STAGE 1: Strategic Brief
“Introductions”
The initial meeting is all about us getting to know you and understanding
your aspirations. We will listen to what you would like to do; contribute
ideas; show examples of our work and give you a rough cost estimate of
the project. This consultation can be held at Landmass’ design studio in
Soho, or at a location of your choice.
STAGE 2: Brief and Preparation
“Determining the cost & added value”
Next, we shall visit the site; study the plans and provide a fee proposal. We
believe in honesty and transparency and are dedicated to helping you
get the most value from your investment. You can be sure your new design
willaddvaluetoyourproperty,andthatatruereflectionofwhatcanbe
achieved is in line with your expectations from the very beginning.
STAGE 3: Concept Design“Aligning our visions”
Once instructed, to ensure our visions are in line, we will present initial
concept images; mood boards, samples and space planning options.
Togetherwewillbrainstormideasforahomethatreflectsbothyour
personality and requirements. We will discuss with you each option
and the corresponding preliminary cost information.
STAGE 4: Developed Design“Choosing the spatial layout & getting permission”
Once you have chosen your preferred layout and any external
alterations, consideration must be given to the planning policies which
apply to your area. You can trust that Landmass will help with both
planning and building control regulations – coordinating any required
consultants and reports and advise on overcoming any potential
setbacks.
STAGE 5: Technical Design
“Deciding on the design and developing the digital model”

STAGE 6: Construction
“Finding the right team and building to perfection”
We owe much of our projects’ success to the team we put together. We
instruct builders that are reliable, trustworthy and excellent at what they
do. We will frequently visit sites; attend meetings with you, the contractors
and consultants; and supervise all construction work – so that we deliver
nothing less than perfection.
STAGE 7: Furniture, Features & Equipment (FF&E)“The finishing touches”
Using mood boards, samples, imagery and CAD, we will work with
youtofinalisetheproject.Wewillpresentyouwith2Dand3D
plans; compile an itemized price list of all furniture and accessories;
coordinate the purchasing, delivery, installation and styling – and
handover your perfectly designed home.
STAGE 8: Home Maintenance & Services“Everlasting quality”
We have partnered with Bold & Reeves to help time-poor
homeowners. They service homes so that fewer things break
down and running costs are reduced. This gives you a personal
property manager, access to a black book of vetted contractors at
reduced rates, and a unique e-logbook to keep track of your home
management. And when it comes to selling your property, you will
have a detailed track record of servicing and care.
