StorefrontsThe Tenantwill have the opportunity to enhance theiridentitybyintroducingtheirownfinishes/materialwihinthestorefrontzone.Requiredstorefrontheightis15’-0”.

Awnings and Shade ElementsAwningsarepermittedontheNorthelevationofBuilding7 and the South elevation of Building 3. Awningsmayalsoprovideaphysicalextensionoftheperceivedspace.Awningsmustfitwithinastorefrontopening,andshouldotherwisecomplywiththeAwningsectionofthismanual.

awnings and shade elementsAwnings are permitted on the North elevation of Building 7 and the South elevation of Building 3. Awnings may also provide a physical extension of the perceived space. Awnings must fit within a storefront opening, and should otherwise comply with the awning requirements below.

Shapes: Unique configurations are encouraged. Acceptable standard shapes include angled with open sides, angled with closed sides, vaulted, semi-spherical and projecting horizontal planes. Boxed awnings are not acceptable. Awnings may be fixed or operable. Hard canopies will also be considered and must be fully integrated into the Landlord’s architecture. All costs related to the design, fabrication, integration and installation of canopies are the responsibility of the Tenant.

Materials: Fabric must be fire resistant, and suitable for extended wear in an exterior application. Metal and glass awnings will also be considered by the Landlord. Wood may be an option in limited application. Drainage is also an important consideration. It is the Tenant’s responsibility to review the city code for any material and structural load limitations. Materials such as Panaflex, plastic or vinyl will not be permitted.

The lowest point of any awning shall not be less than 8’ - 0” above the finished grade. It is the Tenant’s responsibility to ensure that awnings conform to all applicable codes. Awnings shall not be enclosed on the underside. Internally illuminated awnings are not permitted.

Awnings soil quickly in any environment, therefore it is the Tenant’s responsibility to maintain the appearance of the store’s awnings to the satisfaction of the Landlord.

Lighting- Even illumination is recommended and can be attained by utilizing linear wash fixtures.

- Blotchy lighting from goose-neck type fixtures is not encouraged.

- Light sources should follow the overall guidelines for energy efficiency and color rendering.

storefrontsThe scale of the loggia is reduced and refined by the use of Owner provided black-painted aluminum framed and glazed storefronts, public space lighting, paving patterns and banners.

Storefronts within Buildings 7 and 3-South are provided by the Landlord (with the option of allowing Tenants to do their own if they follow specific guidelines) and are aluminum and glass at the loggia. The storefront has been designed to provide maximum transparency with contributing to the overall composition of the architecture giving the sense of a great European expression reminiscent of the great shopping streets in the world.

The Tenant will have the opportunity to enhance their identity through insertion of their doors and the development of their signage and canopy elements. Storefront doors are a pair of 8’ x 3’ doors. The Tenant may replace these doors with wood, shatter-proof frameless glass or other material supportive of the tenant identity, image and brand, subject to approval of the Landlord.

- For stores which have a store façade width of thirty feet (30’ - 0”) or less, the total entry opening width shall not exceed six feet (6’ - 0”).

- For stores which have a store facade width of greater than thirty feet (30’ - 0”) the total entry opening width shall not exceed twelve feet (12’ - 0”).

- For stores with more than one façade elevation, one entry will be allowed for each distinct elevation which is twenty feet (20’ - 0”) or greater in width.

- The general opening width restrictions noted above shall apply for each individual elevation. The total combined opening width for all opening shall not exceed twenty four feet (24’ - 0”).

- All entries must fit into the established storefront dimensions and details and are subject to the Landlord’s approval.

- Entry doors are required and are to be a minimum of 8’ - 0” in height. All other doors are to be hinged, or if decorative folding types, or pivot type doors.

- Doors should be of a material appropriate to the complete storefront design concept. Anodized metal shall not be permitted. Decorative type door hardware is strongly encouraged. Door hardware, handles, latches, knobs, hinges, kick plates, etc. should be aesthetically pleasing. All entry and exit hardware must meet handicap and ADA requirements.

Storefront design cannot consist of glazing only.Tenantmustintroduceotherdesignelements/mate-rialsasperLandlord’srequirements.

Window configuration and glazing comprise thelargest compositional elements of storefronts. Theyestablish a great deal of the design character anddefinetherelationshipbetweeninteriorandexterior.TheglazingsystemsestablishtheframeworkforthedisplayoftheTenant’simageandmerchandise.Size,proportionandpatternshouldbecarefullyconsidered.

The transparent surfaces of the storefront serve animportantdesignroletothestorefrontandtheinte-riorbycreatinganarchitecturaldisplayarea.Theuseofglazingshouldbecreativelyexploredandcarefullydetailed.Thefollowingcriteriaapplies:

GENERALMATERIALREQUIREMENTS• Theuseofnaturalmaterialsisencouraged.Allmaterials

usedinstorefrontsmustbedurableandnon-corrosive.

• Carefulattentiontothedetailingorjoineryofdifferingmaterialsisnecessary.Acarefullydefinededgemustbeestablished between differentmaterials and surfaceson the storefrontaswell asbetween theTenantandLandlordfinishes.

• Allfinishedstorematerialswithin6’-0”ofthestorefrontpointofclosureshallbedurablesuchasglass,tile,metal,stone, terrazzo, plaster, hardwood or similar materials approved by the Landlord. Reflectivewallpaper, vinylwall coverings, plastic laminates, mirror, slatwall ortambourwillnotbepermitted.

• Any wood material used for storefront constructionmustcomplywithallcoderequirements.

MetalsAll storefront metal panels must meet LL requirementsbelow(thisnotemustappearonfinaldrawingset):

• All seams between metal panels must be identifiedon the storefront elevation and must be properlyaddressedduringdesignreviewprocess.Metalpanelswill not be allowed to directly come into contact with adjacent panel. Reveals, turn-in seams, welding orsimilarmustbespecifiedanddetailedoutontheplansforapproval.

• Novisiblefasteners

• Min½” thickfire-ratedplywoodsubstrate is requiredand must be called out on the plans.

• Minimum 18 gaugemetal panels are required. Thismustbecalledoutontheirplansforapproval.

• Highqualityisexpectedforallmetalapplications.Metalsuch as shop-painted aluminum and steel, stainlesssteel, solid brass, bronze, pewter or enamel coated steelmaybeusedforhardware,trimandpanelswhenwelldesignedanddetailed.

• Lap joints and seamsmust be even and straight andconcealed when possible. Outside corners are to bemiteredorcontinuousbreakshaped.

• Fabrication must be either heavy gauge material orthinnergaugematerialshoplaminatedtosolidbacking.Innocaseisoilcanning(resultingfromlightreflectionfromanunevenorbuckledsurface),scratches,warps,dents,occlusions,visibleseamsorotherimperfectionsallowed.

• Sealants on natural metals are required to preventtarnishing and must be maintained by Tenant atTenant’sexpense.

• Textured or brushed stainless steel, galvanized,sandblasted and etched metals are encouraged increativeapplications.

• Uniquetreatmentssuchaspatina,rusted,etchedandimprintedmetalswillbeconsideredforspecialdesignobjectives.

• Polished metals should be solid, not plated and limited to accent trim.

• Simulated finishes such as metallic laminates andanodizedaluminumarenotpermitted.

StoneGranite,marble,limestone,slate,adoquinandothernaturalstone materials may be used in storefront applications.Stonemaybepolished,unpolished, sandblasted,flamed,honed,split-faceorcarved.Carefulcraftsman-likeattentiontodetail is required at all connections and transitions toother materials.

• Edge details must prevent visible unfinished edges.Exposed edgesmust be quirkmitered, chamfered orpolishedtomatchadjacentsurfacefinish.

• Thetransitionbetweenstoneandadjoiningmaterialsmustbedefinedbyuseofmetalreveals.

• Stoneused as a pavingmaterialmust be flushwhenmeetingotherflooringmaterials.

• Natural stonemustbeprotectedagainststaininganddiscoloration bymeans of sealers appropriate to thematerial.

WoodPainted or stained wood may be used in many designapplications,suchaswindowframes,decorativetrimormoldingandforsolidareas,suchasdecorativebulkheads.In some cases, it may be used for larger architecturalelements, such as columns and entablatures. Wood panelingandplankconstructionarenotacceptableunlesspresentedinahighlyimaginativeconceptandapprovedbytheLandlord.

• Alldetailingandconstruction is tobeexecuted inahighquality,craftsman-likemanner.

• Woodusedintheconstructionofthestorefrontmustbekilndried,millqualityhardwoodand mustmeetlocalflamespreadrequirements(ClassIII76-200).

• Paintedwoodmusthaveashopqualityenamelfinish.• Wood without a paint finish must receive a clear,

preservativesealant.

• Extensiveuseofnaturalwoodfinishesisdiscouraged.AllstainsandfinishesmustbeapprovedbyLandlord’sTenantCoordinator.

TileTile may be used in diverse applications. Its use isencouraged to introduce light, decorative texture orgraphicqualitytoastorefront.

• Porcelain, ceramic or glass tiles in glazed or naturalfinishesmaybeusedasaccentsand in limitedfieldapplications. Patterns used over large areas areexpected to have a sophisticated, well executeddesignconcept.

• Smallandintricatemosaictilepatternsmaybeutilizedfordetailandaccentonly.

• Alltilemustbecarefullydetailedatoutsidecornerswithbullnoseedgesorspecialcornertrims.Lappedorbuttjointsarenotpermitted.

• Groutcolorshouldmatchthebackgroundcolorofthetilesoasnottoemphasizeagridpattern.

Pre-castStoneandConcreteMany pre-cast stone and concrete products arecurrentlyavailablethatmaybeacceptableforstorefrontapplications.TheuseofthesematerialsisatthediscretionoftheLandlord.

Plaster

Plaster, cement plaster (stucco) and Venetian plasterfinishes may be considered for limited storefrontapplications, provided the finish texture is a light dash,sandor smoothfinish. Plasteror stuccofinishes shouldbeusedincombinationwithotherhighqualitymaterialssuchasstoneormetalandnotbetheprimarystorefrontmaterial.

Faux FinishesFauxfinishesmaybeusedattheLandlord’sdiscretion.

• Actualsamplesofthefauxfinishmustbesubmittedto the Landlord. Photographs of previous examplesarehelpfulbutmaynotbesubstitutedforanactualsample.

• Faux finishes must be executed by a commercialartisanspecializinginthatmedium.

PaintedSurfacesAnypaintappliedtothematerialsinthestorefrontistobespecifiedandisundertheapprovaloftheLandlord’sDesignConsultant.Allpaintshouldbeofhighqualityforan even and durable finish. The following criteriamustalsobeobserved:

• Paintedwoodsurfacesmustbeproperlypreparedandsealedpriortotheapplicationofahighgradeenamel.

• Paintedmetal shall have a factory applied finish ofbaked enamel or powder coat treatment.

• Paintedgypsumwallboardwillbeallowedonlywithinthe interior of the storefront, not on the exteriorstorefront.

Tenantsarerequiredtoproducehighquality,welldetailedandexecutedinteriorsolutionsthatareunique,imaginativeandstylized.

Thestore interior is typicallyviewedasa continuationof the storefront indesignandmaterials.Wallsaretohavemodulationofdisplaysystemsandbuiltinarchitecturalcomponentsthatreinforcethestoredesigntheme.

Tenants with above normal sound levels must provide sound isolation indemising walls, floor, ceiling including pipes, conduits and wires must bedesignedsothatinnoeventshalltenantnoiseemitsoundsand/orvibrationswhich would cause the ambient noise level any where in the adjoiningpremises to be increased bymore than 3 dBa during the adjoining spaceoperatinghoursor(ii)whichwouldcausethevibrationlevelintheadjoiningspacetobemorethan70vdBduringtheadjacentpremisesstoreoperatinghours,or(iii)whichcanbeunreasonablyexperiencedintheCommonArea.

TheLandlordwillstricklyenforceallTenant’srighttoquietenjoymentoftheirLeasedPremises.

Securitydevicesaretobeentirelyconcealedwithinthestoredesignelements.Underfloororinceilingsystemsarepreferred.Non-combustibleandorfire-resistantmaterialsarerequiredwithintheentireleasearea.Interiordesignmustmeetaccessibilityguidelinesenforcedbynationalorlocaljurisdictions,including the Americans with Disabilities Act. All materials acceptable orprohibitedatthestorefrontareapplicabletothestoreinterior.

DesignControlArea(DCA)TheDCAistheareaatthefrontoftheTenantspacethatextendsfromthe

pointofclosuretoallpoints6’-0”intothespace.TheDCAincludesalldisplaywindowsandretailgraphics,displayfixtures,signs,materials,finishes,colorandlightingfixtureswithin the area.

TheDCAcanbeconsideredanextensionofthestorefrontpresentationandshouldconveyastore’smerchandiseidentityandgenerateactivity.Itshouldconveyexcitementandgivetheconsumerareasontostopatthestore.ProportionandscaleofobjectswithintheDCAisaspecificconcerninsuccessfuldesign.Aswiththeactualstorefrontdesign,theobjectswithin itmustbe inproportionto thespacearoundthem. IncorporatingelementsthatraisefromthefloororlowerfromtheceilingcancontrolthescaleoftheDCA.Pedestalstodisplaymerchandiseorlightpendantshangingdowncanbeexamplesof object forms that can control scale. These solutions can vary and are somewhatdifferentfromtraditionalandtypicaldisplayzones.

TenantsshallusethefollowingdesigncriteriafordisplayswithintheDCA:

• Design drawings shall have a display layout plan. The layout plan shall have cutsheetsforfixtureand/ormannequintypesandincludephotographsofanyexistingstorefronts a Tenantmay have thatwill enhance the layout plan. A rendering isrequiredifphotographsarenotavailable.

• Displaysshallbedeliberateanddesignatedasintegratedelementsofthestorefront.

• Securitydevicesmustbeconcealed;freestandingpedestalsarenotpermitted.

• LargetemporarysignsforspecialsalesorclearancesshallnotbehungintheDCAincludinganysignstapedorsuctioncuppedtostorefrontglazing.

• Nopegboard,slatwallormetalshelvingofanykindmaybeplacedinorextendintoanypartoftheDCA.

CeilingsTenants can choose to have an open ceilingwhichmayincorporateanopengridorbepainted.Tenant installedceilingsshallconformtothefollowingcriteria:

• Hard surface ceiling required through the entirestorefront DCA. This distance shall be a minimumwidthof6’-0”infromtheinnermostpointofclosureline.

• Custom ceiling treatments are required. Multi-levelgypsum wallboard, concealed spline, decorativepatternedceilingpanelsandother

• “high-tech” materials are encouraged. The use ofceilingsonasingleplaneisnotpermitted.Theuseofbeams,stepsand‘islands’arerequiredalongwiththeimaginativeuseoflightingfixturesandfittings.

• Firesprinklerheadsaretobefullyrecessedinhardoracousticalceilings.

• Standard24”x48”acousticalpanelsarenotallowedin the sales area.

• Ceiling concepts implementing exposed structure,electrical and mechanical systems must be coordinated with the Landlord for specific technical and designrequirements.

• All suspended ceilings shall stop within 2’-0” of thedemisingwallswithintheTenantsalesarea.Suspendedceilingsshallbeterminatedwithasoffit,covelighting

detailorothermeansofafinishededgealongpartitionwalls.Exposededgesshallbeproperlyfinished.Wall-to-wallsuspendedceilingsarenotallowed.

• Allceilings,relatedframing,blockingandaccessoriesshall be non-combustible. No combustible materialsmaybeusedabovefinishedceilingsurfaces.

LightingLightingcangreatlycontributetothedesignofaTenant’sstore, emphasizing architectural forms, highlightingsignage and adding color and visual drama towalls andother design elements. The creative use of dramaticlighting is encouraged at entries, show windows andmerchandise displays.

• The DCA of the Tenant space must employ lightingfixturesconsistentwiththecharacterofthestorefrontdesign. All lighting fixtureswithin theDCAmust berecesseddownlights,MR16lowvoltage,LEDorsimilartypes.Fluorescentfixtureswillnotbepermitted.

• IflightingwithintheDCAistoremainonbetweenthehoursof 9:00pm-9:00am, itmustbedimmed toaminimumlevelof25%.

• Lighting contained within the DCA shall use a colortemperature between 2700 and 3700K. Colorrendering index values shall not be less than 80.Tenant’s Reflected Ceiling Plan must include colortemperature and color rendering index values forLandlordapproval.

• Nostrobe,spinnerorchasetypelightingshallbeused.Kinetic or flashing lighting shall adhere to a rate ofchangethatutilizessmoothtransitionsfromonestatetoanotherbeingno less than10seconds. Nomorethan2completestatechangesperminute.

• Track lights shall be finished tomatch ceiling; otherfinishestobeapprovedbyLandlord.Trackheadsareto be accommodated with shields or louvers. TracklightsarenotallowedinDCA.

• Fixturesmustbepositionedsothatbrightglareisnotdirected onto the public areas.

• All fluorescent, incandescent, LED and HID lightingfixtures in public Tenant areas, other than track anddecorativefixtures,shallberecessedwithnodirectlyvisible lamp sources.

• Bare lamp fluorescent or incandescent fixtures maybe used only in concealed areas and/or stockrooms. Fluorescentfixturesshallhaveamaximumsizeof2’x2’andhavesilverparaboliclouversormetallicfinishedeggcrate diffusers. All lighting fixtures shall bear theU.L.label.

• Concealed light coves to highlight architecturalelementswithinthestorefrontarehighlyencouraged.

Wall sconces may be used to cast light onto storefrontforms, provided that bare bulbs are not exposed andthatthefinishandformofthesefixturescoordinatewiththe overall storefront design. Fixture cut sheetswill berequiredtobesubmittedifthislightformisused.

Exteriormounteddecorativelightfixturesareencouragedwhere appropriate for the storefront design concept.Fixturecutsheetsmustbesubmittedforreview.

All lightingmustbereviewedandapprovedbyLandlord.TenantisresponsibleformaintenanceofalllightingwithintheentireLeasedPremises.

Tenantshallcomplywithallapplicableenergyconservationand building codes unless it adheres to the kinetic orflashinglightingrequirements

Allshowcasesanddisplaycasesmustbeadequatelylitandventilated. Directvisualexposureof incandescentbulbsand/orfluorescenttubesisprohibited.

Walls/Partitions• DemisingwallsmaybeprovidedbetweentwoTenants

and/or Tenant and exit/service corridors. Walls willtypically consist of 3⅝” or 6”metal studs (providedbyLandlord),and⅝”,typeXfirerateddrywall,tapedfromfloortobottomofroofdeck,ordeckabove(orasrequiredbygoverningcode)oneachside(providedbyTenants).AtLandlord’soption,demisingpartitions

shallbeofunfinishedmasonry,concreteormetalstuds.Demising walls are not designed to accommodatecantileveredoreccentricloads.IfTenantplanstousea demisingwall for support of shelf standards, lightsoffitsorheavyattachments,Tenantshallreinforcethewallasrequiredbyprovidingadditionalsteelstudsorindependentsupportsfortheshelfstandards.

• ExistingcorridorseparationwallsadjacenttoTenant’sspace have finishes by the Landlord on the corridorsideonly.Tenantshallfinishtheinteriorasrequiredbycodeforfireratedwall.

• DemisingwallsandceilingshallbesoundinsulatedtoachieveaminimumSTCratingof50byTenantswhoproduce above 80 dB (including but not limited tomusic stores, arcades, etc.) The Landlordwill strictlyenforceallTenant’srighttoquietenjoymentoftheirLeasedPremises.

• Tenantshallprotectfireproofedcolumnsandbraceswithgypsumboard,andfurrasrequired.

• The followingare required forhair salons,petshopsandallfoodpreparationtypeTenants:

a. Wallscontaining“wet”areastobeconstructed ofmetalstudswithwaterresistant⅝”type“x” gypsumboard.

b. Demisingwallsofpetshopsshallhavesheet

metal installed on studs, behind drywall, up3’-0”fromfloor.

• TenantPremisesadjacenttoatwo-hourwallconditionwill be required to apply two (2) layers of ⅝” type“x” gypsum board or other material to adequatelycompletethewallconstructiontoprovideatwo-hourrating.

• Stockroom Partitions.When Tenant chooses not toinstall a ceiling within Tenant’s stockroom, Tenantshall extend the partition separating the stockroomfromotherareasofthestore,totheundersideofthestructureaboveinordertoisolatethestockroomfromthe sales area attic space. Tenant to verify if this isallowed by code.

• Wall Finishes.Allinteriorwallsurfacesmustbefinishedin an appropriate manner and be in compliance with all applicable codes. All Tenant space interior wallfinishesaretomeetaClassIIIflamespreadratingorasrequiredbylocalcode.

• Metal or plastic laminate inserts are required forslatwall. No visible substrate at slats. Slatwall is not allowedwithinthefirst8’-0”ofstoreentrydoors.

• Recessed wall standards are permitted. No openshelving with visible brackets or surface mountedsystems are allowed.

FloorandWallBaseTenantsshallinstallafloorcoveringinTenant’ssalesareawhichconformtothefollowingcriteria:

• Hard surface floor and base required through theentire DCA, including any permitted pop out areas.Carpet,vinylorrubbermaterialsofanysortwillnotbepermittedwithintheDCA.

• Exposedconcretefloorsshallbesealed.

• Wood installations shall be hardwood with wearresistantsurface.

• Ceramic, quarry and stone tile installationsmust becommercialgradewithnon-slipsurface.

• Carpet must be commercial grade and must haveproperfireratingstomeetlocalcodes.Carpetingwillnotbepermittedwherecolor,qualityorweaveisnotsuitableforhightrafficareas.Note:CarpetmaynotbeusedatthestoreentrywithintheDCA.

• Sheet or modular vinyl may be used in support or stock roomsnotvisiblefromthesalesarea.

• Tenant shall provide a transition strip betweenopposingfloorfinishes.Thisincludes,butisnotlimitedtocarpetandwoodorcarpetandtile.

• Tenantshallprovidewoodbaseinsalesarea.

• Any floor materials other than those mentionedabovewillnotbeallowed.Samplesofallfinishesmustbe submitted for approval and included in Tenant’spreliminary submissions.

ToiletRoomRequirements• Toiletfacilitiesshallbedesignedincompliancewithall

applicableADA&BuildingDepartmentCodes.

• Providea3”floordrainandcleanout.

• Eachrestroommusthaveanexhaustsystem.

• Floor finishes in toilet rooms shall be ceramic tilewithacoved6”base.Tenantisrequiredtoprovideawaterproofmembranebeneaththefinishfloorsurfaceuptoaheightof4’-0”alongallwalls.

• Toilet roomwalls and ceiling shall be constructedofmetalstudswithwater-resistant⅝”type“x”gypsumboardappliedtotheinteriorsideofthetoiletroom.Ataminimum,interiorwallfinishesshallbealightcoloredenamelpaintwitha4’-0”highwainscotextending24”oneachsideof,and24”beyondthefrontportionofany water closet or urinal.

• The ceiling shall be a minimum of 8’-0” above thefinished floor level, be constructed of ⅝” type “x”water resistantgypsumandbefinishedwithenamelpaint.Theceilingshallcontainavent,whichshallbe

connected to the Landlord’s exhaust system or aspursuanttotheCenterrequirements.

• Watershut-offvalveateyelevel.

ExitingAll retailTenant spacesmustprovide twoexits fromthepremises if required by code and/or Landlord’s TenantCoordinator.All exitsmust be engineered in compliancewithallapplicableADA&BuildingDepartmentCodes.Exitdoorsmustberecessedsotheydonotswingoutpastthelease line.
