore, utilizing wall space is key. Use shelving, wire racks, hooks, and other organizational tools to store items on the wall. Shelves can be tucked into just about any space, and there are different options that can fit into corners or shallow areas. These are a great option for keeping detergent or other laundry essentials nearby.

🏡 Clean designs reduce clutter Simple, clean designs can be an asset in a laundry room. If budget and space permits, cabinetry built into the design will help keep items out of sight in the laundry room. Cabinets hung directly above the appliances can store detergent, bleach and fabric softener. Use cabinets elsewhere in the room as catch-alls for cleaning supplies used in various other rooms around the house.

🏡 Incorporate a sink in the design Some older laundry room setups have a slop sink to drain discharged water from the washing machine. However, newer homes may have plumbing installed directly through the floor or walls. It is still a worthwhile idea to have a sink in the laundry room for rinsing out stains, handwashing items and having a go-to sink for messier cleanup.

🏡 Utilize a tension rod A rod installed between two cabinets or across a narrow width of space in the laundry room is a handy spot to hang shirts or pants to prevent wrinkling. Repurposing a ladder and suspending it from the ceiling also creates a spot to hang clothes.

🏡 Consider laundry room flooring It’s important to select flooring materials that will not be damaged by contact with moisture or spills. Vinyl, tile and some composite products often make good laundry room floor materials. Resilient flooring that mimics the look of hardwood may add a classy touch, and give the appearance of wood without having to worry about damage. To alleviate fatigue while spending long moments in the laundry room, invest in a memory foam mat that can be placed underfoot.

🏡 Keep lighting in mind Lighting can be important in the laundry room. Rely on task lighting, under-cabinet strip lighting and overhead lights as needed for efficiency.

Laundry room design can maximize the space available and make it more convenient to launder and sort clothes.

3 Major Home Renovations that are Worth the Effort

StatePoint

Building a new home? Overhauling an existing one? Here are three renovation ideas that will add beauty and value.

🏡 Expand Your Living Space Don’t let that basement sit unfinished and unused. Substantially expand your home’s livable areas by turning your attention to the bottom floor. Finishing a basement is an involved project, potentially requiring electrical and plumbing work, insulation, drywall and more -- but the end result is worth the effort and expense. What’s more, some of the less technical aspects of this renovation could even be DIY-ed. Before getting started, consider what type of space would most benefit your household long-term. You may even be able to recoup some cost of

the investment. For example, turning your basement into an at-home fitness center

means ditching the costly gym membership. Want to reduce time and money on

your commute? Your basement may just make an ideal home office.

🏡 Add a Focal Point Is your interior design in need of a little something? The right

eye-catching elements can make a room pop while adding vitality to your living

spaces. A fireplace, for example, adds ambiance and comfort while also creating a

natural gathering space. What’s more, new models pair the charm of a traditional

open-front fireplace with the design flexibility of gas models. The Phoenix TrueView

from Heat & Glo offers the convenience of gas without the glass, giving homeowners

an unobscured view of the flames against the traditional brick or fade-resistant

reflective black glass liner. An optional Bluetooth speaker system allows one to hear

the fire as well as see it -- making it a focal point for the ears as well as the eyes.

🏡 Boost the Backyard If you find that your household spends very little time in the

backyard, figure out why. Is there a lack of shade? Are there not enough places to

sit? Take a poll so you can diagnose the problem and take steps to correct it.

Consider also how to make this space usable for a larger portion of the year, such

as adding a fire pit or an enclosed, heated patio. Lastly, consider aesthetics. A bit of

landscaping can make your backyard as visually appealing as your home’s interiors.

This season, consider the renovations that will go furthest to boost your home’s

livability, beauty and value.

FINANCING

How You Can Finance YourHome Improvement Projects

www.metrocreativeconnection.com

Maintaining a home can be a costly undertaking. Home improvement projects can be expensive whether homeowners hire professionals or tackle renovation projects on their own. The following are a handful of options homeowners can consider as they look for ways to finance renovation projects.

🏡 Paying outright: Paying for the renovations upfront and in full is perhaps the simplest way to finance a project. Homeowners who have the cash to pay for renovations outright won’t have to worry about interest rates or balloon payments.

🏡 Mortgage refinancing: Some homeowners tap into their home equity to cover home remodeling projects. Refinancing a mortgage means paying off the debt owed and starting over with a completely new loan. Refinancing comes with various fees and can cost between 3 and 6 percent of the loan’s principal.

🏡 Home equity loans and lines of credit: Both of these options are commonly referred to as second mortgages. When homeowners apply for home equity

loans or lines of credit, they are borrowing against the equity value in their homes. A home equity loan is a term, or closed-end, loan. It is a one-time sum that will be paid off over a set amount of time with a fixed interest rate and the same payment each month. This is a one-time loan from which a person cannot borrow further. A home equity line of credit, or HELOC, is like having a credit card. It’s possible to borrow a certain amount for the life of the loan, which is a set time specified by the lender. During this time, homeowners can withdraw money as it is needed up to the value of the line of credit. HELOCs typically have a variable interest rate that fluctuates and payments can vary depending on the amount of money borrowed and the current interest rates.

🏡 Title I property loan: Residents of the United States with limited equity in their homes may qualify for an FHA Title I loan. Banks and other lenders are qualified to make these loans from their own funds, and the FHA will insure the lender against a possible loss. Title I loans can be used for any improvements that will make a home more useful and livable. They cannot be used for renovations deemed luxury expenses.

🏡 Borrow against retirement funds: Some people opt to borrow against a 401(k) plan, IRA or another retirement fund. If the retirement plan allows a loan without penalty, it can be another way to secure funds. Because it is the homeowner’s money, there will be no credit check required and less delay in getting the funds. Borrowers should keep in mind that taking a loan against a retirement account will usually result in a lower retirement balance than it would have been had they not borrowed money from the account — even after the funds have been repaid.

🏡 Credit cards: Credit cards are an option when improvements are not expensive. Individuals with excellent credit ratings may qualify for cards with a no-interest introductory periods of several months or more. These cards can be a good way to pay off moderate improvements in a short amount of time.

MIX AND MATCH

Update Your Home With 2018 Design Trends

StatePoint

Are you planning to refresh your home but aren’t sure where to start? Some of today’s most popular design trends encourage mixing and matching favorite home accents within the same space.

There is no need to feel limited by fixtures or finishes, according to design expert, Colleen Visage, who is Progress Lighting’s vice president of Product Management.

“Homeowners today are not content to have the same look, the same finishes or the same collections throughout the house,” says Visage. “They really want to personalize their spaces.” Coordinating complementary pieces creates a cohesive feel to the home. It can also reinforce a unique style because the ultimate outcome is a custom design. Here are a few ways to master the mix and match trend.

🏡 Mix Monochromatic Accents: Tone-on-tone designs are very popular in kitchens, bathrooms, entryways and living areas. Countertops, cabinets and home

accents in varying shades of grays and creams can create a sophisticated statement. These tones pair perfectly with gold, brass or brushed nickel finishes.

🏡 Design with Dual Tones: Mixed metals or dual tones are on-trend and very popular in home design today. This look can be achieved through mixing fixtures with different, but complementary finishes. For example, Progress Lighting offers fixtures that feature finishes with contrasting accents, such as antique bronze and brass, antique bronze and natural brass or polished nickel with silver ridge -- adding visual interest.

🏡 Pendant Groupings: Pendant groupings are commonly used in a foyer, over a kitchen island or above a dining room table. These versatile fixtures can be mixed and matched to create a custom cluster design for a statement-making look.

“I like to design areas that are so inviting, people don’t want to leave,” says Susan Wilson, designer and founder of Susan Wilson Interiors. “When a home features accents and lighting that work together seamlessly, it makes the spaces throughout memorable and relatable.”

Take your design vision to the next level and personalize your home’s living spaces by mastering the art of the mix and match trend.

Interest Rates are Rising:Should You

Buy a Home or Wait?StatePoint

With heightened talk of rising interest rates, many prospective homebuyers are understandably concerned about whether it’s the right time to purchase a home.

Indeed, you may be wondering if you waited too long and let the historically low interest rates pass you by or if you can still find a dream home that fits within your current budget.

Experts say that it’s true that rates are at their highest in almost four years and that this year has been particularly rough, however, it’s not all bad news. Rates are still well below the levels seen 10, 20 and 30 years ago.

“Rates are still low by historical standards, helping make mortgage payments affordable for many, but your wallet might take a hit if rates continue to go up,” says Freddie Mac deputy chief economist, Len Kiefer.

How big will the hit be? Assume you buy a home with a 20 percent down payment, take out a $200,000 mortgage and are getting a 30-year fixed-rate mortgage. At a 4.5 percent interest rate, your monthly payment would be $811 with total interest paid over the life of the loan being $131,851. With a 7.5 percent interest rate, your monthly

payment would be $1,119 with a total interest paid of $242,748. With an 18 percent interest rate, your monthly payment skyrockets to $2,411 with a total interest paid of $708,081.

If rates jump a half percentage, you’ll pay a bit more each month, which isn’t ideal, but the added expense will unlikely be a deal-breaker. However, if rates jump to the levels they were in 1981 (an average of 18

percent), you can expect to pay a whopping $1,600 more per month, which may cause you to think twice about taking the plunge into homeownership.

Don’t let current rising interest rates prevent you from buying a home this year. Experts suggest that while rates have risen recently, historically speaking, it is still an overall great time to buy.

BUYING A HOME

Make a Home OfferThey Can’t Refuse

www.metrocreativeconnection.com

Buying a home can be very competitive. A well-maintained property with all of the bells and whistles that today’s buyers demand figures to attract many offers, and buyers who have found their dream homes must be prepared to make an offer that sellers can’t refuse.

Standing out in a sea of other potential home buyers is not always so easy, but there are steps buyers can take to ensure their offer is the one sellers ultimately accept.

🏡 Get preapproved for a mortgage. Sellers’ patience may wear thin with buyers who are not preapproved for a mortgage when making their offers. Preapproval can speed up the selling process, as buyers won’t need to secure financing afterward. When sellers receive multiple offers on their homes, they are more likely to sell their homes to buyers whose financing is already lined up as opposed to buyers who have to scramble to secure loans.

🏡 Establish a strong rapport with the sellers. It’s not uncommon for homeowners to develop emotional attachments to their homes, and buyers should keep that in mind when viewing a home and negotiating their purchase. Sellers won’t want to hear about how ugly a home is or how much money buyers will have to spend to bring the home up to their standards. While buyers must weigh such variables when making their offers, keep it as cordial as possible and avoid any inflammatory remarks during the negotiation process. Sellers may be more likely to accept a lower offer from a buyer they like than a higher offer from someone they don’t like.

🏡 Don’t delay an inspection. When a property is drawing significant interest, buyers can set their offers apart from the rest by arranging for a near-immediate inspection. Some buyers may want sellers to give them a couple of weeks to arrange for an inspection, and that may irritate sellers who want to sell their homes as quickly as possible. Have an inspector ready to perform an inspection within days of making your offer.

🏡 Include an escalation clause. When making an offer on a home, prospective buyers can include an escalation clause. Such a clause acknowledges that a potential buyer is willing to increase his or her initial offer by a predetermined amount to exceed any bids that are higher than that initial offer. When sellers trigger such clauses, they are often required to show the other offers they received that triggered the escalation clause. Escalation clauses show the sellers you really want the house while keeping potential buyers’ hopes of buying the home alive when the bids are competitive.

Prospective home buyers may find themselves in some stiff competition upon finding their dream homes. But a few simple strategies can make their offers stand out and increase their chances of buying their ideal homes.

Did you know?

According to the home improvement resource HomeAdvisor, adding square footage to a home can cost homeown-ers anywhere from $7,000 to $100,000.

When adding square footage to a home, homeowners may need to knock down an interior wall or walls, the cost of which can vary widely depending on the walls being knocked down. Load-bearing walls are needed to support the home, and while such walls can be removed, homeowners may need to hire structural engineers at additional cost to orchestrate such removals. In addition, homeowners can expect to pay more when knocking down walls that contain ducts or electrical wiring. It also can be costly for homeowners whose homes are old to knock down walls. HomeAdvisor notes that the wall-removal process in old homes that contain lead paint or lath-and-plaster walls is more intricate and may cost homeowners more money.
